WHEREAS, the Planning and Zo Com on has ducted a public hearing on January 3, 2023, in conju tion onin a 2-02-PD, and has rendered a recommendation to the ounc res this case; and WHEREAS, the City Council has 2023, considered the reco has determined that the rop c of the City of Euless NOW, CITY OF EU c hearing on January 24, Zoning Commission, and rest of the general welfare CITY COUNCIL OF THE ;s, Texas, being a part of ter 84 of the a of �dinances, be amended to read so that the zoning district c cation of ap imately 9.502 acres in the Elijah Rogers Survey, Abstract No. 129 ct 1 B to d on the northeast corner of South Industrial Boulevard and South ne West, is changed from Community Business (C-2) District into Planned ent (PD) District, as described herein and on the attached "Exhibit A" — Legal cription. Said property described above shall be subject to all the safeguards and conditions set forth within the attached "Exhibit B" — Development Standards and "Exhibit C" — Site Plan Package or stipulated herein. Said Exhibit A, Exhibit B, and Exhibit C shall be applicable only to the property described in herein. In the event of any conflict or inconsistency between these PD Standards and the applicable City regulations, the terms and provisions of these PD Standards shall control. In the event a development standard or regulation is not addressed herein, the standards of Chapter 84, "Unified Development Code" and other City regulations apply. Local building codes, life safety codes, and all applicable Federal, State and Local regulations take precedence where any standard requires or recommends actions that are in conflict with such codes and regulations. SECTION 2. SEVERABILITY CLAUSE.
