AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE
FAMILY DWELLING DISTRICT TO "C -1" NEIGHBORHOOD BUSINESS
DISTRICT AND "C -2" COMMUNITY BUSINESS DISTRICT; PROVIDING
FOR DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED
ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF EULESS
ZONING MAP AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS THAT:
1.
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
"That the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
be changed to "C -1" Neighborhood Business District and
"C -2" Community Business District on property described
as follows:
TRACT NO. 1 - "C -2" Community Business District
BEING a tract of land out of the J. E. Cummings Survey, Abstract
No. 302, in the City of Euless, Tarrant County, Texas, being
described as follows:
BEGINNING at an iron pin at the intersection of the East line
of F. M. Highway No. 157 and the North line of Harwood Road,
said point being Northerly 47 feet and Easterly 50 feet from
the Southwest corner of said survey;
THENCE North 0 degrees 02 minutes 42 seconds West with the East
line of said Highway No. 157, 1268.0 feet to a point for corner
in the centerline of proposed Glenn Drive;
THENCE South 88 degrees 17 minutes 14 seconds East 205.0 feet;
THENCE South 0 degrees 02 minutes 42 seconds East 145.0 feet;
THENCE South 88 degrees 17 minutes 14 seconds East 295.0 feet;
THENCE South 0 degrees 02 minutes 42 seconds East 1123.0 feet
to a point for corner in the Northerly R.O.W. line of Harwood
Road;
THENCE North 88 degrees 17 minutes 14 seconds West along said
R.O.W., 500.0 feet to the place of beginning and containing
13.565 acres of land.
TRACT NO. 2 - "C -2" Community Business District
BEING a tract of land out of the J. E. Cummings Survey, Abstract
No. 302, in the City of Euless, Tarrant County, Texas, being
described as follows:
COMMENCING at an iron pin at the intersection of the East line
of F. M. Highway No. 157 and the North line of Harwood Road,
said point being Northerly 47 feet and Easterly 50 feet from
the Southwest corner of said survey;
THENCE North 0 degrees 02 minutes 42 seconds West 1268.0 feet
to the Place of Beginning of Tract Being Described:
THENCE North 0 degrees 02 minutes 42 seconds West along East
line of F. M. Highway No. 157, 200.0 feet to a point for corner;
THENCE South 88 degrees 17 minutes 14 seconds East a distance
of 205.0 feet to a point for corner;
THENCE South 0 degrees 02 minutes 42 seconds East 200.0 feet
to a point for corner in the proposed centerline of Glenn
Drive;
THENCE North 88 degrees 17 minutes 14 seconds West 205.0 feet
to the place of beginning and containing .94 acres of land.

BEING a tract of land out of the J. E. Cummings Survey, Abstract
No. 302, in the City of Euless, Tarrant County, Texas, being
described as follows:
COMMENCING at an iron pin at the intersection of the East line
of F. M. Highway No. 157 and the North line of Harwood Road,
said point being Northerly 47 feet and Easterly 50 feet from
the Southwest corner of said survey;
THENCE North 0 degrees 02 minutes 42 seconds West 1468.0 feet
to the Place of Beginning of Tract Being Described:

BEING a tract of land out of the J. E. Cummings Survey, Abstract
No. 302, in the City of Euless, Tarrant County, Texas, being
described as follows:
COMMENCING at an iron pin at the intersection of the East line
of F. M. Highway No. 157 and the North line of Harwood Road,
said point being Northerly 47 feet and Easterly 50 feet from
the Southwest corner of said survey;
THENCE North 0 degrees 02 minutes 42 seconds West 2403.0 feet
to the Place of Beginning of Tract Being Described;
THENCE North 0 degrees 02 minutes 42 seconds West 200.0 feet
to a point for corner in the centerline of Cummings Road
(County Road No. 3093);
THENCE South 89 degrees 46 minutes 9 seconds East 205.0 feet
to a point for corner;
THENCE South 0 degrees 2 minutes 42 seconds East 200.0 feet
to a point for corner.
THENCE North 88 degrees 17 minutes 14 seconds West 205.0 feet
to the place of beginning and containing .94 acres of land.
TRACT NO. 5 - ''C -1" Neighborhood Business District
BEING a tract of land out of the J. E. Cummings Survey,
Abstract No. 302, in the City of Euless, Tarrant County,
Texas, being described as follows:
COMMENCING at an iron pin at the intersection of the East
line of F. M. Highway No. 157 and the North line of Harwood
Road, said point being Northerly 47 feet and Easterly 50
feet from the Southwest corner of said survey;
THENCE South 88 degrees 17 minutes 14 seconds East 500.0
feet to the Place of Beginning of Tract Being Described;
THENCE North 0 degrees 02 minutes 42 seconds West 253.0
feet to a point for corner;
THENCE South 88 degrees 17 minutes 14 seconds East 170.0
feet to a point for corner;
THENCE South 0 degrees 02 minutes 42 seconds East 253.0 feet
to a point for corner in the North line of Harwood Road;
THENCE North 88 degrees 17 minutes 14 seconds West 170.0
feet to the place of beginning and containing 0.99 acres
of land.
as specifically set forth in the development plan as submitted by Applicant
dated September 7, 1978, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 273."

Any person violating the provisions of this ordinance, or the
amendments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a misdemeanor and shall be liable to a fine of not more than
Two Hundred Dollars ($200.00) and each day such violation shall be permitted
to exist shall constitute a separate offense, as provided by Ordinance No.
347 and subsequent amendments of the Euless City Charter and Statutes of
the State of Texas.

This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of
the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 28th day of November, 1978; GIVEN SECOND
READING, PASSED AND APPROVED at a regular meeting of the Euless City
Council on the 12th day of December, 1978, by a vote of 3 ayes and
0 nays.
