AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE
FAMILY DWELLING DISTRICT TO "C -l" NEIGHBORHOOD
BUSINESS DISTRICT, "C -2" COMMUNITY BUSINESS DISTRICT,
AND "L -1" LIMITED INDUSTRIAL DISTRICT; PROVIDING FOR
DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED
ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF
EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT:
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended to read
as follows:
"That the zoning classification of the following described
property, now zoned "R -l" Single Family Dwelling District
be changed to "C -1" Neighborhood Business District, "C -2"
Community Business District, and "L -1" Limited Industrial
District on property described as follows:
"C -1" Neighborhood Business District
All that certain tract or parcel of land lying and being
situated in the Soloman Huitt Survey, Abstract 705,
Tarrant County, Texas, said tract or parcel of land being
part of a tract of land conveyed to Tarrant Land Company
by Hazel Fay Eden, a widow; Lavinia Eden Scott, and husband,
Vernon D. Scott; Hazel M. Eden, a feme sole and Johnny
Floyd Eden (Tract No. 1) by deed filed August 10, 1951
in Volume 2341, Page 361 of the Deed Records of Tarrant
County, Texas and also part of a tract of land as con-
veyed to Tarrant Land Company by Allen L. King et ux, by
deed dated January 31, 1952, and recorded in Volume 2400,
Page 622, Deed Records, Tarrant County, Texas, said tract
or parcel of land being more particularly described by
metes and bounds as follows:
BEGINNING at a steel rod in the present North right of way
line of Spur 350 (being established by right -of -way deed
to the State of Texas, Volume 4268, Page 651), same point
being on the West line of the above mentioned King tract,
and 97.61 feet North of the most Northerly Southwest corner
of said tract;
THENCE North 0 degrees 57 minutes 40 seconds East along
the West line of said King to Tarrant Land Company tract
and the East line of Westwood Village an addition to
the City of Euless, Tarrant County, Texas, a distance of
1121.38 feet to a 1 inch iron pipe for corner;
THENCE South 89 degrees 34 minutes East, with fence,
150.01 feet to a point;
THENCE South 0 degrees 57 minutes 40 seconds West 1128.03
feet to a point in the North right of way line of said
Spur 350;
THENCE North 87 degrees 01 minutes 35 seconds West, with
said right of way, 150.09 feet to the place of beginning
and containing 3.87 acres (168,706 square feet) of land,
more or less.
"C -2" Community Business District
All that certain tract or parcel of land lying and being
situated in the Soloman Huitt Survey, Abstract 705,
Tarrant County, Texas, said tract or parcel of land being
part of a tract of land conveyed to Tarrant Land Company
by Hazel Fay Eden, a widow; Lavinia Eden Scott, and husband,
Vernon D. Scott; Hazel M. Eden, a feme sole and Johnny

of said tract;
THENCE South 87 degrees 01 minutes 35 seconds East 150.01
feet, with said North right of way, to the POINT OF BEGINNING
of the HEREIN DESCRIBED TRACT;
THENCE North 0 degrees 57 mintues 40 seconds East 580.47
feet to a point;
THENCE South 89 degrees 02 minutes 20 seconds East 384.67
feet to a point;

THENCE South 0 degrees 07 minutes 40 seconds West 558.'71
feet to a point in the North right of way line of Spur
350, said point being on a curve;
THENCE with said curve, radius of 829.2 feet, Westerly a
distance of 85.99 feet to point of a reverse curve;
THENCE with said reverse curve right, radius of 1380.39
feet, a distance of 258.22 feet to end of said curve;
THENCE North 87 degrees 01 minutes 35 seconds West a
distance of 49.92 feet to the place of beginnging and
containing 5.14 acrea (223,769 square feet) of land,
more or less.
"L -1" Limited Industrial District
All that certain tract or parcel of land lying and being
situated in the Soloman Huitt Survey, Abstract 705,
Tarrant County, Texas, said tract or parcel of land being
part of a tract of land conveyed, to Tarrant Land Company
by Hazel Fay Eden, a widow; Lavinia Eden Scott, and husband,
Vernon D. Scott; Hazel M. Eden, a feme sole and Johnny
Flody Eden (Tract No. 1) by deed filed August 10, 1951 in
Volume 2341, Page 361 of the Deed Records of Tarrant County,
Texas, and also part of a tract of land as conveyed to
Tarrant Land Company by Allen L. King et ux, by deed dated
Jnauary 31, 1952, and recorded in Volume 2400, Page 622,
Deed Records, Tarrant County, Texas, said tract or parcel of
land being more particularly described by metes and bounds
as follows:
COMMENCING at a steel rod in the present North right of way
line of Spur 350 (being established by right -of -way Deed
to the State of Texas, Volume 4268, Page 651), same point
being on the West line of the above mentioned King tract,
and 97.61 feet North of the most Northerly Southwest corner
of said tract;
THENCE North 0 degrees 57 minutes 40 seconds East 1121.38
feet to a point;
THENCE South 89 degrees 34 minutes East 150.01 feet to the
POINT OF BEGINNING of the HEREIN DESCRIBED TRACT;
THENCE South 89 degrees 34 minutes East 376.67 feet to
a point;
THENCE South 0 degrees 07 minutes 40 seconds West 551.09
feet to a point;

THENCE North 89 degrees 02 minutes 20 seconds West 384.67
feet to a point;
THENCE North 0 degrees 57 minutes 40 seconds East 547.56
feet to the place of beginning and containing 4.80 acres
(209,104 square feet) of land, more or less.
as specifically set forth in the development plan as submitted by Applicant
dated March 20, 1978, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 268.

That the applicable use of land pursuant to the ''C -1" Neighbor-
hood Business District as permitted by City of Euless Zoning Ordinance No.
347, with the following stipulations:
1. Fuller Drive will be terminated at the west
property line.
2. All windows on or above the second story of
any building will be screened from visual
access to the residential property to the
west, but not to interfere with natural light.
3. A masonry screening fence will be constructed
between the residential development to the
west and the commercial development.

Any person violating the provisions of this Ordinance, or the
amendments to the Euless City Charter of 1962 hereby made, shall be deemed
guilty of a misdemeanor and shall be liable to a fine of not more than
Two Hundred Dollars ($200.00), and each day such violation shall be permitted
to exist shall constitute a separate offense, as provided by Ordinance No.
347 and subsequent amendments of the Euless City Charter and Statutes of
the State of Texas.
4.
This ordinance shall be in full force and effect from and after
its passage as provided by the Euless City Charter and the laws of the State
of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 9th day of May, 1978; GIVEN SECOND READING, PASSED
AND APPROVED at a regular meeting of the Euless City Council on the 23rd day
of May, 1978, by a vote of 5 ayes and 0 nays.
