AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS ZONING DISTRICT MAP
ON CERTAIN PROPERTY OUT OF THE EULESS INDUSTRIAL PARR ;
PROVIDING FOR A CHANGE OF ZONING FROM LIGHT INDUSTRIAL
DISTRICT (I -1) TO LIGHT INDUSTRIAL DISTRICT WITH SPECIFIC
USE PERMIT (I -1 W /SP) ALLOWING CAR SALES; PROVIDING FOR A
SEVERABILITY CLAUSE; PENALTY FOR VIOLATION, AND AN EFFECTIVE
DATE.
WHEREAS, the Planning and Zoning Commission has conducted a public hearing on
August 15, 1989, in conjunction with Zoning Case No. 89 -07, and has rendered a
recommendation to the City Council with respect to same; and
WHEREAS, the City Council has conducted a public hearing on August 15, 1989,
considered the recommendation of the Planning and Zoning Commission, and has
determined that the proposed change is in the. best interest of the general
welfare of the City of Euless.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TARRANT COUNTY, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless, Texas, being a part
of Ordinance No. 347, be amended to read so that the zoning district classi-
fication of that 0.3711 acres of land generally located at 1606 West Euless
Boulevard, more particularly described in Exhibit "A" included herein, now zoned
Light Industrial District (I -1) is hereby changed to Light Industrial District
with a Specific Use Permit (I -1 W /SP) allowing car sales, in accordance with the
site plan described herein as Exhibit . "B" bearing the City of Euless date stamp
of August 1, 1989, (attached hereto and made a part hereof).
Said property described in Exhibit "A ", pursuant to Section 7 -1000 of the Euless
Zoning Ordinance, shall be subject to all the safeguards and conditions set
forth on said site plan described herein as Exhibit "B ". Said site plan shall
be applicable only to the property herein described.
SECTION 2
SEVERABILITY CLAUSE. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable; and if any phrase, clause, sen-
tence, paragraph, or section of this ordinance shall be declared unconsti-
tutional by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase, clause, sentence, paragraph, or section.

SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the City of Euless Charter
hereby made, shall be deemed guilty of a misdemeanor and, upon conviction
thereof, shall be liable to a fine in an amount not to exceed One- thousand
Dollars ($1,000), and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347, and subsequent
amendments to the Euless City Charter and Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after
its passage, as provided by the Euless City Charter and the laws of the State of
Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 12th day of September, 1989, by a vote of 5 ayes, 0 nays,
and 0 abstentions. -
GIVEN SECOND READING, PASSED, AND APPROVED at a regular meeting of the Euless
City Council on the 26th day of September, 1989, by a vote of 5 ayes, 0
nays, and 0 abstentions.

BEING a portion of Tract A, Block 2, EULESS INDUSTRIAL PARK, an addition to the City of Euless,
Tarrant County, Texas, according to plat recorded in Volume 388 -26, Page 23, Plat Records, Tarrant
County, Texas, and being.a part of that certain tract conveyed to Ronald E. Becker Er ux by deed
recorded in Volume 8799, Page 1863, Deed Records, Tarrant County, Texas, described by,metes and
bounds as follows; '
BEGINNING at a 1/2 inch iron pin found at the intersection of the East line of Stanley Drive with
the South line of State Highway No. 183 (West Euless Blvd), being the Northwest corner of Tract
A and the Northwest corner of said Becker tract;
THENCE North 67 degrees -23 minutes -00 seconds East, with the South line of said Highway 100.91 feet
to a 5/8 inch iron pin, a 1/2 inch iron pin found at the Northeast corner of Tract A bears North
67 degrees -23 minutes -00 seconds East, 67.29 feet;
THENCE South 17 degrees -18 minutes -27 seconds East, 39.99 feet to a 5/8 inch iron pin;
THENCE South 00 degrees -15 minutes -31 seconds West, 135.48 feet to a 5/8 inch iron pin 0.2 feet
North of a fence, in the South line of said Becker tract;
THENCE West 104.43 feet to a 3/8 inch iron pin found beneath asphalt "bent ", replaced with a 5/8
inch iron pin , being the Southwest corner of said Becker tract, in the East line of Stanley Drive;
THENCE North with Stanley Drive and the West line of Tract A, 134.85 feet to the POINT OF BEGINNING
and containing 0.3711 acre of land or 16,166.0 square feet of land.
Surveyed on the ground July, 1989. The corners were marked as shown on survey and there are no en-
croachments or protrusions except as shown.
