AN ORDINANCE AMENDING ORDINANCE NO. 33 IDENTIFIED
AS THE TEMPORARY COMPREHENSIVE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS, PROVIDING FOR CHANGE OF
5.36 ACRES, H. HUST SURVEY, ABSTRACT 657, FROM "A"
RESIDENTIAL TO "A -2" DUPLEX, AND 21.63 ACRES, H.
HUST SURVEY, ABSTRACT 657, FROM "A" RESIDENTIAL TO
"A -3" MULTIPLE FAMILY DWELLING; SUBJECT TO A RE-
VERTER; AMENDING THE ZONING MAP TO CONFORM;
PROVIDING A PENALTY AND AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 33, be amended to
read as follows:
That the zoning classification of the following described property
now zoned "A" Residential be changed to "A -2" Duplex.
FIELD NOTES of a tract of land out of the H. Hust Survey,
Abstract 657, Tarrant County, Texas, being described by
metes and bounds as follows:
BEGINNING S 890 43' E a distance of 290.0 feet from the North-
east corner of Lot 21, Block 13, Morrisdale Addition to the
City of Euless, Tarrant County, Texas;
THENCE S 10 25' W a distance of 1945.65 feet to the South line
of said H. Hust survey;
THENCE N 890 21' 49" E along the south line of said H. Hust
Survey a distance of 120.0 feet;
THENCE N 10 25' E a distance of 1943.70 feet;
THENCE N 890 43' W a distance of 120.0 feet to the place of
beginning, containing approximately 5.36 acres of land;
And that the zoning classification of the following described property
now zoned "A" Residential be changed to "A -3" Multiple Family Dwelling.
FIELD NOTES of a tract of land out of the H. Hust Survey,
Abstract 657, Tarrant County, Texas, being described by
metes and bounds as follows:
BEGINNING S 890 43' E a distance of 410 feet from the north-
east corner of Lot 21, Block 13, Morrisdale Addition to the
City of Euless, Tarrant County, Texas;
THENCE S 10 25' W a distance of 1943.70 feet to the South
line of said H. Hust Survey;
THENCE N 890 211 49" E a distance of 437.24 feet to the
southwest corner of a 33.524 acre tract as recorded on Page
445 of Volume 4535 in the Tarrant County Deed Records;
THENCE N 00 30' 54" W along the west line of said 33.524 acre
tract a distance of 2657 feet to the south line of Pipeline
Road;
THENCE N 890 431 W along the south line of said Pipeline
Road about 206.66 feet;
THENCE S 10 25' W a distance of 720 feet;
THENCE N 890 43' W a distance of 140 feet to the place of
beginning, containing approximately 21.63 acres of land.

That the zoning changes set forth in Paragraph 1 hereof shall be
subject to the following conditions subsequent:
A. A final site development plan shall be submitted to the
City Council within 18 months following final passage
of the ordinance effecting the requested changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be commenced
within 24 months following final passage of the
ordinance effecting the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within 36_ months following
final passage of the ordinance effecting the requested
changes.

In the event of failure to comply with any one of such conditions
subsequent, the zoning of the property in question shall automatically revert
to its former use or zoning classification; provided, however, upon the filing
of an application at least 30 days prior to the date in question, and upon
good cause shown, the City Council may, after considering the recommendation
of the Planning and Zoning Commission, grant reasonable extensions of time
for compliance with any one or all of said conditions subsequent.

Any person violating the provisions of this Ordinance, or the amend-
ments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a misdemeanor and shall be punished by a fine not exceeding
$200.00, as provided by Ordinance 33 and subsequent amendments of the
Euless City Charter and the Statutes of the State of Texas.

This ordinance shall be in full force and effect from and after its
passage and publication as provided by the Euless City Charter and the laws
of the State of Texas.
PRESENTED AND GIVEN FIRST READING on the eighth day of October, 1968,
at a regular meeting of the City Council of the City of Euless, Texas; and
given Second Reading, passed and approved on the twenty-second day of October,
1968, by a vote of 3 ayes and 0 nays at a regular meeting of the City
Council of the City of Euless, Texas.
