AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "C -2" COMMUNITY
BUSINESS DISTRICT TO "PD" PLANNED DEVELOPMENT DISTRICT;
PROVIDING FOR DEVELOPMENT OF THIS TRACT OF LAND TO BE
DEVELOPED ACCORDING TO APPROVED PLANS; AMENDING THE
CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT:
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
"That the zoning classification of the following described
property now zoned "C -2" Community Business District be changed to "PD"
Planned Development District:
Field Notes of 5.6622 acre tract of land out of the A. M. Downing
Survey, A -415, Tarrant County, Texas and being part of a tract
from Rubye E. Jones, a feme sole, and Harry F. Austman, et ux,
Opal V. Austman to Austman- Jones, Inc, as recorded in Volume
4294, Page 107, Deed Records Tarrant County, Texas, and being
further described by metes and bounds as follows:
BEGINNING at the Southwest corner of said Austman- Jones, Inc.
Tract; said point also being in the Northerly R.O.W. line of
State Highway #183;
THENCE North 1 degree 04 minutes West, along the West line of
said Austman- Jones, Inc. Tract, 903.56 feet to a steel rod;
THENCE North 88 degrees 48 minutes East, 297.91 feet to a
steel rod at fence corner;
THENCE South 0 degrees 18 minutes 30 seconds East, with fence
line, 784.19 feet to a point in said Northerly R.O.W. line of
State Highway #183;
THENCE Southwesterly, with a curve to the right, radius of
5671.65 feet, and said Northerly R.O.W. line of State Highway
#183, 149.9 feet to the end of said curve, a steel rod;
THENCE South 66 degrees 39 minutes West, and continuing along
said Northerly R.O.W. line of State Highway #183, 162.66 feet
to the place of beginning and containing 5.6622 acres of land,
more or less or 246,647 square feet.
as specifically set forth in the development plan submitted by Applicant
dated May 9, 1973, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 232."

That the applicable use of land pursuant to the Planned Develop-
ment District hereby created, as premitted by Section 7 -1103 City of Euless
Zoning Ordinance No. 347, is as follows:
Mini- warehouses, offices and caretaker's quarters to be
placed on property as presented on plat, with an eight
foot fence around the project and trees and english ivy
placed as agreed by the developer.

That the Planned Development District hereby created, being
Zoning Case No. 232, shall be a planned development in the City of Euless.

This ordinance shall be in full force and effect from and after
its passage as provided by the Euless City Charter and the laws of the
State of Texas.-
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 24th day of July , 1973; GIVEN SECOND
READING, PASSED AND APPROVED at a regular meeting of the Euless City
Council on the 14th day of August 1973, by a vote of _4 ayes
and 1 nays.
