HomeMy WebLinkAbout1972-06-06 Regular Meeting Planning and Zoning Commission *okay June 6, 1972 CALL TO ORDER The regular meeting of the Planning and Zoning Commission was called to order at 8:00 P.M. in the Council Chambers of Euless City Hall , with Vice Chairman Jack Cline presiding. Members present were Messrs. Harry Arth, Richard Leggett and Jack Cline. (Mr. Turner Gauntt arrived later in the evening. ) (Absent were Chair- man Leonard Weber, Messrs. Robert Johnson and Herman Wallace. ) Also present was City Inspector Jack M. Bullard. VISITORS Visitors in attendance were Mr. and Mrs. Bill Pasteur. 1 . APPROVAL OF MINUTES Mr. Leggett moved to approve minutes of the regular meeting dated May 2, 1972, as written. Mr. Arth seconded the motion, and the vote is as follows : Ayes : Messrs. Leggett, Arth and Cline Nays : None Vice Chairman Cline declared the motion carried. (Mr. Turner Gauntt arrived at this time. ) II . CONSIDERATION OF REQUEST OF MR. BILL PASTEUR FOR REVISION OF LOT 1 , BLOCK 7, TRAILWOOD ADDITION, SECOND FILING (PROPERTY LOCATED AT NORTHEAST CORNER OF CRIPPLE CREEK DRIVE AND TRAILWOOD DRIVE) Vice Chairman Cline recognized Mr. Bill Pasteur, who presented a plat of Lot 1 , Block 7, Trailwood Addition, stat- ing that he requests a revision of the building line along Cripple Creek Drive. Mr. Pasteur stated that the original plat indicates a thirty (30) foot building line at this point, and he requests a revision of Lot 1 , t.. Block 7 to Lot 1R, Block 7, with a fifteen (15) foot building line, as shown on the revised plat. He explained that a thirty (30) foot setback (Page Two, Minutes of Regular Meeting, Planning and Zoning Commission, June 6, 1972) �rw prohibits construction of a dwelling as large as the one proposed for this site. It was pointed out that the City's building regulations call for a fifteen (15) foot setback on side lot lines -- that the developer chose to plat the property with a thirty (30) foot setback, but this was not a requirement of the City. It was also pointed out that a fifteen (15) foot setback plus the nine and one- half (92) feet of parkway will place the proposed structure twenty-four and one-half (242) feet from the existing curb. In reply to a question from Mr. Arth, City Inspector Bullard stated that, according to building restrictions, the side yard requirement on a corner is fifteen (15) feet. Mr. Arth moved to recommend approval of the revision of Lot 1 , Block 7, Trailwood Addition to Lot 1R, Block 7, as presented. Mr. Leggett seconded the motion, and the vote is as follows : Ayes : Messrs . Arth, Leggett, Gauntt and Cline Nays : None Vice Chairman Cline declared the motion carried. III .
