AN ORDINANCE AMENDING CHAPTER 84 OF THE CODE OF
ORDINANCES, IDENTIFIED AS THE UNIFIED DEVELOPMENT CODE
OF THE CITY OF EULESS, TEXAS; AMENDING THE CITY OF EULESS
ZONING DISTRICT MAP ON FLIGHT INSTRUMENT ADDITION, BLOCK
1, LOT 1, BY CHANGING THE ZONING FROM R -1 (SINGLE FAMILY
DETACHED DWELLING DISTRICT) INTO PD #1386 (PLANNED
DEVELOPMENT NO. 1386) CONFORMING TO PD (PLANNED
DEVELOPMENT FOR AN INDOOR AND OUTDOOR PUBLIC
RECREATIONAL FACILITY BASED ON C -2 COMMUNITY BUSINESS
DISTRICT ZONING) ZONING EXCEPT AS DESCRIBED HEREIN AND
ON THE ATTACHED EXHIBIT "A "; PROVIDING FOR A SEVERABILITY
CLAUSE, PENALTY FOR VIOLATION AND AN EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission has conducted a public hearing on
September 21, 1999, in conjunction with Zoning Case No. #99- 08 -PD, and has
rendered a recommendation to the City Council with respect to this case;
WHEREAS, the City Council has conducted a public hearing on October 26, 1999,
considered the recommendation of the Planning and Zoning Commission, and has
determined that the proposed change is in the best interest of the general welfare of the
City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless, Texas, being a part of
Chapter 84 of the Code of Ordinances, be amended to read so that the zoning district
classification of Flight Instrument Addition, Block 1, Lot 1, is changed from R -1 (Single
Family Detached Dwelling District) into PD #1386 (Planned Development No. 1386
conforming to PD Planned Development for an Indoor and Outdoor Public Recreational
Facility based on C -2 Community Business District Zoning Except As Described Herein
and on the Attached Exhibit "A "). Land Uses will include an indoor ice hockey rink with
related facilities. The remainder of the site will have outdoor recreational and support
facility uses. Said property described above shall be subject to all the safeguards and
conditions set forth on said Exhibit "A" or stipulated herein. Said Exhibit "A" shall be
applicable only to the property described in herein.
SECTION 2
Landscaping will be installed as surrounding hardscape facilities are completed, or with
the building permit if applicable. Underground irrigation system plans designed by a
licensed irrigator will be submitted at the time of building permit application.

SECTION 3
SEVERABILITY CLAUSE. It is hereby declared to be the intention of the City Council
of the City of Euless that the sections, paragraphs, sentences, clauses, and phrases of
this ordinance are severable and if any phrase, clause, sentence, paragraph, or section
of this ordinance shall be declared unconstitutional by the valid judgment or decree of
any court of competent jurisdiction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, or sections of this ordinance, since
the same would have been enacted by the City Council without the incorporation in this
ordinance of any such unconstitutional phrase.
SECTION 4
PENALTY FOR VIOLATION. Any person, firm, or corporation violating any of the terms
and provisions of this ordinance shall be deemed guilty of a misdemeanor, and upon
conviction thereof shall be fined in accordance with Chapter "General Provisions," Section
1 -12 "General Penalty," Euless Code of Ordinances. Each such violation shall be
deemed a separate offense and shall be punishable as such hereunder.
SECTION 5
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after its
passage, as provided by the Euless City Charter and the laws of the State of Texas.
PRESENTED AND PASSED ON FIRST AND FINAL READING at a regular meeting of
the Euless City Council on October 26, 1999, by a vote of 6 ayes, 0 nays, and 0
abstentions.

BEING all that certain tract or parcel of land described as Lot 1, Block 1, Flight Instrument Addition, an
addition to the City of Fort Worth, Tarrant County, Texas, according to the Plat recorded in Volume 388-
149 Pace 49, of the Plat Records of Tarrant County, Texas, the right -of -way dedicated by said plat, and
the existing right -of -way of South Pipeline Road, being more particularly described as follows:
BEGINNING at the projected intersection of the north right -of -way line of South Pipeline Road and the
west right-of-way line of Heather Drive;
THENCE East, along the north right -of -way line of South Pipeline Road, 849.3 feet to a point for corner,
being at the intersection of the northerly projected extension of the east line of said Flight Instrument
Addition;
THENCE South 00° 33' West, crossing said right -o =way, and along the east line of said Addition, a
distance of 1083.02 feet to a pipe for corner at fence comer;
THENCE North 89° 59' 41" West, along the south line of said Addition, a distance of 857.11 feet to a pipe
for comer at a fence corner;
THENCE North 01° 26' East, along a fence, a distance of 581.7 feet to the intersection with the projected
extension of the northerly right -of -way line of South Pipeline Road;
THENCE South 89° 50' 53" West, along said projected right -of -way line, a distance of 191.9 feet to a
comer, being on a curve concave to the northwest and whose chord bearing is North 44° 55'23" East;
THENCE Northeasterly, along the northerly right -of -way of South Pipeline Road and curve having a
central angle at 89° 51' 00 ", a radius of 196.10 feet and arc length of 307.52 feet to the end at curve;
THENCE North, along the westerly right -of -way of South Pipeline Road (formerly Heather Drive), a
distance of 305.75 feet to the POINT OF BEGINNING and containing 21.3 acres of land, more or less.
