HomeMy WebLinkAbout1974-08-20 Regular Meeting Planning and Zoning Commission August 20, 1974 CALL TO ORDER The regular meeting of the Planning and Zoning Commission was called to order at 8: 10 p.m. in the Council Chambers of Euless City Hall by Chairman Bob Pippin. Other members present were Messrs. Carl Tyson, Carl Maas and Robert Johnson. (Absent was Mr. Don Perkins.) Also present were City Inspector Jack Bullard and Recording Secretary Becky Null . VISITORS Visitors in attendance are as follows: Mrs. Willie Mae McCormick, Mr. Ray Ozebek and Mr. and Mrs. James Fuller. INVOCATION The invocation was presented by Mr. Bob Pippin. APPROVAL OF MINUTES Mr. Tyson moved to approve the minutes of the regular meeting dated July 16, 1974, as written. Mr. Johnson seconded the motion and the vote is as follows: Ayes: Messrs. Pippin, Tyson, Johnson and Maas Nays: None Chairman Pippin declared the motion carried. CONSIDER PLAT APPROVAL - LOTS 1-16, BLOCK 10, ALEXANDER-CULLUM SUBDIVISION (PROPERTY LOCATED SOUTHWEST CORNER CULLUM DRIVE AND EAST HUITT LANE.) As there was no representation for this plat approval , Mr. Tyson made a motion to hear this plat approval on October 1 , 1974, providing that a representative is present and that a sewer tap and 2 year sewage bill for 304 East Huitt Lane is paid for a total of $198.00. (Page Two, Regular Meeting, Planning and Zoning Commission, August 20, 1974) Mr. Johnson seconded the motion and the vote is as follows: Ayes: Messrs. Pippin, Tyson, Johnson and Maas Nays: None Chairman Pippin declared the motion carried. II . CONSIDER PRELIMINARY PLAT APPROVAL - REPLAT OF BLOCK 2, OAK FOREST ADDITION (PROPERTY LOCATED ON THE NORTHWEST CORNER OF HARWOOD ROAD AND NORTH MAIN STREET.) As there was no representation for this preliminary plat approval , Mr. Johnson made the motion to approve this plat subject to the Engineer's letter of August 15, 1974, which reads as follows: 2-842, CITY OF EULESS. REPLAT OF BLOCK 2 IN OAK FOREST ADDITION 1 . We note that Arco Pipeline Company maintains an easement 40 feet in width across the subject property that runs generally North and South. We recommend you contact Arco and obtain what their requirements are as to what safe distance should be maintained between the edge of their easement and habitable structures. This distance should be noted on the plat and the Owners should be made aware of Arco' s requirements. 2. When the subject property is fully developed, the co- efficient of runoff will be significantly increased; thus, if any drainage problems exist South on Harris Drive or South of Harwood on North Main they could be further aggravated. We are not aware of any such problems, but this does not say there are not some. Mr. Tyson seconded the motion and the vote is as follows: Ayes: Messrs. Pippin, Tyson, Johnson and Maas Nays: None Chairman Pippin declared the motion carried. III . APPROVAL OF MASTER LAND USE MAP Mr. Maas made the motion to approve the Master Land Use Map with the exception that existing zoning be added that now exists in the Huntington Addition. (Page Three, Regular Meeting, Planning and Zoning Commission, August 20, 1974) Mr. Tyson seconded the motion and the vote is as follows: Ayes: Messrs. Pippin, Tyson, Johnson and Maas Nays: None Chairman Pippin declared the motion carried. IV. SETTING DATE FOR PUBLIC HEARING Chairman Pippin set a Public Hearing on September 3, 1974, for Zoning Case No. 243 - Lot 11 & 1J1 , J. P. Halford Survey, request of Mr. Troy Fuller. V.
