AN ORDINANCE AMENDING ORDINANCE NO. 33 IDENTIFIED
AS THE TEMPORARY COMPREHENSIVE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS, PROVIDING FOR CHANGE OF
33.377 ACRE TRACT, H. HUST SURVEY, ABSTRACT 657,
FROM "A" RESIDENTIAL TO "A -3" MULTI- FAMILY DWELLING;
SUBJECT TO CERTAIN CONDITIONS SUBSEQUENT INCLUDING A
REVERTER; AMENDING THE ZONING MAP TO CONFORM; PROVID-
ING A PENALTY AND AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
1.
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 33, be amended to
read as follows:
That the zoning classification of the following described property
now zoned "A" Residential be changed to "A-3" Multiple Family Dwelling.
FIELD NOTES of a tract of land out of the H. Hust Survey,
Abstract 657, City of Euless, Tarrant County, Texas, and
being described by rates and bounds as follows:
BEGINNING at a point In the Southeast corner of said tract
adjoining the Southwest corner of a tract owned by Robert
S. Folsom;
THENCE West approximately 400';
THENCE North approximately 2664.67' to Pipe Line Road;
THENCE East along Pipe Line Road approximately 653.70' to
property owned by Robert S. Folsom;
THENCE South approximately 1529.70';
THENCE West approximately 253.70';
THENCE South approximately 1134.97' to the place of beginning,
and containing 33.377 acres of land, more or less.

That the zoning change set forth In Paragraph 1 hereof shall be
subject to the following conditions subsequent:
A. A final site development plan shall be submitted to the
City Council within 18 months following final passage
of the ordinance effecting the requested changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be commenced
within 24 months following final passage of the
ordinance effecting the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within _36 months following
final passage of the ordinance effecting the requested
changes.

In the event of failure to comply with any one of such conditions
subsequent, the zoning of the property In question shall automatically revert
to its former use or zoning classification; provided, however, upon the filing
of an application at least 30 days prior to the date in question, and upon
good cause shown, the City Council may, after considering the recommendation
of the Planning and Zoning Commission, grant reasonable extensions of time
for compliance with any one or all of said conditions subsequent.

Any person violating the provisions of this Ordinance, or the amend-
ments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a misdemeanor and shall be punished by a fine not exceeding
$200.00, as provided by Ordinance 33 and subsequent amendments of the
Euless City Charter and the Statutes of the State of Texas.
5.
This ordinance shall be In full force and effect from and after its
passage and publication as provided by the Euless City Charter and the laws
of the State of Texas.
PRESENTED AND GIVEN FIRST READING on the twenty - seventh day of February,
1968, at a regular meeting of the CIty Council of the City of Euless, Texas;
and given Second Reading, passed and approved on the twelfth day of March,
1968, by a vote of _1_ ayes and 0 nays at a regular meeting of the City
Council of the City of Euless, Texas.
