AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING DISTRICT MAP ON
CERTAIN PROPERTY OUT OF THE PLAZA GRANDE
ADDITION; PROVIDING FOR A CHANGE OF
ZONING FROM C -2 (COMMUNITY BUSINESS
DISTRICT) TO PD (PLANNED DEVELOPMENT FOR
COMMERCIAL /INDUSTRIAL PRINTING AND C -2
USES); PROVIDING FOR A SEVERABILITY
CLAUSE, PENALTY FOR VIOLATION AND AN
EFFECTIVE DATE.
WHEREAS, the Planning & Zoning Commission has conducted a public
hearing on September 25, 1989, in conjunction with Zoning Case
No. 89 -08, and has rendered a recommendation to the City Council
with respect to same;
WHEREAS, City Council has conducted a public hearing on September
26, 1989, considered the recommendation of the Planning & Zoning
Commission, and has determined that the proposed change is in the
best interest of the general welfare of the City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read so
that the zoning district classification of that 8.8 acres of land
generally located at 3228 W. Euless Blvd., more specifically
described as Tract B, Plaza Grande Addition, as filed in Tarrant
County Plat Records, Volume 388 -76, Page 20, be changed from C -2
(Community Business District), to Planned Development for
Commercial/ Industrial Printing and C -2 Uses, in accordance with
the site plan labeled as Exhibit A, bearing the Euless date stamp
of September 18, 1989, (attached herewith and made a part
hereof).
Said property, pursuant to Section 7 -1100 of the Euless Zoning
Ordinance, shall be subject to all the safeguards and conditions
set forth on said site plan described herein as Exhibit A. Said
site plan shall be applicable only to the property herein
described.
SECTION 2
SEVERABILTTY CLAUSE. It is hereby declared to be the intention
of the City Council of the City of Euless that the sections,
paragraphs, sentences, clauses, and phrases of this ordinance are
severable and if any 'phrase, clause, sentence, paragraph, or
section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of'any court of competent juris-
diction, such unconstitutionality _shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, or sections of
this ordinance, since the .same would have been enacted by the
City Council without the incorporation in this ordinance of any
such unconstitutional phrase.
SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation vio-
lating the terms and provisions of this ordinance, or the amend-
ments to the City of Euless Charter hereby made, shall be deemed
guilty of a misdemeanor and, upon conviction thereof, shall be
liable to a fine in an amount not to exceed One Thousand Dollars
($1,000), and each,day such violation shall.-be permitted.to exist
shall constitute a separate offense, as provided by Ordinance No.
347, and subsequent amendments to the Euless City Charter and the
Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect
from and after its passage, as provided by the Euless City
Charter and the laws of the State-,of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 26th dayrof September, 1989, by a vote
of 4 ayes, 0 nays, and I abstentions.

The following described tract or parcel of land being Tract B,
PLAZA GRANDE, to the City of Hurst and to the City of Euless,
Tarrant County, Texas according to plat recorded on Page 20
of Volume 388-76 in the Tarrant County Deed Records and being
more particularly described as follows:
BEGINNING at the Northeast corner of Tract D, said PLAZA GRANDE
and being S 89' 45' 44" E a distance of 206,73 feet from the
Southeast corner of Tract 8, SOTOGRANDE, to the City of Hurst and to
the City of Euless, Tarrant County, Texas according to plat
recorded on Page 50 of Volume 388-45 in the Tarrant County Deed
Records and also being in the South line of Tract 3, EULESS
SQUARE, to the City of Euless, Tarrant County, Texas according
to plat recorded on Page 53 of Volume 388-64 in the Tarrant
County Deed Records;
THENCE S 890 45' 44" € along a South line of said Tract 3,
EULESS SQUARE a distance of 145.0 feet to an iron rod;
THENCE North a distance of 160.64 feet to an iron rod in the
South fine of said EULESS SQUARE;
THENCE S 89"' 25' 15" E along a South line of said Tract 3
a distance of 620.0 feet to an iron rod at a Northwest corner of
