AN ORDINANCE AMENDING THE CODE OF ORDINANCES OF THE
CITY OF EULESS, CHAPTER 84, UNIFIED DEVELOPMENT CODE,
AMENDING THE CITY OF EULESS ZONING DISTRICT MAP ON
APPROXIMATELY 8.464 ACRES IN THE SOTOGRANDE ADDITION,
TRACTS 14R, 22AR1, AND 22R1131 LOCATED ON THE
SOUTHEAST CORNER OF WEST PIPELINE ROAD AND EL
CAMINO REAL, CHANGING THE ZONING FROM PLANNED
DEVELOPMENT (PD 2366) DISTRICT TO PLANNED
DEVELOPMENT (PD) DISTRICT AS DESCRIBED HEREIN ON
THE EXHIBITS; PROVIDING FOR A SEVERABILIT L ,
PENALTY FOR VIOLATION; PROVIDING A SAVIN AU ,
PROVIDING FOR PUBLICATION IN THE OFFICIAL N PER;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, Ordinance No. 2356, an ordinan o ty of Euless, Texas,
established a planned development zoning dis a of Euless entitled
Westdale Apartments and was approved by th y of the City of Euless on
August 21, 2023;
WHEREAS, the Planning and mission has conducted a public
hearing on July 16, 2024 in conjuncti with n d Development Case No. 24-03-

. THAT:
SECTION 1.
The official zoning district map of the City of Euless, Texas, being a part of
Chapter 84 of the Code of Ordinances, be amended to read so that the zoning district
classification of approximately 8.454 acres in the Sotogrande Addition, Tracts 14R,
22AR1, and 22R1131 located on the southeast corner of West Pipeline Road and El
Camino Real is changed from Planned Development (PD) District into Planned
Development (PD) District, as described herein and on the attached exhibits.
SECTION 2.
SEVERABILITY CLAUSE. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses, and
phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by the valid
judgment or decree of any court of competent jurisdiction, such unconstitutionality
shall not affect any of the remaining phrases, clauses, sentences, paragraphs, or
sections of this ordinance, since the same would have been enacted by the City
Council without the incorporation in this ordinance of any suc onstitutional
phrase.

EFFECTIVE DATE. This ordinance shall be in full force and effect from and
after its passage, as provided by the Euless City Charter and the laws of the State of
Texas.

EXHIBITS
DEVELOPMENT REGULATIONS
The subject property (the "Property") shall be zoned "PD" — Planned Development District. Use
and development of the Property shall conform to the regulations contained herein. All
provisions contained in the City's Zoning Ordinance relating to development within the Property
which are not in conflict with the provisions contained herein shall continue to apply to the
development of the Property.
District regulations shall be per the R-5 Multiple Family High Density Dwelling District
regulations with the following modifications:
1. Maximum units per structure — 28 units.
2. Minimum front yard setback — 25 feet
3. Minimum side yard setback on corner lot — 25 feet
4. Minimum interior side yard setback — 0 feet
5. Minimum rear yard setback interior — 0 feet
6. Maximum building height — 50 feet
7. Parking requirements:
7.1. Garages — 25% of total required parking.
7.2. No covered parking required outside of the gai
7.3. Garages shall be minimum 10'-6" wide
