JASPER SURVEY, ABSTRACT 861, FROM "R -1" SINGLE FAMILY DWELLING DISTRICT, AND 2.30 ACRES (TRACT 4 -A, BLOCK 3, WILSHIRE VILLAGE SECTION 7), FROM "R -5" MULTIPLE FAMILY DWELLING DISTRICT, TO "PD" PLANNED DEVELOPMENT DISTRICT; PROVIDING FOR APPLICABLE USES AS SET FORTH IN SECTION 7-1100 OF CITY OF EULESS ZONING ORDINANCE NO. 347; APPROVING DEVELOPMENT PLANS; AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT: The official district zoning map of the City of Euless, Texas, be- ing an integral part of the City of Euless Zoning Ordinance No. 347, be amended to provide that the zoning classification of the 29.6449 acre tract of land now zoned "R -1" Single Family Dwelling District and the 2.30 acre tract of land now zoned "R -5" Multiple Family Dwelling Dis- trict, being more fully described in the Exhibit "A" attached to this Zoning Ordinance and incorporated herein by reference, be changed to "PD" Planned Development District, as specifically set forth in the development plan submitted by Applicant dated November 23, 1971, which development plan is on file in the City of Euless Zoning Records-and file attached to Zoning Case No. 215. That such development plan as submitted by Applicant and dated November 23, 1971, is incorporated in this Ordinance by reference and made a part hereof for all purposes as if copied herein verbatim. 2. That the applicable uses of land pursuant to the Planned Develop- ment District hereby created, as permitted by Section 7 -1103 City of Euless Zoning Ordinance No. 347, are as follows: (a) Limited to those uses permitted in "C -1" Neighborhood Business Districts by Section 7 -401 City of Euless Zoning Ordinance No. 347 3. That height restrictions placed on buildings located within the Planned Development District hereby created are as follows: (a) Height of buildings located within the North 900 feet shall be limited to a maximum of 10 stories, and (b) Height of buildings located within the South 350 feet shall be limited to a maximum of 3 stories. 4. This ordinance shall be in full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas, and the Euless City Charter provision, Article II, Section 12, requiring that ordinances be read on two separate dates is hereby suspended. PRESENTED AND GIVEN FIRST AND FINAL READING on the fourteenth day of December, 1971, at a Regular Meeting of the Euless City Council, by a vote of 5 ayes and 0 nays. Jasper Survey, A -861, and a 2.30 acre tract (Tract 4A, Block 3),Wilshire Village, Euless, Tarrant County, Texas, and being further described by metes and bounds as follows: BEGINNING at the Northeast corner of Tract 4A, Block 3, Wilshire Village Addition, Euless, Tarrant County, Texas, as recorded in Volume 388 -43, Page 20, Deed Records, Tarrant County, Texas; THENCE North 88 degrees 40 minutes West along the North line of said Tract 4 -A, a distance of 138.09 feet to its Northwest corner; THENCE North 0 degrees 26 minutes 10 seconds East, a distance of 13.9 feet to the South R.O.W. of Spur 350; said point being the Northeast corner of a 40 acre tract recorded in Volume 1178, Page 158, Deed Records, Tarrant County, Texas; THENCE North 89 degrees 41 minutes West, along said Spur 350 R.O.W., a distance of 1052.8 feet to a steel rod; THENCE South 0 degrees 03 minutes 35 seconds East, a distance of 1250.1 feet to a point; THENCE South 89 degrees 45 minutes 45 seconds East, a distance of 1042.85 feet to a point; said point being adjacent to Block 3, Wilshire Village Addition, Euless, Tarrant County, Texas and in the East line of said 40 acre tract; THENCE North 0 degrees 26 minutes 10 seconds East, a distance of 540.4 feet to the Southwest corner of said Tract 4 -A; THENCE South 89 degrees 45 minutes 45 seconds East, a distance of 151.46 feet to the Southeast corner of said Tract 4 -A; said point being in the West line of Wilshire Drive; THENCE North 0 degrees 40 minutes West, a distance of 691.74 feet to the place of beginning and containing 31.9449 acres of land, more or less.
