AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS,
PROVIDING FOR CHANGE OF A TRACT OUT OF THE B. HARRINGTON
SURVEY, ABSTRACT 808, FROM ''R•1" SINGLE FAMILY DWELLING
DISTRICT TO "C-2" COMMUNITY BUSINESS DISTRICT; SUBJECT
TO CERTAIN CONDITIONS SUBSEQUENT INCLUDING A REVERTER;
AMENDING THE ZONING MAP TO CONFORM; PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
1.
IT IS HEREBY ORDERED that the Official District Zoning Map of the City
of Euless, Texas, being a part of Ordlnance No. 347, be am*A4WW to read as
follars:
That the toning classification of a tract of land out of the B. Harrington
Survey, Abstract 80, Torrent County, Taxes, sold tract being a part of the
tract conveyed to Cori Yates by a deed doted February 16, 1926, recorded In
Volume 907, Page 63 Dead Records of Tarrant County, Taxes, and being more
particularly described as follows:
BEGINNING at the Southwest corner of the L. Franklin Survey
THENCE North 950 auras passing the Northwest corner of the
sold L. Franklin Survey and the Southwest corner of the sold
S. Harrington Survey In alt 1599 voras to a point, the North-
west corner of said Yates tract;
THENCE East 50 feet to the place of baglnnU*; -j of the tract
herein conveyed, said beginning paint being n the East I!ne
of State Highway No. 157;
THENCE East with the North Tina of sold tract 150 feat to a
point;
THENCE South parallel with the Nest liner of said Yates tract
a distance of III feet to a point;
THENCE Nest parallel with the North lira of sold Yates tract
a distance of 150 feet to a point In the East 1 i ne of sold
State Highway No. 157;
THENCE North along the East line of said Statue Highway No.
1S7, 111 feet to the PLACE OF BEGINNING,
now sonied "R-111 Single Faeni l y Duelling District be changed to "C -2"
Coeaewnity Business District.

That the zoning change sat forth In Paragraph l hereof shat 1 be subject
to the building line ring restrictod to fifty (SQ) feet from the front
property line.

That the zoning change set forth In Paragraph I hereof shall be subject
to the following conditions subsequent:
A. A final site development plan shall be submitted to the
City Council within 18 months following final passage
of the ordinance e f f c` n+9 the requested changes.
6. Construction In substantial compliance with the final
site development plan as approved shall be co menced
within 24 months following final passage of the
ord i naence a ect 1ng the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within 16 months following
final passage of the ordinance affecting the requested
changes.

in the event of failure to comply with any one df such conditions
subsequent, the zoning of the property In question shall automatically
revert to its former use or zoning classification; provided, however,
upon the filing of an application at least 30 days prior to the date In
question, and apen good cause shown, the City Council may, after consider-
! **-the roconmendat on of the Planning and Zoning Commission, grant
reasonable extensions of time for compliance with any one or all of sold
conditions subsequent.

This ordinance shall be In full force and effect from and after its
passage and publication as provided by the Euless City Charter and the lows
of the State of Texas.
PRESENTED AND GIVEN FIRST READING on the eighth day of April, 1969, at
a regular mating of the City Council of the City of Euless, Texas; and
given Second Reading, passed and approved on the twenty- second day of
April. 1969, by a vote of ,� eyes. ,, 2 nays and 1abstention
