OF THE CITY OF EULESS, TEXAS; PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE FAMILY DWELLING DISTRICT TO "C -2" COMMUNITY BUSINESS DISTRICT ON TRACTS 1, 2 AND 5 AND "SP" SPECIFIC USE FOR TOWNHOUSE ZONING ON TRACTS 3 AND 4; PROVIDING FOR DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT: 1. IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows: "That the zoning classification of the following described property now zoned "R -1" Single Family Dwelling District be changed to "C -2" Community Business District on Tracts 1, 2, and 5 and "SP" Specific Use for Townhouse zoning on Tracts 3 and 4: Tract No. 1 BEING a portion of the A. J. Huitt Survey, Abstract No. 709 and situated about 16 miles northeasterly from the Courthouse of Tarrant County, Texas, part of said tract being a portion of land conveyed to H. K. Huie, Jr. by deed dated July 20, 1970 and recorded in Volume 4907, Page 666 of the Deed Records of Tarrant County, Texas, and more particularly described as follows: BEGINNING at a point for corner, said point being at the intersection of the south right -of -way line of State Highway 183 and the east right -of -way line of Huntington Drive; THENCE South Oo 49' West 51.8 feet along the east line of Huntington Drive to the beginning of a curve to the right having a central angle of 280 13' and a radius of 487.66 feet; THENCE along the east line of Huntington Drive and said curve for a distance of 240.2 feet to the end of said curve; THENCE South 290 02' West 51.2 feet along the east line of Huntington Drive to the beginning of a curve to the left having a central angle of 22" 31' and a radius of 321.48 feet; THENCE along the east line of Huntington Drive and said curve for a distance of 126.3 feet to the end of said curve; THENCE South 60 31' West 37:53 feet along the east line of Huntington Drive to a point for corner; THENCE South 880 54' West 195.03 feet across Huntington Drive and along the north right -of -way line of Alexander Lane to a point for corner; THENCE North l0 06' West 496.9 feet to a point in the south right - of -way line of State Highway 183 for corner; THENCE South 890 10' East 336.9 feet along the south line of State Highway 183 and across Huntington Drive to the PLACE OF BEGINNING and containing approximately 3.08 acres of land. Tract No. 2 BEING a portion of the A. J. Huitt Survey, Abstract No. 709 and situated about 16 miles northeasterly from the Courthouse of Tarrant County, Texas, part of said tract being a portion of the land conveyed to H. K. Huie, Jr. by deed dated July 20, 1970 and recorded in Volume 4907, Page 666 of the Deed Records of Tarrant County, Texas and more particularly described as follows: COMMENCING at a point, said point being at the intersection of the south right -of -way line of State Highway 183 and the east right -of- way of Huntington Drive; THENCE South 0 49' West 51.8 feet along the east line of Huntington Drive to the beginning of a curve to the right having a central angle of 280 13' and a radius of 487.66 feet; THENCE along the east line of Huntington Drive and said curve for a distance of 240.2 feet to the end of said curve; THENCE South 290 02' West 8.0 feet along,the east line of Huntington Drive to its intersection with the middle of a natural surface drain flowing southeasterly for a PLACE OF BEGINNING; THENCE in a generally southeasterly direction, down the middle of said natural surface drain with its meanders and along the common Euless and Fort Worth City limit lines 1,350 feet, more or less, to a point for corner at its intersection with the northerly line of a 50 feet wide drainage and utility easement adjacent to Lots 10,11, and 12 in Block 9 of Huntington Place Addition; said point being located in the middle of the 50' easement; THENCE South 650 24' West 330.0 feet to a point for corner; THENCE South 720 16' West 24.1 feet to a point for corner; THENCE North 130 10' 54" West 116.48 feet to a point for corner; THENCE North 10 06' West 821.04 feet to the beginning of a curve to the left having a central angle of 1130 30' and a radius of 121.480 feet; THENCE in a North and Westerly direction along said curve 240.63 feet to a point in the existing north line of Alexander Lane; - 2 - THENCE South 650 24' West along the north line of Alexander Lane 29.5 feet to the beginning of a curve to the,right having a central angle of 230 30' and a radius of 183.65 feet; THENCE in a South and Westerly direction along said curve and the north line of Alexander Lane 75.3 feet to a point in the east right -of -way line of Huntington Drive for corner; THENCE North 60 31' East along the east right -of -way line of Huntington Drive 172.3 feet to the beginning of a curve to the right having a central angle of 220 31' and a radius of 321.48 feet; THENCE along the east right -of -way line of Huntington Drive, and said curve for a distance of 126.3 feet to the end of said curve; THENCE North 290 02' East along the east right -of -way line of Huntington Drive 43.2 feet to the PLACE OF BEGINNING and containing approximately 5.7 acres of land. Tract No. 3 BEGINNING at the intersection of the east right -of -way line of Huntington Drive and the north right -of -way line of Alexander Lane as recorded in plot of Huntington Place Addition in Volume 388 -34, Page 71, of the Deed Records of Tarrant County, Texas; THENCE in an East and Northerly direction along the north line of Alexander Lane and a curve to the left having a central angle of 230 30' and a radius of 183.65 feet for a distance of 75.3 feet to a point for corner; THENCE North 650 24' East along the north line of Alexander Lane' 29.5 feet to the beginning of a curve. to the right having a central angle of 1130 30' and a radius of 121.48 feet; THENCE in an East and Southerly direction along said curve 240.63 feet to a point for corner; THENCE South 10 06' East 821.04 feet to a point for corner: THENCE South 130 10'54" East 116.48 feet to a point for corner, said point also being the northeast corner of Lot 6, Block 9, of HUNTINGTON PLACE; THENCE South 720 16' West with the north line of Lots 4 through 6, Block 9, of HUNTINGTON PLACE 182.0 feet to a point in the east lire of Lot 2, Block 9 HUNTINGTON PLACE; - 3 - THENCE North 10 06' West w1th the east and 9, HUNTINGTON PLACE, plat of which 388-34, Page 71 of the Deed Records of 1052.6 feet to the northeast corner of HUNTINGTON PLACE, said point also bein way line of Alexander Lane; line of Blocks 4, 6, 8, is recorded in Volume Tarrant County, Texas Lot 3, Block 4, g in the south right -of- THENCE South 650 24' West along the south right -of -way line of Alexander Drive 29.2 feet to the beginning of a curve to the right having a central angle of 230 30' and a radius of 233.65 feet; THENCE in a South and Westerly direction along said curve and the south right -of -way line of Alexander Lane 95.8 feet to a point in the east right -of -way line of Huntington Drive, said point also being the northwest corner of Lot 3, Block 4, HUNTINGTON PLACE; THENCE North 10 06' West across Alexander Lane and along Huntington Drive 50.0 feet to the PLACE OF BEGINNING and containing approximately 3.8 acres of land. That the applicable use of land pursuant to the - "C -2" Community Business District and the Specific Use for Townhouse Development as permitted by City of Euless Zoning Ordinance No. 347, with the following stipulation: A diagonal setback from the south right -of -way line of Alexander Lane diagonally across Huntington Drive to a point twenty -five (25) feet north of the north right -of- way line of Alexander Lane. 3. This ordinance shall be in full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas. PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City Council on the 14th day of May, 1974; GIVEN SECOND READING, PASSED AND APPROVED at a regular meeting of the Euless City Council on the 28th day of May, 1974 by a vote of 3 ayes and 0 nays.
