AN ORDINANCE VACATING AND ABANDONING A
PORTION OF A 20 -FOOT UTILITY EASEMENT LOCATED
IN THE BEAR CREEK BEND ADDITION, PHASE II
DECLARING AN EFFECTIVE DATE.
The City Council of the City of Euless, Texas, after careful study and consideration, has
determined that the utility easement hereinafter, specifically described, is not being used
by, or useful, nor convenient to the public in general; therefore, it constitutes a public
charge without a corresponding public benefit, and the public would be better served and
benefitted by its vacation and abandonment.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS, THAT:
SECTION 1
The portion of the utility easement located along the south line of the Bear Creek Bend
Addition, Phase II particularly described in Exhibit No "1" and shown on Exhibit No. "2 ",
attached hereto and made a part hereof for all intents and purposes, is hereby vacated
and abandoned as a utility easement.
SECTION 2
EFFECTIVE DATE. This ordinance shall become effective immediately from and after
its passage as provided by the Euless City Charter and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST AND FINAL READING, and approved at a regular
meeting of the Euless City Council on the 28th day of June 1994; by
a vote of 7 ayes, o nays and o abstentions.

20' UTILITY EASEMENT
BEING A 0.288 ACRE TRACT OF LAND SITUATED IN THE SOLOMON HUITT SURVEY,
ABSTRACT NO. 705 IN THE CITY OF EULESS, TARRANT COUNTY, TEXAS, SAID TRACT
BEING A PORTION OF THAT TRACT OF LAND CONVEYED TO PULTE HOME CORPORATION
OF TEXAS IN DEED AS RECORDED IN VOLUME 11416, PAGE 1632, OF THE DEED RECORDS
OF TARRANT COUNTY, TEXAS, SAID TRACT BEING MORE PARTICULARLY DESCRIBED AS
FOLLOWS:
BEGINNING at a 1/2" iron rod found for the southwest corner of said Pulte Tract, being in the
north line of Lot 1R, Block G of WOODCREEK ADDITION, an addition to the City of Euless,
Tarrant County, Texas, as recorded in Volume 388 -161, Page 72, Plat Records Tarrant County
Texas;
THENCE N 00 013'28" E, along the westerly line of said Pulte Tract, passing at a distance of 1.83
feet, a 5/8" iron rod found for a southeasterly corner of BEAR CREEK ADDITION, an addition to
the City of Euless, Tarrant County, Texas, as recorded in Cabinet A, Slide 1261, Plat Records
Tarrant County Texas, in all a distance of 161.46 feet to a point in the north line of Branch Bend
(50' right -of -way);
THENCE S 89 038'39" E, along said north line of Branch Bend, 20.00 feet;
THENCE S 00 013'28" W, parallel to and a perpendicular distance of 20.00 feet from the westerly
line of the Pulte Tract, 141.44 feet;
THENCE S 89 042'19" E, parallel to and a perpendicular distance of 20.00 feetfrom the southerly
line of said Pulte Tract, 466.07 feet;
THENCE S 00 °21'21" W, 20.00 feet to a point in the southerly line of said Pulte Tract, the same
being the northerly line of aforesaid Lot 1 R, Block G of the WOODCREEK ADDITION;
THENCE N 89 042'19.0" W, along said northerly line, 486.02 feet to the POINT OF BEGINNING
and containing 12,550 square feet or 0.288 acres of land, more or less.
