AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "R -1'" SINGLE
FAMILY DWELLING DISTRICT TO "C -21" COMMUNITY BUSINESS
DISTRICT: PROVIDING FOR DEVELOPMENT OF THIS TRACT OF
LAND TO BE DEVELOPED ACCORDING TO APPROVED PLANS;
AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING
AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT:
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
"That the zoning classification of the following described property
now zoned "R -11" Single Family Dwelling District be changed to "C -21" Community
Business District on property described as follows:
FIELD NOTES of part of Tract A, Block 1, Oak Crest Estates Addition
to the Cities of Fort Worth and Euless, Tarrant County, Texas,
according to the plat recorded in Volume 388 -14, Page 29, Deed
Records, Tarrant County, Texas, and being further described by metes
and bounds as follows:
BEGINNING at the Northwest corner of Lot 2 -R -1, Block 1, same being
the Northeast corner of Lot 3 -R -1, Block 1, Oak Crest Estates Addition
according to a revision plat as recorded ,in Volume 388 -17, Page 649,
Deed Records,.Tarrant County, Texas, said corner being in the South
line of said Tract A;
THENCE North 88 degrees-54 minutes East, along the South line of said
Tract A, 165.0 feet to the Northeast corner of Lot 1 -R of said Block
1; same being the Southeast corner of Tract A, and being in the west
R. 0. W. line of Dickey Drive;
THENCE Northerly, along said west R. 0. W. line of Dickey Drive, with
a curve to the left, radius of 230.5 feet, 61.1 feet to a steel rod for
corner;
THENCE South 88 degrees 54 minutes West, 156.6 feet to a steel rod for
corner;
THENCE South 1 degree 06 minutes East, 60.0 feet to the place of
beginning.
as specifically set forth in the development plan as submitted by Applicant
dated January 14, 1975, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 245.1'

Any person violating the provisions of this Ordinance, or the
amendments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a Misdemeanor and shall be liable to a fine of not more than
Two Hundred Dollars ($200.00), and each day such violation shall be
permitted to exist shall constitute a separate offense, as provided by
Ordinance No. 347 and subsequent amendments of the Euless City Charter and
Statutes of the State of Texas.

This ordinance shall be in full force and effect from and after its
passage as provided by the Euless City Charter and the laws of the State
of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 25th day of March, 1975; GIVEN SECOND READING,
PASSED AND APPROVED at a regular meeting of the Euless City Council on the
8th day of April 1975, by a vote of 4 ayes and 0 nays
and 1 abstain.
