SkyWalker Property Partners sold its 76k SF Westpark Centre in the Mid-
Cities to an Atlanta-based fund targeting government-leased properties in an
off-market, all-cash transaction. It is the fund's first acquisition in North Texas
and second in the state.
The GSA occupies 52% (40k SF) of the three-story office building at 150
Westpark Way in Euless. Coldwell Banker Commercial Alliance DFW’s Shane
Benner was the sole broker for the transaction. The buyer is RP CBP Euless.
SkyWalker purchased Westpark Centre in 2008. The 4.3-acre property is
located off Airport Freeway and TX 121. The building is now 80% occupied by
five tenants.

The owners of Super Value Pharmacy rang in the new year with a trashed
business missing $1 million worth of pharmaceuticals.
General Manager Jayne Laughbaum said the pharmacy at 720 N. Industrial
Boulevard was broken into in the early hours of Dec. 31. The burglars took,
“highly-marketable drugs with a street value of up to one million dollars,” she
said.
Surveillance footage shows men clad in black crawling and trying to break into a
safe. Spilled pill bottles and cough syrup can be seen in the footage, and what
appears to be a safe with the side cut out.
“We’ve had break-ins before, but this one was the most costly,” Laughbaum wrote
in an email.
She said there appeared to be two men inside with “at least one lookout.”
Owners placed a banner outside the pharmacy that read, “$10,000 reward for the
arrest & conviction for the break-in on New Years Eve between 4am-7am.”
Euless police declined to comment about theft, saying that the investigation is
“active and ongoing.”
Police asked the pharmacy owners to take down the banner.

A dog-friendly restaurant and a luxury 12-screen movie theater are coming to the
booming Glade Parks development.
Last week, the City Council unanimously approved site plans for the Lazy Dog
Restaurant and Bar and for a Cinepolis 12-screen movie theater complex that
features a full restaurant and bar.

Construction is scheduled to start on the restaurant and theater this spring.
“This is another great addition to Glade Parks,” Mayor Linda Martin said during
the council meting.
The movie theater and restaurant will be easily visible from Texas 121 and will be
near the residential portion of Glade Parks where K. Hovnanian is building
single-family homes.
Mike Collins, director of planning and economic development for the city, said an
8-foot masonry wall will be built to screen the theater from the residential area.
Cinepolis
Cinepolis is a Mexico-based company with locations in 13 countries including the
United States, India and Spain. According to its website, Cinepolis is the fourth-
largest movie theater exhibitor in the world.
Cinepolis has locations in California and Florida, and the company is expanding
in Texas. The company is building an eight-screen theater in Victory Park, a
mixed-use development in downtown Dallas. The theater should be finished in
2017.
The Euless location will offer moviegoers options including reserved luxury
seating, a full restaurant and bar and the “more traditional” setting where people
can walk up to a counter to buy their tickets, purchase concessions and watch a
movie.
Lazy Dog Restaurant and Bar
The Lazy Dog Restaurant is bringing the growing popularity of dog-friendly
patios to Euless. People like having their dogs with them when they are out and
about, and the restaurant features a 1,400-square-foot outdoor patio that will
give dogs and their owners plenty of room.
Recently, the City council adopted an ordinance that spells out requirements that
the restaurant must meet before pooches are allowed on the patio.
State law allows cities to grant variances for dogs on restaurant patios as long as
there is a separate entrance to the patio, dogs do not go inside the restaurant, and
the area is cleaned regularly.
Collins told the Star-Telegram previously that Euless would decide each request
to allow dogs on outdoor patios individually.
Fort Worth and Dallas have their share of restaurants that welcome dogs on their
patios.
Cinepolis and the Lazy Dog will be built near the Belk department store that is
under construction and scheduled to open in March.
2 Sought In Theft Of $1M In Drugs From

EULESS (AP) – Security video shows two thieves pilfering a Euless pharmacy, cutting
open a safe and stealing nearly $1 million worth of drugs and other products.
Euless police are searching for the suspects in the New Year’s Eve theft at a Super
Value Pharmacy, which was closed at the time of the crime.
Police believe the pair, wearing dark clothing including hoods, broke into the drug store
and stole a number of prescription drugs. Investigators say the thieves spent as much
as two hours in the store.
Euless police did not immediately return a message Thursday to provide additional
details on the investigation.
