M. in the Council Chambers of Euless City Hall, with Mayor Pro Tem Dwayne Wilcox presiding. Members present were Councilmen Harold Copher, Harold Samuels, Bill Dunn, and Darrel Benson. (Absent was Mayor A. C. Krause.) Also present were City Manager C. J. Griggs, City Secretary Vada Ferris, and City Attorney James Cribbs. VISITORS Visitors in attendance are listed as follows: Messrs. Stan Wetsel, Ray Ozebek, Tom Laughlin, Jack Avinger, James C. Fleming, Jack Grigsby, George T. Jackson, Jr., and R. H. APPROVAL CF MINUTES Minutes of the Regular Meeting dated May 9, 1972 were approved as written. ORDINANCE NO. 425: SECOND & FINAL READING, REZONING 3.09 ACRE TRACT IN KITTY HOUSE SURVEY, A -678, FRCM "C -2" to "L -1" LIMITED INDUSTRIAL (LOCATED IN NORTHEAST CORNER CF I NTERNAT I ONAUREG ZONAL INDUSTRIAL COMPLEX PLAT ON S. H. 183), REQUEST CF J- P DEVELOPMENT COMPANY, ZONING CASE NO. 221. (PUBLIC HEARING HELD APRIL 25, 1972) Councilman Samuels moved to approve second and final reading of Ordinance No. 425. Councilman Dunn seconded the motion and the vote is as follows: Ayes: Councilmen Copher, Samuels, Dunn, Benson and Mayor Pro Tern Wilcox Nays: None Mayor Pro Tern Wilcox declared the motion carried. 223 224 1 (Page Two, Minutes of Regular Meeting, Euless City Council, May 23, 1972) PUBLIC HEARING: ZONING CASE NO. 223: REQUEST CF MESSRS. BOMAR LOVVZ4NCE AND ASSOCIATES, RICHARD S. MAURER AND CLIFFORD B. MARSHALL FOR CHANGING ZONING DISTRICT FRCM "R -1" SINGLE FAMILY TO "C -2" COMMUNITY BUSINESS, ON PROPERTY LOCATED SOUTH OF S. H. 1$3 AND EAST AND VEST CF DICKEY DRIVE Mayor Pro Tern Wilcox opened the Public Hearing on Zoning Case No. 223 and recognized Mr. James C. Fleming, repre- senting the Developers, who pointed out the property on a map and stated that zoning is requested for the purpose of constructing an Office -Park type development. Mr. Jack Avinger, representing American Diversified Properties, Inc. stated that plans are not definite at this time, however, unless an offer from a large firm, as Holiday Inn, is made, their plans are to build, own and operate the development. It was pointed out that the fencing planned meets the City's requirements. Mayor Pro Tem Wilcox inquired if there were opponents. There being none, he declared the Public Hearing closed and advised Messrs. Fleming and Avinger the Council w i I I give consideration to this case on June 13, 1972. PUBLIC HEARING: ZONING CASE N0. 224: REQUEST CE VANTAGE PROPERTIES, INC. FCR REZONING TRACT A, BLOCK 1 AND TRACT A, BLOCK 2, WILSHIRE V I LLAGE , FRCM " R -5" MU LT I -FAM I LY D\AELLI NG D I STIR I CT TO "PD" PLANNED DEVELOPMENT DISTRICT, FCR OFFICE BUILDING AND RETAIL SHOPS. (PROPERTY LOCATED AT THE SOUTHEAST CORNER CE SPUR 350 AND WILSHIRE DRIVE) Mayor Pro Tern Wilcox opened the Public Hearing of Zoning Case No. 224 and recognized Mr. Stan Wetsel, representing Henry S. Miller Co., Dallas, who advised that the owners of the property, Vantage Properties, Inc., have already negotiated leases on some of the space in the development planned for this property. Replying to a question, Mr. Wetsel stated that, at this time, a Planned Development District does not seem feasible. Mr. Wetsel stated this is a mall -type development and it is not uncommon to have a grocery area separate from other shops. Replying to a question, the City Attorney advised there are several means of abandoning a street; by Ordinance or replat. Mr. Wetsel stated the developers are anxious to start on this project and w i I I appreciate the Council's consider - at ion. REVIEW OF TERRY DAVIS SUBDIVISION Mayor Pro Tern Wilcox stated that the City Engineer has made recommendations as requested at the last Council meeting (May 9, 1972, Item 1 1) and the members of the Council have instructed the City Manager to discuss the matter with Mr. Terry Davis before making a decision. M STATUS OF WILSHIRE POOL CONSTRUCTION Councilman Samuels stated that recently he visited the pool site and the work is progressing nicely, but it seems impossible to complete the pool for the June 3 opening, as previously planned. VI. APPOINTMENTS TO BOARDS, COMMITTEES, AND COMM ISS IONS Mayor Pro Tern Wilcox stated that this item w i I I be considered at the next Council meeting, June 13, 1972.
