HomeMy WebLinkAbout471 05-28-1974ORDINANCE NO. 471 AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE FAMILY DWELLING DISTRICT TO "PD" PLANNED DEVELOPMENT FOR WAREHOUSE SPACE; PROVIDING FOR DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT: 1. IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows: "That the zoning classification of.the following described property now zoned "11-1" Single Family Dwelling District be changed to "PD" Planned Development for Warehouse Space on property described as follows: BEGINNING at the Southwest corner of the A. J. Huitt Survey Abstract No. as conveyed to Ralph G. Campbell, by in Volume 3485, page 237 of the Deed Texas, being the southwest corner of tract. a 3.66 acre tract of land in S84, Tarrant County, Texas, deed of record recorded Records of Tarrant County, the herein described THENCE: North l0 30" west with the west line of said tract a distance of 1153.70' to an iron. THENCE: East a distance of 250.47' to an iron on the southwest corner of a tract of land in said Huitt Survey as conveyed to Ralph G. Campbell by deed of Record recorded in Volume 3486, page 238 of said Deed Records. THENCE: With the west line of said tract North 10 30" west (Deed Call N 10 41' West) a distance of 200.0' to an iron on the south line of old Bedford Euless Road (County Road No. 3020). THENCE: With said south line east a distance of 60.0' to an iron. THENCE: South l0 41" east a distance of 200.0' to an iron. THENCE: East a distance of 122.0' to an iron in the west line of Block 6, Park Crestmoor Addition to the City of Euless, Tarrant County, Texas. THENCE: South 10 41" east along said west line a distance of 1140.97' to an iron. THENCE: South 880 19" west a distance of 436.6' to an iron, the place of beginning, containing 11.728 acres of land more or less. as specifically set forth in the development plan submitted by Applicant dated March 24, 1974, which development plan is on file in the City of Euless Zoning Records and file attached to Zoning Case No. 241." 2. That the applicable use of land pursuant to the "PD" Planned Development for commercial use to provide warehouse space for wholesale distributors, service contractors and similar type businesses and some small amount of retail space as permitted by City of Euless Zoning Ordinance No. 347, with the following requirements: 1. Permanent lock to be put on the gates on Park Drive and Westward Way with only the owner and the Fire Marshal to have a key. 2. Aggregate on screen fence to be on the exterior of the Planned Development. 3. The five (5) foot utility easement be dedicated on the east side of said property and that within the five (5) foot easement existing trees be allowed to remain with the exception of where the Planned Development owner is to pave and the property owners be allowed to extend side yard fences across the five (5) foot utility easement - if property owner does not wish to extend side yard fences, Planned Development property owners shall pave his five (5) foot easement. 4. There are to be no roof top signs and buildings 8, 9, 10, 11 and 12 shall have no signs higher than six (6) feet from ground level on east side. 5. To comply with all Fire Marshal requirements. 6. No trash containers to be located adjacent to screening fence. 3. This ordinance shall be in full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas. - 2 - PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City Council on the 14th day of May, 1974; GIVEN SECOND READING, PASSED AND APPROVED at a regular meeting of the Euless City Council on the 28th day of May, 1974 by a vote of 4 ayes and 0 nays.
