AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS, PRO-
VIDING FOR CHANGE OF A 4.4 ACRE TRACT OUT OF THE T.A. CASH
SURVEY, ABSTRACT 280, AND THE T. JASPER SURVEY, ABSTRACT
861, FROM "R -1" SINGLE FAMILY DWELLING DISTRICT TO "C -2"
COMMUNITY BUSINESS DISTRICT, AND ADJACENT 5.79 ACRE TRACT
FROM "R -l" SINGLE FAMILY DWELLING DISTRICT TO "R -3" MULTIPLE
FAMILY DWELLING DISTRICT; SUBJECT TO CERTAIN CONDITIONS SUB-
SEQUENT, INCLUDING A REVERTER; AMENDING THE ZONING MAP TO
CONFORM, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
That the zoning classification of the following described property
now zoned "R -1" Single Family Dwelling District be changed to "C -2" Community
Business District:
Being a tract of land situated in the T.A. Cash Survey,
Abstract 280, and the T. Jasper Survey, Abstract 861,
Tarrant County, Texas, and being more particularly de-
scribed by metes and bounds as follows:
BEGINNING at a concrete monument in the South right - of-way
line of Spur 350 and being East a distance of 99.6 feet
and South a distance of 35.72 feet from the Northwest cor-
ner of the said T. Jasper Survey, same being the Northeast
corner of the said T. A. Cash Survey;
THENCE S 00 36' 40" E a distance of 517.56 feet;
THENCE N 890 35' W a distance of 357.97 feet;
THENCE N 00 36' 40" W a distance of 447.45 feet to a
concrete monument in the South right- of-way of said
Spur 350;
THENCE N 770 30' E along the South right -of -way line of
said Spur 350 a distance of 82.84 feet to a concrete
monument at the beginning of a circular curve to the right
having a radius of 1857.86 feet;
THENCE Northeasterly along the South right -of -way line of
said Spur 350 and along said curve a distance of 236.76
feet to a concrete monument;
THENCE N 840 12' E along the South right -of -way line
of said Spur 350 a distance of 44.3 feet to place of
beginning, containing approximately 4.4 acres of land
more or less.
And that the zoning classification of the following described
property now zoned "R -1" Single Family Dwelling District be changed to
"R -3" Multiple Family Dwelling District:
Being a tract of land situated in the T. A. Cash Survey,
Abstract 280, and the T. Jasper Survey, Abstract 861,
Tarrant County, Texas, and being more particularly de-
scribed by metes and bounds as follows:

That the zoning change set forth in Paragraph 1 hereof shall be
subject to the following conditions subsequent:
A. A final site development plan shall be submitted to the
City Council within 18 months following final passage
of the ordinance effecting the requested changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be commenced
within 24 months following final passage of the
ordinance effecting the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within 36 months following
final passage of the ordinance effecting the requested
changes.

In the event of failure to comply with any one of such conditions
subsequent, the zoning of the property in question shall automatically
revert to its former use or zoning classification; provided, however, upon
the filing of an application at least 30 days prior to the date in question,
and upon good cause shown, the City Council may, after considering the recom-
mendation of the Planning and Zoning Commission, grant reasonable extensions
of time for compliance with any one or all of said conditions subsequent.

This ordinance shall be in full force and effect from and after its
passage as provided by the Euless City Charter and the laws of the State of
Texas.
PRESENTED AND GIVEN FIRST READING on the fourteenth day of July,
1970, at a regular meeting of the City Council of the City of Euless, Texas;
and given Second Reading, passed and approved on the twenty- eighth day of
July, 1970, by a vote of 5 ayes and 0 nays at a regular meeting of the
City Council of the City of Euless, Texas.
