AN ORDINANCE AMENDING CHAPTER 84 OF THE CODE OF
ORDINANCES, IDENTIFIED AS THE UNIFIED DEVELOPMENT CODE OF
THE CITY OF EULESS, TEXAS; AMENDING THE CITY OF EULESS ZONING
DISTRICT MAP ON THE A.J. HUITT SURVEY, AB. 709, TRACT 3I (511
SOUTH EULESS MAIN STREET), FROM R -1 (SINGLE FAMILY DETACHED
DWELLING DISTRICT) INTO PD (PLANNED DEVELOPMENT FOR SINGLE
FAMILY USES AND STANDARDS WITH PROFESSIONAL OFFICE
ALLOWED BY SPECIFIC USE PERMIT); PROVIDING FOR A SEVERABILITY
CLAUSE, PENALTY FOR VIOLATION AND AN EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission has conducted a public hearing on
May 18, 1999, in conjunction with Zoning Case No. #99- 02 -PD, and has rendered a
recommendation to the City Council with respect to this case;
WHEREAS, the City Council has conducted a public hearing on August 10, 1999,
considered the recommendation of the Planning and Zoning Commission, and has
determined that the proposed change is in the best interest of the general welfare of the
City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS,TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless, Texas, being a part of
Chapter 84 of the Code of Ordinances, be amended to read so that the zoning district
classification of A.J. Huitt Survey, Ab. 709, Tract 31, be changed from R -1 (Single Family
Detached Dwelling) Zoning District To PD #1367 (Planned Development No. 1367 For
Single Family Uses And Standards With Professional Office Allowed By Specific Use
Permit). This property shall conform to R -1 (Single Family Detached Dwelling District)
development standards except as shown on Exhibit A or stipulated herein. Said property
described above shall be subject to all the safeguards and conditions set forth on said
Exhibit A or stipulated herein. Said Exhibit A shall be applicable only to the property
described in herein.
SECTION 2
SEVERABILITY CLAUSE. It is hereby declared to be the intention of the City Council
of the City of Euless that the sections, paragraphs, sentences, clauses, and phrases of
this ordinance are severable and if any phrase, clause, sentence, paragraph, or section
of this ordinance shall be declared unconstitutional by the valid judgment or decree of
any court of competent jurisdiction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, or sections of this ordinance, since
the same would have been enacted by the City Council without the incorporation in this
ordinance of any such unconstitutional phrase.
SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the comprehensive zoning ordinance
of the City of Euless hereby made, shall be deemed guilty of a misdemeanor and, upon
conviction thereof, shall be liable to a fine in an amount not to exceed Two - Thousand
Dollars ($2,000) and each day such violation shall continue or be permitted to exist shall
constitute a separate offense. Any amendment to the general penalty provision found in
the comprehensive zoning ordinance of the City of Euless, as amended, shall be
deemed to automatically amend this penalty provision in conformity therewith.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after its
passage, as provided by the Euless City Charter and the laws of the State of Texas.
PRESENTED AND PASSED ON FIRST AND FINAL READING at a regular meeting of
the Euless City Council on the 10th day of August, 1999, by a vote of 7 ayes, 0
nays, and 0 abstentions.

Tarrant County, Texas, being the remainder of Volume 1920, Page 93 and Volume
1273, Page 133, Deed Records of Tarrant County, Texas, less Save and Except
Volume 7356, Page 1696, Deed Records of Tarrant County, Texas, and being
more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found on the East right -of -way line of S. Main
Street (Variable width R.O.W.), being the Southwest comer of Lot 29, Block 1,
VILLAGE PARK ADDITION recorded in Volume 388 -156, Page 50, Plat
Records of Tarrant County, Texas, and being the Northwest corner of the tract
herein described;
THENCE East, along the South of said Lot 29, and the South line of Lot 26, Block
1, of said VILLAGE PARK ADDITION, 161.5 feet a metal fence post, being the
Northwest comer of Lot 28, Block 1, of said addition, and being the Northeast
corner of the tract herein described;

Sign Specifications
I. No signs of any kind will be place on the exterior of any building (except as stated in #3
below),
2. Only one sign permitted. It will on the front lawn (South Euless Main side) and mounted on
the ground. Specifications:
a. 2 -sided
b. Painted, and of wood construction or appearance
c. Leave room for area under sign for landscaping (24')
d. Maximum height: 6' (including posts)
e. Maximum width: 6'
f. If lit, to be done from ground level by incandescent.
g. Set back at least 10' from property line on S. Main St. (location as shown on plat).
3. Informational signs such as "Handicap Parking," Entrance at front," etc. will be permitted.
