AN ORDINANCE AMENDING ORDINANCE NO. 33 IDENTIFIED
AS Tile: TEMPORARY COMPREHENSIVE ZONING ORDINANCE OF
THE CITY Of EULESS, TEXAS, PROVIDING FOR CHANGE OF
ESIGNATION IN CERTAIN AREA AND AMENDING ZONING MAP
TO CONFORM WITH 3iiCN AMENDMENT: AND PROVIDING FOR
AN EFFECTIVE DATE.
GE IT ORDAINED SY THE CITY COUNCIL Of THE CITY OF EULESS, TEXAS:
1.
IT IS HERESY ORDERED that the Official District Zoning Map of the
City of Cu l ess , Texas, being a part of Ordinance No. 33, be amended to
read as fo l l ow+s :
THAT the toning classification of the following described property
now zoned "A -2" Duplex be thanegsd to °'Awl" Multiple family r4alling.
FIELD NOTES of a tract of land out of the James Matson Survey,
A -1400, Euless, Tarrant County, Texas, aM being described by
metes and bounds as follows:
BEC1 Mall NG 60.8 *met South 89 degr+aees 43 minutes West of the
Northwest corner of Timberline Estates, lst filing, Euless,
Tarrant County, Texas, as recorded in Volume 3ft9, Page 60,
Dead Records, Tarrant County, Texas;
THENCE South 10 degrees 16 minutes East approximately 367 feet
to a point;
THENCE South 72 jegrees 43 minutes best approximately 260 foot
to the beginning of a carve to the right;
THENCE ilasterly with sold curve to the right approximately 190
feat to a point; the and of said curve;
THENCE South 89 degrees 52 minutes West approximately 70 feet
to a point in the ;proposed East R.O.W. line of Worthwast
Boulevard;
THENCE Northerly along said East R.O.W. line of Northt ast
Boulevard; North 0 degrees 18 minutes West approximately 85
feet to the beginning of a curve to th* right, radius of 683.83
feet; Northeasterly with said cur" to the right, 409.0 feat to
a point;

of beginning

That the zoning change set forth in Paragraph i hereof shall be
subject to the fallowing conditions subsequent:
A. A final site development plan shall be submitted to the
City Council within ja months following final passage
of the ordinance affecting the requested changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be coemnced
within &4 months following final passage of than
ordinance affecting the requested charges.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within months following
final passage of the ordinance of acting the requested
changes.

In the event of failure to comply with any one of such conditions
subsequent, the zoning of the property in Question shall automatically revert
to its former use or zoning classification; provided, however, upon the filing
of an application at least 30 days prior to the date in question and upon
good cause shown the City Council may, after considering the recoemeAendation
of the Planning and toning Commission, grant reasonable extensions of time
for compliance with any one or all of said conditions subsequent.
h.
Any person violating the provisions of this Ordinance, or the amand-
ments to the Euless City Charter of 1961 hurley mad*, shall be deemed
utlty of a misdemeanor and shall be punisher! by a fine not exceeding
200.00, as provided by Ordinance 33 and subsequent amendments of the
Euless City Charter and the Statutes of the $tartar of Texas.

This ordinance shall be In full force and effect from and after its
passage and publication as provided by the Euless City Charter and the laws
of the State of Texas, and the Euless City Charter provision, Article ti,
Section 12, requiring ordinances to be read on two separate dates is hereby
suspended.
