CASH SURVEY, ABSTRACT 280, FROM "R-l" SINGLE FAMILY DWELLING DISTRICT TO "C -2" COMMUNITY BUSINESS DISTRICT, AND 6.4 ACRES IN T. A. CASH SURVEY, ABSTRACT 280, FROM "R -1" SINGLE FAM- ILY DWELLING DISTRICT TO "R -3" MULTIPLE FAMILY DWELLING DISTRICT; SUBJECT TO CERTAIN CONDITIONS SUBSEQUENT IN- CLUDING A REVERTER; AMENDING THE ZONING MAP TO CONFORM; AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS: IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows: That the zoning classification of a tract of land out of the T. A. Cash Survey, Abstract 280, Tarrant County, Texas, and being a portion of a 10.78 acre tract as recorded on Page 183, Volume 3857 in the Tarrant County Deed records and being more particularly described as follows: Beginning at a concrete monument In the South line of Spur 350 and being about 148.51 feet South and 629.7 feet West of the Northeast corner of the said T. A. Cash Survey; Thence S 00 43' W a distance of 400.0 feet; Thence S 890 35' E a distance of about 371.94 feet to the East line of the said 10.78 acre tract; Thence N 00 43' W a distance of about 436.0 feet to the South line of said Spur No. 350; Thence Southwesterly along the South line of said Spur No. 350 a distance of about 374.42 feet to the place of beginning, and containing approximately 3.6 acres of land more or less now zoned 1111-1" Single Family Dwelling District be changed to "C -2" Community Business District, and That the zoning classification of a tract of land out of the T. A. Cash Survey, Abstract 280, Tarrant County, Texas, and being a portion of a 10.78 acre tract as recorded on Page 183, Volume 3857 in the Tarrant County Deed Records and being more particularly described as follows: Beginning at the Southwest corner of the said 10.78 acre tract; Thence S 890 35' E a distance of 371.94 feet to the South- east corner of the said 10.78 acre tract; Thence N 00 43' W a distance of about 749.47 feet; Thence N 890 35' W a distance of about 371.94 feet to a poirgt on the West line of Said 10.78 acre tract being S 0 43' W a distance of 400.0 feet from a concrete monu- ment in the South line of Spur No. 350; Thence S 00 43' E a distance of 749.47 feet to place of beginning, and containing approximately 6.4 acres of land more or less now zoned "R -1" Single Family Dwelling District be changed to "R -3" Multiple Family Dwelling District. That the zoning changes set forth in Paragraph i hereof shall be subject to the following conditions subsequent, becoming effective upon vacation of properties by the present owners, William C. Martin United Methodist Church: A. A final site development plan shall be submitted to the City Council within 18 months following final passage of the ordinance effecting the requested changes. B. Construction in substantial compliance with the final site development plan as approved shah be commenced within 24 months following final passage of the ordinance effecting the requested changes. C. Construction in substantial compliance with the final site development plan as approved shall have been substantially completed within 36 months following final passage of the ordinance effecting the requested changes. 3. In the event of failure to comply with any one of such conditions subsequent, the zoning of the property in question shall automatically revert to its former use or zoning classification; provided, however, upon the filing of an application at least 30 days prior to the date in question, and upon good cause shown, the City Council may, after considering the re- commendation of the Planning and Zoning Commission, grant reasonable extensions of time for compliance with any one or all of said conditions subsequent. 4. This ordinance shall be In full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas. PRESENTED AND GIVEN FIRST READING on the thirteenth day of January, 1970, at a regular meeting of the City Council of the City of Euless, Texas; and given Second Reading, passed and approved on the 27th day of January , 1970, by a vote of 4 ayes and 0 nays at a regular meeting of the City Council of the City of Euless, Texas.
