RESOLUTION NO. 324
A RESOLUTION MAKING RECOMMENDATIONS AND REPORT
TO THE CITY COUNCIL CONCERNING CERTAIN PROPOSED
CHANGES IN ORDINANCE NO. 347, (ZONING ORDINANCE)
OF THE CITY OF EULESS, TEXAS
BE IT RESOLVED BY THE PLANNING AND ZONING COMMISSION OF
EULESS, TEXAS:
THAT after public hearing, careful study and consideration of
the proposed amendments, supplements, changes, modifications, or
repeals (hereinafter called "changes") to Ordinance No. 347,
(Zoning Ordinance) of the City of Euless, Texas, as specified in
Exhibit "A" attached and made a part of this resolution, the
Planning and Zoning Commission is of the opinion and recommends
that such changes be approved by the City Council.
II.
THAT a signed copy of this resolution shall be delivered to
the City Council, and shall constitute the report and recommendation
of the Planning and Zoning Commission.

EXHIBIT "A"
THAT the zoning classification of the following described
property, now zoned (Tract A) - R4 . (Tract B) - C2
be changed to (Tract A) - C2

Being a 0.3871 acre tract of land in the George Linney Survey, Abstract No. 939, situated
in the City of Euless, Tarrant County, Texas and being a 'portion of Block 1 of Lakewood
Addition - Second Installment, an Addition to the City of Euless, Tarrant County, Texas
according to the Plat recorded in Volume 388-142 Page 12,of the Plat Records of Tarrant
County, Texas and being more particularly described as follows:
COMMENCING a-t the intersection of the East R.O.W. line of F.M. Highway No. 157 (1002 ROW)
and the South R.O.W. line of Lakeshore Drive (602 ROW); THENCE N 89°41'28" W, 179.91 feet
to the Point of Curvature of a circular• curve, concave to the Northwest, having a radius
of 329.71 feet and a central angle of 14"08'49"; THENCE along said curve in a Northeasterly
direction 81.41 feet to the POINT OF BEGINNING of herein described tract of land;
THENCE continuing along said curve in a Northeasterly direction, having a°local tangent
bearing of N 76°09'43" E, a radius of 329.71 feet, and a central angle of 44°58'43", a
distance of 258.83 feet to the Point of Tangency;
THENCE N 31"ll'00" E, 24.79 feet;
THENCE S 40048'54" E, 36.67 feet;
THENCE S 00012'40" W, 144.17 feet;
THENCE N 89041'28" W, 239.49 feet to the POINT OF BEGINNING and containing 16,861 square
feet or 0.3871 acres of land.

Being a 0.1554 acre tract of land in the George Linney Survey, Abstract No. 939, Munted
in the City of Euless, Tarrant County, Texas and1being a portion of Tract B-R of Lakewood
Addition, an Addition to the City of Euless, Tarrant County, Texas according to the Plat
recorded in Volume 388-142 Page 12 of the Plat Records of Tarrant County, Texas and being
more particularly described as follows:
BEGINNING at the intersection of the Southerly R.O.W. line of Ash Lane (60° ROW) and the
Westerly R.O.W. line of Lakeshore Drive (602 ROW);
THENCE S 48020'00" W along said Westerly R.O.W. of Lakeshore Drive 10.50 feet to tho Paint
of Curvature of a circular curve, concave to the Southeast, having a radius of 674.08 feet
and a central angle of 09036'26";
THENCE along said curve in a Southwesterly direction 113.03 feet;

THENCE N 00"12'40" E, 159.53 feet to the Southerly R.O.M. line of said Ash Lane for the
Point of Curvature of a circular curve, concave to the Southwest, having a radius of
570.00 feet, a central angle of 11°07'53", and a local tangent bearing of S 55°48'38" E;
THENCE along said curve 110.74 feet to the POINT OF BEGINNING and containing 6,771 square
feet or 0.1554 acres of land.
