PLANNING & ZONING COMMISSION
CITY OF EULESS
August 2, 1966
CALL TO ORDER
The regular meeting of the Planning and Zoning
Commission of the City of Euless was called to order at 7:30 p. m. by
the Chairman, Len Weber, with the following members in attendance:
Messrs. Bert Heyl, Len Weber, and Don Hastings.
Also present for the meeting was Jack Bullard,
City Inspector.
VISITORS
Messrs. Alvis O. Butler, E. R. Smith, W. W. Cromer,
and Mrs. A. O. Butler were visitors in attendance for the meeting.
PRESENTATION OF MINUTES
The chairman suggested that since the minutes of
the previous meeting were short and each member had a copy they should
not be read aloud but each member should review them individually.
After reviewing the minutes, a motion was made by
Bert Heyl and seconded by Don Hastings that the minutes be approved as
written.
The vote was as follows:
Ayes: Hastings, Weber, Heyl.
Nays: None.
The chairman declared the motion carried.
OLD BUSINESS
Public Hearing: Zoning Case #153 - Jack Apwisch - Tract A
Block 1 Oakcrest Estates from "A" Re8idential to "C" Commercial.
In the absence of Mr. Apwisch the Board decided
to go on to the New Business part of the agenda in order to give Mr.
Apwisch sufficient time to appear.
NEW BUSINESS
Set Publice Hearing Date - Zoning Case #154 - J. O. Johnson
46.11 After a short review of the map showing the loca-
tion of the property for which Mr. Johnson is requesting a change in

zoning, Bert Heyl made a motion to set a Public Hearing Date for
Zoning Case #154 - J. O. Johnson on September 6, 1966.
Don Hastings seconded the motion and the vote was
as follows:
Ayes: Weber, Hastings, Heyl.
Nays: None.
Chairman, Len Weber, declared the motion carried.
REOPENING OF PUBLIC HEARING - - ZONING CASE #153
At this time Mr. Jack Apwisch came before the
Commission and stated that since the front 300 feet of Tract A Block
1 Oakcrest Estates is already Commercially zoned, he wishes to have
the remaining portion of this tract, which is 180 feet deep on the
East and 196 feet deep on the West, rezoned from "A" Residential to
"C" Commercial in order that the entire tract might be developed for
Commercial use.
Mr. Bullard asked Mr. Apwisch exactly what type
of Commercial development he had in mind.
Mr. ApwischA.informed the Commission that at the
present he did not know for sure what type of development it would be.
However, he had been considering either a shopping center or an indus-
trial area similar to Euless Industrial Park.
Then Mr. Bullard asked Mr. Apwisch what, ,if any,
his plans were for supplying and maintaining some type of stockade fence
or retaining wall on the south side of the property to offer protection
4 and privacy to the residences adjoining Tract A on that side.
Mr. Apwisch said he had not really considered the
situation but that he would be willing to provide some type of fence or
hedges to protect the privacy of the houses to the South.
The Chairman asked if any of the visitors present
had any comments or questions in connection with the public hearing.
Mr. W. W. Cromer of 405 Alexander which joins
Tract A on the South told the Commission that he did not feel that
a hedge would offer the residences on the South much protection from
trash and debris that would collect ina shopping center or industrial
area, and that he would want a stockade fence and would request that
it be kept up and not be allowed to become run-down.
The Chairman thanked Mr. Cromer and recognized
Mr . Alvis O. Butler of 500 Alexander who stated that his primary interest
was in finding out exactly where the property to be rezoned was located

and how the rezoning of this parcial of land would effect the value
and etc. of his property. He also agreeded with Mr. Cromer that a
hedge would not supply sufficient protection to the property on the
South of Tract A.
tor At this time Mrs. Butler stated she felt
that a shopping center would be an asset to the area, but she would
not be in favor of industries such as Murdocks or anything of that
nature.
As there were no further comments or questions
the Chairman called for a motion.
Bert Heyl made a motion that the commission
recommend approval of the request for rezoning from "A" Residential to
"C" Commercial on the south part of Tract A, Block 1 Oakcrest Estates
with the stipulation that the City Council require that a stockade
fence of at least 6 feet be erected and maintained along the line bet-
ween the subject property and the residences to the South.
The motion was seconded by Don Hastings and the
vote was as follows:
Ayes: Hastings,Weber, Heyl.
Nays: None.
The Chairman declared the motion carried.
ADJOURNMENT
The meeting was acjourned at 8:05 p. m. by
general consent of the members.
