AN ORDINANCE AMENDING ORDINANCE NO. 33 IDENTIFIED
AS THE TEMPORARY COMPREHENSIVE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS, PROVIDING FOR CHANGE OF
99.20 ACRES, A. BRADFORD SURVEY, ABSTRACT 152 AND
SOLOMON HUITT SURVEY, ABSTRACT 705, FROM "A" RESI-

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Or-linance ,so. 33, be amended to
read as follows:
That the zoning classification of the following described property
now zoned "A" Residential be changed to "C" Commercial.
BEING a tract of land situated in the A. Bradford Survey,

705, Tarrant County, Texas, and being more particularly

particularly described by metes and bounds as follows:
BEGINAING at a point 2541 feet East of the centerline of North
Main Street and South 00 degrees 07 minutes 57 seconds a
distance of 900 feet;
THENCE North 30 degrees East 425 feet to a point for a corner;
THENCE South 00 degrees 07 minutes 57 seconds West 1160 feet
to a point for corner;
THENCE South 30 degrees West 425 feet to a point for a corner;
THENCE North 00 degrees 07 minutes 57 seconds East a distance
of 1160 feet to the POINT OF BEGINNING, and containing approxi-
mately 10.93 acres of land more or less.
That the zoning changes set forth In Paragraph 1 hereof shall be
subject to the following conditions subsequent:
A. A final site development plan shalt be submitted to the
City Council within 13 months following final passage
of the ordinance effecting the requested changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be commenceA
within 2!+ months following final passage of the
ordinance effecting the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within 36 _,months following
final passage of the ordinance effecting the requested
changes.

in the event of failure to comply with any one of such conditions sub-
sequent, the zoning of the property in question shall automatically revert to
Its former use or zoning classification; provided, however, upon the filing of
an application at least 30 days prior to the date in question, and upon good
cause shown, the City Council may, after considering the recommendation of the
Planning and Zoning Commission, grant reasonable extensions of time for com-
pliance with any one or all of said conditions subsequent.
Any person violating the provisions of this Ordinance, or the amendments
to the Euless City Charter of 1961 hereby made, shall be deemed guilty of a
misdemeanor and shall be punished by a fine not exceeding $200.00, as provided
by Ordinance 33 and subsequent amendments of the Euless City Charter and the
Statutes of the State of Texas.
5.
This ordinance shall be in full force and effect from and after its
passage and publication as provided by the Euless City Charter and the laws of
the State of Texas.

granted a six month extension of time for conditions subsequent
incorporated in Ordinance No. 341.
