AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS,
PROVIDING FOR CHANGE OF 1.49 ACRES IN J. P. HA LFORD
SURVEY, ABSTRACT 711, FROM "C -1" NEIGHBORHOOD BUSINESS
DISTRICT TO "C -2" COMMUNITY BUSINESS DISTRICT; SUBJECT
TO CERTAIN CONDITIONS SUBSEQUENT INCLUDING A REVERTER;
AMENDING THE ZONING MAP TO CONFORM; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
That the zoning classification of a tract of land out of the
J. P. Halford Survey, Abstract 711, Tarrant County, Texas, being more
particularly described as follows:
BEGINNING at a steel rod in the West R.O.W. line of North
Main Street, (Euless- Grapevine Road) 1890.1 feet North
and 25.0 ft. West of the Southeast corner of J. P. Halford
Survey, Abstract 711;
THENCE North 88 deg. 37 min. West 430.0 ft. to a steel rod
for corner;
THENCE North 0 deg. 35 min. East 150.9 ft. to a steel rod
in the West R.O.W. line of said North Main Street;
THENCE South 0 deg. 35 min. West along the West R.O.W.
line of said North Main Street 150.0 ft. to the place of
beginning and containing 1.49 acres of land, more or less.
now zoned "C -1" Neighborhood Business District be changed to "C -2"
Community Business District.

That the zoning change set forth in Paragraph 1 hereof shall be
subject to the following conditions subsequent:
A. A commitment for construction of a building which meets
all City specifications must be obtained within a period
of _ months following final passage of the ordinance
effecting the requested changes.
B. Substantial construction of a building must be started
within a period of 12 months following final passage
of the ordinance effecting the requested changes.

In the event of failure to comply with any one of such conditions
subsequent, the zoning of the property in question shall automatically
revert to its former use or zoning classification; provided, however,
upon the filing of an application at least 30 days prior to the date in
question, and upon good cause shown, the City Council may, after consid-
ering the recommendation of the Planning and Zoning Commission, grant
reasonable extensions of time for compliance with any one or all of said
conditions subsequent.

This ordinance shall be in full force and effect from and after
its passage and publication as provided by the Euless City Charter and
the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING on the ninth day of September,
1969, at a regular meeting of the City Council of the City of Euless,
Texas; and given Second Reading, passed and approved on the twenty -third
day of September, 1969, by a vote of 3 ayes and 0 nays at a regular
meeting of the City Council of the City of Euless, Texas.
