AN ORDINANCE VACATING AND ABANDONING A PORTION OF THE
PUBLIC STREETS SITUATED IN BELL RANCH TERRACE ADDITION
TO THE CITY OF EULESS, AND DECLARING AN EFFECTIVE DATE
WHEREAS, the City Council of the City of Euless, after careful study
and consideration, has determined that the portion of the public
street, hereinafter specifically described, is not being used by,
nor useful, nor convenient to the public in general; therefore, it
constitutes a public charge without a corresponding public benefit,
and the public would be better served and benefited by its vacation
and abandonment;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
The portion of the public streets situation in Bell Ranch Terrace
Addition to the City of Euless, particularly described in Exhibit
No. 1, attached hereto and made a part hereof for all intents and
purposes, is hereby vacated and abandoned as a public street.
SECTION 2
This ordinance shall become effective immediately upon its passage
as provided by law.
PRESENTED AND PASSED ON FIRST AND FINAL READING at a Regular Meeting
of the Euless City Council on the 14th day of December, 1993, by a
vote of o ayes, o nays, and o abstentions.

PUBLIC STREET RIGHT -OF -WAY VACATION
DESCRIPTION FOR PORTIONS OF
CROWE DRIVE, NITA LANE AND TOPLEA STREET
BEING 92,374 square feet (2.121 Acres) of Public Street Right -of -Way situated in the
Terrell Jasper Survey, Abstract No. 861, in the City of Euless, Tarrant County, Texas; said
92,374 square feet being portions of Crowe Drive (60 foot wide right -of -way), Nita Drive
(60 foot wide right -of -way) and Toplea Street (60 foot wide right -of -way) as platted in
BELL RANCH TERRACE, an addition to the City of Euless, Tarrant County, Texas,
according to the plat recorded in Volume 388 -S, Page 52, Plat Records, Tarrant County,
Texas, said 92,374 square feet of Public Street Right -of -Way being further described by
metes and bounds as follows:
BEGINNING at the northeast corner of Lot 14, Block 11, of said Bell Ranch Terrace
Addition, said point also being the southwest corner of the intersection of the Signet
Street (60 foot wide) right -of -way and the Nita Lane (60 foot wide) right -of -way, said point
being the POINT OF BEGINNING; and being the beginning of a curve to the left whose
radius point bears North 89 degrees 15 minutes 11 seconds East at 350.00 feet, and a
long chord which bears South 06 degrees 31 minutes 24 seconds East, 70.45 feet;
THENCE in a southerly direction along said curve through a central angle of 11 degrees
33 minutes 11 seconds an arc length of 70.57 feet;
THENCE South 89 degrees 39 minutes 06 seconds East, a distance of 51.46 feet to a
point in the east right -cf -way line of said Nita Lane, said point being the southwest corner
of Lot 1, Block 12, Bell Ranch Terrace Addition;
THENCE South 00 degrees 44 minutes 49 seconds East, along the east right -of -way line
of said Nita Lane a distance of 419.86 feet to the southwest corner of Lot 7, Block 12,
Bell Ranch Terrace Addition, said point being in the north right -of -way line of Toplea
Street (60 foot wide);
THENCE South 89 degrees 32 minutes 13 seconds East along the south line of said Lot
7, Block 12 and with the north right -of -way line of said Toplea Street, a distance of
143.09 feet, to the southeast corner of said Lot 7, Block 12;
THENCE departing from said north right -of -way line South 03 degrees 38 minutes 32
seconds East a distance of 60.16 feet to the northeast corner of Lot 7, Block 15, Bell
Ranch Terrace Addition and being in the south right -of -way line of said Toplea Street;

THENCE North 89 degrees 32 minutes 12 seconds West along the south right -of -way line
of said Toplea Street a distance of 492.36 feet to the northwest corner of Lot 1, Block 15,
Bell Ranch Terrace Addition and being in the east right -of -way line of Crowe Drive (60
foot wide);
THENCE South 00 degrees 42 minutes 43 seconds East along the east right -of -way line
of said Crowe Drive and the west lot line of said Lot 1, Block 15, a distance of 142.74
feet, to the southwest corner of said Lot 1, Block 15 and the common line between Bell
Ranch Terrace Addition and the tract of land deeded to Schoen Bruenn Properties as
recorded in Volume 9123, Page 1925, Deed Records, Tarrant County, Texas;
THENCE North 89 degrees 30 minutes 00 seconds West along the southern limits of the
Crowe Drive right -of -way as platted in Bell Ranch Terrace Addition a distance of 60.01
feet, to the southeast corner of Lot 2, Block 16, Bell Ranch Terrace Addition, said point
being in the west right -of -way line of said Crowe Drive;
THENCE North 00 degrees 42 minutes 43 seconds West along the west right -of -way line
of said Crowe Drive and the east lot line of said Lot 2, Block 16 a distance of 142.70 feet
to the northeast corner of said Lot 2, Block 16 and being in the south right -of -way line
of said Toplea Street;
THENCE North 89 degrees 32 minutes 12 seconds West along the south right -of -way line
of said Toplea Street a distance of 142.95 feet to the northwest corner of Lot 1, Blockl6
Bell Ranch Terrace Addition;
THENCE North 00 degrees 50 minutes 43 seconds West, departing from the said south
right -of -way line of Toplea Street, a distance of 60.02 feet to the southwest corner of Lot
7, Block 10, Bell Ranch Terrace and being in the north right -of -way line of said Toplea
Street;
THENCE South 89 degrees 32 minutes 12 seconds East along the north right -of -way line
of said Toplea Street and the south lot line of said Lot 7, Block 10 a distance of 143.09
feet to the southeast corner of said Lot 7, Block 10 and being in the west right -of -way
line of Crowe Drive;
THENCE North 00 degrees 42 minutes 43 seconds West along the west right -of -way line
of said Crowe Drive a distance of 278.73 feet to the northeast corner of Lot 4, Block 10,
Bell Ranch Terrace Addition;
THENCE South 89 degrees 36 minutes 37 seconds East departing from the said west
right -of -way line of Crowe Drive, a distance of 60.01 feet to the northwest corner of Lot
4, Block 11, Bell Ranch Terrace Addition, and being in the east right -of -way line of said
Crowe Drive;

THENCE South 00 degrees 42 minutes 43 seconds East along the east right -of -way line
of said Crowe Drive a distance of 278.82 feet to the southwest corner of Lot 7, Block 11,
Bell Ranch Terrace Addition, said corner being along the north right -of -way line of Toplea
Street;
THENCE South 89 degrees 32 minutes 12 seconds East along the north right -of -way line
of said Toplea Street, a distance of 286.17 feet to the southeast corner of Lot 8, Block
11, Bell Ranch Terrace Addition, said corner being along the west right -of -way line of Nita
Lane;
THENCE North 00 degrees 44 minutes 49 seconds West along the west right -of -way line
of said Nita Lane, a distance of 487.67 feet to the northeast corner of Lot 14, Block 11,
Bell Ranch Terrace Addition, said corner also being the POINT OF BEGINNING, and
containing 92,374 feet (2.121 Acres) of Public Street Right -of -Way to be vacated and
abandoned.
NOTE: This right -of -way vacation and abandonment is coupled with a 10 foot utility
easement vacation request along the back lot lines of Lots 1 -14, Block 11,
Bell Ranch Terrace Addition and the replatting of new single family
residential lots. The Public Street Right -of -Ways and easements need to
serve these new lots and provide continuation of the adjacent Public Street
Right -of -Ways are being dedicated with the replat.
