AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE
FAMILY DWELLING DISTRICT TO "C -1" NEIGHBORHOOD BUSINESS
DISTRICT TO INCLUDE MENDICAL AND DENTAL RELATED FACILITIES
EXCLUDING VETERINARIAN FACILITIES; PROVIDING FOR
DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED
ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF EULESS
ZONING MAP AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS.THAT:
1.
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended to read
as follows:
"That the zoning classification of the following described property
now zoned "R -1" Single Family Dwelling District be changed to "C -1" Neighborhood
Business District to include medical and dental related facilities, excluding
veterinarian facilities on property described as follows:
The following described tract or parcel of land situated in the
T. A. Cash Survey, Abstract 280, Tarrant County, Texas and being
more particularly described as follows:
BEGINNING at an iron rod at the Southeast corner of Tract 4,
H. E. B. Medical Center, to the City of Bedford, Tarrant County,
Texas according to plat recorded on Page 6 of Volume 388-56 in
the Tarrant County Deed Records;
THENCE N 000 10' W along the East line of said H. E. B. Medical
Center a distance of 1610.18 feet;
THENCE N 890 16' E a distance of 122.56 feet to the Southwest
corner of Westpark Central Addition, to the City of Euless,
Tarrant County, Texas, according to plat recorded on Page
48 of Volume 388 -88 in the Tarrant County Deed Records;
THENCE S 890 14' E along the South line of said Westpark Central
Addition a distance of 651.57 feet;
THENCE S 890 38' E along the South line of said Westpark Central
Addition a distance of 50.08 feet;
THENCE S 00° 43' E a distance of 322.85 feet to the beginning
of a curve having a radius of 2351.95 feet;
THENCE along said curve a distance of 1348.27 feet;
THENCE N 890 57' W a distance of 463.73 feet to the place of
beginning, containing 27.14 acres of land more or less
as specifically set forth in the development plan as submitted by Applicant
dated October 20, 1977, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 265.

Any person violating the provisions of this Ordinance, or the
amendments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a misdemeanor and shall be liable to a fine of not more than
Two Hundred Dollars ($200.00), and each day such violation shall be permitted
to exist shall constitute a separate offense, as provided by Ordinance No.
347 and subsequent amendments of the Euless City Charter and Statutes of
the State of Texas.
3.
This ordinance shall be in full force and effect from and after
its passage as provided by the Euless City Charter and the laws of the State
of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the_22nd day of November, 1977; GIVEN SECOND READING,
PASSED AND APPROVED at a regular meeting of the Euless City Council on the
13th day of December , 1977, by a vote of 5 ayes and 0 nays.
