RESOLUTION NO. 227
A RESOLUTION MAKING RECOMMENDATIONS AND REPORT
TO THE CITY COUNCIL CONCERNING CERTAIN PROPOSED
CHANGES IN ORDINANCE NO. 347, (ZONING ORDINANCE)
OF THE CITY OF EULESS, TEXAS
BE IT RESOLVED BY THE CITY PLANNING AND ZONING COMMISSION OF EULESS,
TEXAS :
1.
THAT after public hearing, careful study and consideration of the
proposed amendments, supplements, changes, modifications, or repeals
(hereinafter called "changes") to Ordinance No. 347, (Zoning Ordinance)
of the City of Euless, Texas, as specified in Exhibit "A9 attached and
made a part of this resolution, the City Planning and Zoning Commission
is of the opinion and recommends that such changes be denied
by the City Council.
2.
THAT a signed copy of this resolution shall be delivered to the City
Council, and shall constitute the report and recommendation of the City
Planning and Zoning Commission.

EXHI BIT "A"
THAT the zoning classification of the following described property,
now zoned "R-l" Single Family Dwelling District
be changed to Tracts 1, 2, & 5 to "C-2" Community Business District;
Tract No. 3 to "R-3" Multi -family Dwelling District and Tract No. 4
to "R-2" Two Family Dwelling District.
Tract No. 1 -
BEING a portion of the A. J. Huitt Survey, Abstract No. 709 and
situated about 16 miles northeasterly from the Courthouse of Tarrant
County, Texas, part of said tract being a portion of the land
conveyed to H. K. Huie, Jr. by deed dated July 20, 1970 and recorded
in Volume 4907, Page 666 of the Deed Records of Tarrant County,
Texas, and more particularly described as follows:
BEGINNING at a point for corner, said point being at the intersection
of the south right-of-way line of State Highway 183 and the east
right-of-way line of Huntington Drive;
THENCE South 0049' West 51.8 feet along the east line of Huntington
Drive to the beginning of a curve to the right having a central angle
of 28013' and a radius of 487.66 feet;
THENCE along the east line of Huntington Drive and said curve for
a distance of 240.2 feet to the end of said curve;
THENCE South 29002' West 51.2 feet along the east line of Huntington
Drive to the beginning of a curve to the left having a central angle
of 22031' and a radius of 321.48 feet;
THENCE along the east line of Huntington Drive and said curve for a
distance of 126.3 feet to the end of said curve;
THENCE South 6031' West 37.53 feet along the east line of Huntington
Drive to a point for corner;
THENCE South 88054' West 195.03 feet across Huntington Drive and
along the north right-of-way line of Alexander Lane to a point for
corner;
THENCE North 1006' West 496.9 feet to a point in the south right-of-
way line of State Highway 183 for corner;
THENCE South 89010' East 336.9 feet along the south line of State
Highway 183 and across Huntington Drive to the PLACE OF BEGINNING
and containing approximately 3.08 acres of land.
Tract No. 2
BEING a portion of the A. J. Huitt Survey, Abstract No. 709 and
situated about 16 miles northeasterly from the Courthouse of Tarrant
County, Texas, part of said tract being a portion of the land
conveyed to H. K. Huie, Jr. by deed dated July 20, 1970 and recorded
in Volume 4907, Page 666 of the Deed Records of Tarrant County,
Texas and more particularly described as follows:
COMMENCING at a point, said point being at the intersection of the
south right-of-way line of State Highway 183 and the east right-of-
way of Huntington Drive; THENCE South 0049' West 51.8 feet along the
east line of Huntington Drive to the beginning of a curve to the right
having a central angle of 28013' and a radius of 487.66 feet; THENCE
along the east line of Huntington Drive and said curve for a distance
of 240.2 feet to the end of said curve; THENCE South 29002' West 8.0
feet along the east line of Huntington Drive to its intersection
with the middle of a natural surface drain flowing southeasterly for
a PLACE OF BEGINNING;
THENCE in a generally southeasterly direction, down the middle of said
natural surface drain with its meanders and along the common Euless
and Fort Worth City limit lines 1,350 feet, more or less, to a point
for corner, at its intersection with the northerly line of a 50 feet
wide drainage and utility easement adjacent to Lots 10, 11, and 12
in Block 9 of Huntington Place Addition; said point being located
in the middle of the 50' easement;
THENCE South 65024' West 25.0 feet to a point for corner;
THENCE North 2105114911 West, 809.0 feet to a point for corner;
THENCE in a northwesterly direction along a curve to the left having
a central angle of 9204411111 and a radius of 173.62 feet for a
distance of 281.02 feet to a point for corner;
THENCE South 65024' West along the south line of Alexander Lane and
the north line of Lot 3, Block 4, Huntington Place for a distance of
34.33 feet to the beginning of a curve to the right having a central
angle of 23030' and a radius of 233.65 feet;
THENCE along the said south right-of-way line of Alexander Lane and
the north line of said Lot 3, and said curve for a distance of 95.8
feet to a point in the east right-of-way line of Huntington Drive
for corner, said point also being the northwest corner of Lot 3;
THENCE North 1006' West across Alexander Lane 50.0 feet to the inter-
section of the east right-of-way line of Huntington Drive and the
north right-of-way line of Alexander Lane;
THENCE North 6031' East along the east right-of-way line of Huntington
Drive 172.3 feet to the beginning of a curve to the right having a
central angle of 22031' and a radius of 321.48 feet;
THENCE along the east right-of-way line of Huntington Drive, and said
curve for a distance of 126.3 feet to the end of said curve;
THENCE North 29002' East along the east right-of-way line of Huntington
Drive 43.2 feet to the PLACE OF BEGINNING and containing approximately
2.1 acres of land.

BEGINNING at a point in the south line of Alexander Lane, said point
also being the northeast corner of Lot 3, Block 4, HUNTINGTON PLACE,
plat of which is recorded in Volume 388-34, Page 71, of the Deed
Records of Tarrant County, Texas;
THENCE North 65024' East 5.13 feet to a point for corner, said point
being at the beginning of a curve to the right having a central
angle of 92°44111" and a radius of 173.62 feet;
THENCE along said curve in a southeasterly direction for 281.02 feet
to a point for corner;
THENCE South 21051'49" East 809.00 feet to a point for corner, said
point also being the north corner of Lot 10, Block 9, HUNTINGTON
PLACE;
THENCE South 65024' West 305.0 feet to an angle point in the back
line of Lot 7, Block 9, HUNTINGTON PLACE;
THENCE South 72016' West with the back line of Lot 4 through 7,
Block 9, HUNTINGTON PLACE, 206.1 feet to a point in the back line
of Lot 2, Block 9, HUNTINGTON PLACE;

BEGINNING at a point in the north line of Koen Drive, said point
also being the southeast corner of Lot 7, Block 13, HUNTINGTON PLACE,
plat of which is recorded in Volume 388-34, page 71, of the Deed
Records of Tarrant County, Texas;
THENCE North 21030' West 126.0 feet to the northeast corner of. Lot 7,
Block 13, HUNTINGTON PLACE;
THENCE North 65024' East with the back lot line of Lots 20 through
24, Block 13, HUNTINGTON PLACE, 310.6 feet to the southeast corner
of said Lot 20, Block 13, said point being the southwest corner of
a previously dedicated drainage and utility right-of-way;
THENCE South 0017' West 278.44 feet to a point for corner, said point
being at the beginning of a curve to the right having a central angle
of 65°07' and a radius of 81.85 feet;
THENCE along said curve to the right in a southwesterly direction for
92.98 feet to a point for corner;
THENCE South 65024' West 126.42 feet to a point for corner;

THENCE North 21030' West along the east line of said Lot 7, 126.0
feet to a point for corner;
THENCE North 65024' East along the south lines of Lots 20, 21, 22,
23, and 24 in Block 13 of Huntington Place Addition, 310.6 feet to
the PLACE OF BEGINNING;
THENCE South 89043' East 25.0 feet to a point in the middle of a 50
feet wide drainage and utility easement adjacent to Lots 18, 19, and
20 in said Block 13, said point also being in the common Euless and
Fort Worth city limit lines and in the middle of a natural surface
drain running in a southeasterly direction;
THENCE in a generally southeasterly direction, down the middle of
the natural surface drain, with its meanders, and along the common
Euless and Fort Worth city limit lines, 718 feet, more or less, to
its confluence with a natural surface drain running generally north-
westerly;
THENCE South 89055' West along said common Euless and Fort Worth city
limit lines, 349.0 feet to a point for corner;
THENCE North 21030' West 121.28 feet to a point for corner;
THENCE North 65024' East 126.42 feet to a point for corner, said
point being at the beginning of a curve to the left having a central
angle of 65007' and a radius of 81.85 feet;
THENCE along said curve to the left in a northeasterly direction for
a distance of 92.98 feet to a point for corner;
THENCE North 0017' East 278.44 feet to the PLACE OF BEGINNING and
containing approximately 2.3 acres of land.
