HomeMy WebLinkAbout488 06-10-1975ORDINANCE NO. 488 AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTI- FIED AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; PROVIDING FOR A CHANGE OF ZONING FROM R-1" SINGLE - FAMILY DWELLING DISTRICT TO "PD" PLANNED DEVELOPMENT DISTRICT; PROVIDING FOR A DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT; IT IS HEREBY ORDERED that the Official District Zoning Map of the City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as follows: "That the zoning classification of the following described property now zoned "R -1" Single - Family Dwelling District be changed to "PD" Planned Development District: APARTMENT TRACTS FIELD NOTES for two tracts of land situated in the B. F. Crowley Survey, Abstract 320 and being also in the Ray Shelton Subdivision, an addition to the City of Euless, Tarrant County, Texas, as recorded in Volume 1792, Page 93, Plat Records, Tarrant County, Texas, said tract consisting of parts of Tracts 9, 10, 11 and 12 of said Subdivision; and being more particularly described as follows: TRACT 1 BEGINNING at a point in the south line of Tract 12 of the said Ray Shelton Subdivision, said point being East along the south line of said Tract 12 a distance of 321.00 feet from the southwest corner of said Tract 12 and the east R.O.W. line of North Main Street; THENCE North 0 degrees 15 minutes 00 seconds East a distance of 330.00 feet to a point in the north line of said Tract 12; THENCE West along said north line a distance of 126.00 feet to a point, the southeast corner of the City of Euless well and elevated storage tank 0.626 acre tract; THENCE North 0 degrees 15 minutes 00 seconds East with the east line of said 0.626 acre tract 140.00 feet to a point; THENCE West along the north line of said 0.626 acre tract 30.00 feet to a point; 0 THENCE North 0 degrees 15 minutes 00 seconds East a distance of 337.72 feet to an angle point; THENCE North 25 degrees 34 minutes 13 seconds East a distance of 565.83 feet to a point in the north line of said Tract 9; THENCE South 89 degrees 44 minutes 16 seconds East along said north line a distance of 690.01 feet to a point; THENCE South 0 degrees 15 minutes 00 seconds West a distance of 140.00 feet to a point; THENCE South 42 degrees 06 minutes 26 seconds West a distance of 68.07 feet to a point; THENCE South 0 degrees 15 minutes 00 seconds West a distance of 134.48 feet to a point in the north line of Tract 10 of said Shelton Subdivision; THENCE East along said north line a distance of 259.41 feet to the northeast corner of said Tract 10; THENCE South 0 degrees 15 minutes 00 seconds West with the east lines of Tracts 10, 11 and 12 a distance of 990.00 feet to the common point of Tracts 4, 5, 13 and 12 of said Shelton Subdivision; THENCE West along the south line of said Tract 12 a distance of 990.00 feet to the Point of Beginning, containing 1,314,571 square feet (30.1784 acres) of land, more or less. TRACT 2 BEGINNING at a point in the east R.O.W. line of North Main Street said point being also North 0 degrees 15 minutes 00 seconds East along.said R.O.W. line 118.87 feet from the south- west corner of said Tract 10, and also being in the centerline of a certain 33.00 foot wide easement in favor of the Sinclair Pipe Line Company as recorded in Volume 3697, Page 623, Deed Records, Tarrant County, Texas; THENCE North 0 degrees 15 minutes 00 seconds East along said east R.O.W. line a distance of 541.13 feet to a point, the northwest corner of said Tract 9; THENCE South 89 degrees 44 minutes 16 seconds East along said north line a distance of 256.00 feet to a point on the center- line of said easement; THENCE South 25 degrees 34 minutes 13 seconds West along said centerline a distance of 598.58 feet to the Point of Beginning, containing 69,265 square feet (1.5901 acres) of land, more or less. SINGLE FAMILY TRACT FIELD NOTES for a tract of land situated in the B. F. Crowley Survey, Abstract 320 and being also in the Ray Shelton Subdivision, an addition to the City of Euless Tarrant County, Texas, as recorded in Volume 1792, Page 93, Plat Records, Tarrant County, Texas, said tract con- sisting of parts of Tracts 9, 10, and 11 of said Sub- division, and being more particularly described as follows: BEGINNING at a point in the east R.O.W. line of North Main Street said point being the northwest corner of the City of Euless well and elevated storage tank 0.626 acre tract; THENCE North 0 degrees 15 minutes 00 seconds East along said East R.O.W. line a distance of 308.87 feet to a point on the centerline of certain 33.00 foot wide easement in favor of the Sinclair Pipe Line Company as recorded in Volume 3697, Page 623 Deed Records, Tarrant County, Texas; THENCE North 25 degrees 34 minutes 13 seconds West along said centerline a distance of 598.58 feet to a point in the north line of said Tract 9; THENCE South 89 degrees 44 minutes 16 seconds East along said north line a distance of 150.99 feet to a point; THENCE South 25 degrees 34 minutes 13 seconds West a dis- tance of 565.83 feet to an angle point; THENCE South 0 degrees 15 minutes 00 seconds West a distance of 337.72 feet to a point in the north line of said City of Euless 0.626 acre tract; THENCE West along said north line a distance of 165.00 feet to the Point of Beginning, containing 132,814 square feet (3.0490 acres) of land, more or less. as specially set forth in the development plan submitted by Applicant dated January 5, 1975, which development plan is on file in the City of Euless Zoning Records and file attached to Zoning Case No. 244." 2. That the applicable use of land pursuant to the Planned Develop- ment District hereby created, as permitted by Section 7 -1103 City of Euless Zoning Ordinance No. 347, is as follows: 1. That there be no entrance from North Main Street to Lots 1 - 10. 2. That five lots are to be built upon by developer in Phase 1. A 3. That Lots 1 - 10 have a minimum of 2,000 square feet per dwelling. 4. That at final platting, a development schedule is to be submitted subject to approval. 3. That the Planned Development District hereby created, being Zoning Case No. 244, shall be a planned development in the City of Euless. 4. This ordinance shall be in full force and effect from and after its passage as provided by the Euless City Charter and the laws of the State of Texas. PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City Council on the 27th day of May 1975; GIVEN SECOND READING, PASSED AND APPROVED at a regular meeting of the Euless City Council on the 10th day of June 1975, by a vote of 1 ayes and 1 nays.
