AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDI.NANCE OF THE CITY OF EULESS, TEXAS,
PROVIDING FOR CHANGE OF 6.4 ACRES IN THE T. A. CASH
SURVEY, ABSTRACT 280, FROM "R -5" MULTIPLE FAMILY
DWELLING DISTRICT TO "C -211 COMMUNITY BUSINESS DIS-
TRICT, SUBJECT TO CERTAIN CONDITIONS SUBSEQUENT,
INCLUDING A REVERTER; AMENDING THE ZONING MAP TO
CONFORM, AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
IT IS HEREBY ORDERED that the Official District Zoning Map of the City of
Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows:
'That the zoning classification of a tract of land out of the T. A. Cash
Survey, Abstract 280, Tarrant County, Texas, being more particularly described
as follows:
BEGINNING at the Southwest corner of the said 10.78 acre tract;
THENCE South 890 35' East a distance of 371.94 feet to the South-
east corner of the said 10.78 acre tract;
THENCE North 00 43' West a distance of about 749.47 feet;
THENCE North 890 35' West a distance of about 371.94 feet to a
point on the West line of said 10.78 acre tract being South " '3
!vest a distance of 400.0 feet from a concrete monument in t-he Soutn
lire of Spur No. 350;
THENCE South 00 43' East a distance of 749.47 feet to place o-F
beginning, containing approximately 6.4 acres of land more or less.

passage of the ordinance effecting the
changes.
B. Construction in substantial compliance with the final
site development plan as approved shall be commenced
within 24 months following final passage of the
ordinance effecting the requested changes.
C. Construction in substantial compliance with the final
site development plan as approved shall have been
substantially completed within 36 months following
final passage of the ordinance effecting the requested
changes.

In the event of failure to comply with any one of such conditions subsequent,
the zoning of the property in question shall automatically revert to its former
use or zoning classification; provided, however, upon the filing of an application
at least 30 days prior to the date in question, and upon good cause shown, the
City Council may, after considering the recommendation of the Planning and Zoning
Commission, grant reasonable extensions of time for compliance with any one or
all of said conditions subsequent.

This ordinance shall be in full force and effect from and after its passage
as provided by the Euless City Charter and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING on the 27th day of July, 1571, at a reu-
lar meeting of the City Council of the City of Euless, Texas; and given Second
Reading, sassed and approved on the 10th day of August, 1971, by a vote of '_
ayes and D nays at a regular meeting of the City Council of the City of Euless,
Texas.
