HomeMy WebLinkAbout413 11-23-1971ORDINANCE NO. 413_ AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS, PROVIDING FOR A CHANGE OF A 4.78 ACRE TRACT OUT OF THE J. P. HALFORD SURVEY, ABSTRACT 711 (TRACT ONE, CRIPPLE CREEK ADDITION) FROM "C -2" COMMUNITY BUSINESS DISTRICT TO "PD" PLANNED DEVELOPMENT DISTRICT; PROVIDING FOR APPLICABLE USES AS SET FORTH IN SECTION 7 -1100 OF THE CITY OF EULESS ZONING ORDINANCE NO. 347; APPROVING DEVELOPMENT PLANS; AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS THAT: IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows: "That the zoning classification of the following described property now zoned "C -2" Community Business District be changed to "PD" Planned Development District: Being a tract or parcel of land situated in the J. P. Halford Survey, Abstract 711, Tarrant County, Texas, and being more particularly described as follows: BEGINNING at the intersection of the East line of Ector Drive with the North line of State Highway No. 350; THENCE N Oo 38' E along the East line of said Ector Drive a distance of 25.95 feet to the beginning of a circular curve to the left having a radius of 650.86 feet; THENCE Northwesterly along said curve and along the East line of said Ector Drive a distance of 307.29 feet to the Southwest corner of Tract 2, Cripple Creek Addition to the City of Euless, Tarrant County, Texas according to plat recorded on Page 38 of Volume 388 -67 in the Tarrant County Deed Records; THENCE East along the South line of said Tract 2 a dis- tance of 225.1 feet to the Southeast corner of said Tract 2; THENCE North a distance of 327.55 feet; THENCE East a distance of 244.35 feet to the West line of Euless Junior High School tract; THENCE S 00 38' W along the West line of said Euless Junior High School tract a distance of 617.67 feet to the North line of said State Highway No. 350 and also being on a curve having a radius of 5554.58 feet; THENCE S 850 46' 49" W along the North line of said State Highway No. 350 and along said curve having a chord distance of 396.32 feet, an arc distance of 396.4 feet to place of beginning, containing 4.78 acres of land more or less. as Specifically set forth in the development plan submitted by Applicant dated September 22, 1971, which development plan is on file in the City of Euless Zoning Records and file attached to Zoning Case No. 216. That such development plan is composed of a Land Use Plan and a Preliminary Plat of Cripple Creek Addition approved by the Euless City Council on July 22, 1969. That such development plan as submitted by Applicant and dated September 22, 1971, is incorporated in this Ordinance by reference and made a part hereof for all purposes as if copied herein verbatim.'' 2. That the applicable uses of land pursuant to the Planned Develop -, ment District hereby created, as permitted by Section 7 -1103 City of Euless Zoning Ordinance No. 347, are as follows: (a) A multi -story office building not to exceed seven (7) stories, (b) With retail sales permitted on the first floor of such building. 3. This ordinance shall be in full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas. PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City Council on November 9, 1971; GIVEN SECOND READING, PASSED AND APPROVED at a regular meeting of the Euless City Council on November 23, 1971, by a vote of 3 ayes and 0 nays.
