HomeMy WebLinkAbout326 03-12-1968ORDINANCE NO. 326 AN ORDINANCE AMENDING ORDINANCE NO. 33 IDENTIFIED AS THE TEMPORARY COWREN84SIVE ZONING ORDINANCE O THE CITY OF EULESS, TEXAS, PROVIDING FOR CHANGE OF THE NORTH 1112 FEET OF TRACT It RAY SHELTON SUB - DIVISION FROM "A" RESIDENTIAL TO "B" LOCAL BUSINESS AND THE SOUTH 200 MEET FROM "A" RESIDENTIAL TO "C" COMMERCIAL; SUBJECT TO CERTAIN CONDITIONS SUBSEQUENT INCLUDING A REVERTER; AMENDING THE ZONING MAP TO CONFORM; PROVIDING A PENALTY AND AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS: 1. IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Tows, being a part of Ordinance No. 330 be amended to read as follows: That the zoning classification of the North 1112 feet of Tract 1, Ray Shelton Subdivision, out of the B. F. Crawley Survey, Abstract 967, Tarrant County, Texas, now toned "A" Residential be changed to 'B" Local Business. And, that the zoning classification of the South 200 foot of the aforesaid Tract 1, Ray Shelton Subdivision, now zoned "A" Residential be ,changed to "C" Conmercial. 2. That the zoning change set forth in Paragraph 1 hereof shall be subject to the following conditions subsequent: A. A final site: development plan shall be submitted to the City Council within 16 months following final passage of the ordinance effect ng the requested changes. B. Construction In substantial compliance with the final site development plan as approved shall be commenced within months following final passage of the ordinance a f*cting the requested changes. C. Construction in substantial compliance with the final site development plan as approved shall have been substantially completed within „ months following final passage of the ordinance effecting the requested changes. 3 . In the even: of failure to comply with any one of such conditions subsequent. the zoning of the property to question shalt automatically revert to Its forever use or zoning classlfication2 provided, however, upon the filing of on application at least 30 days prior to the data In question and upon good cause shown the City Council may, after considering the recommendation of the Planning and Zoning Commission, grant reasonable extensions of time for compllence with any one or all of said conditions subsequent. 4. Any person violating the provisions of this Ordinance, or the amendments to the Euless City Charter of 1961 hereby made, shall be deemed guilty of a misdemeanor and shall be pure i shed by a fine not exceeding $200.00, as provided by Ordinance 33 and subsequent amendments of the Euless City Charter and the Statutes of the State of Texas. 5• This ordinance shall be in full force and affect from and after Its passage and publication as provided by the Euless City Charter and the laws of the State of Texas.
