AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
PROVIDING FOR A CHANGE OF ZONING FROM "R -1" SINGLE
FAMILY DWELLING DISTRICT TO "R -1" SINGLE FAMILY
DWELLING DISTRICT WITH A SPECIFIC USE PERMIT FOR
COMMUNITY UNIT DEVELOPMENT WITH "R -3" DENSITY;
PROVIDING FOR DEVELOPMENT OF THIS TRACT OF LAND
TO BE DEVELOPED ACCORDING TO APPROVED PLANS;
AMENDING THE CITY OF EULESS ZONING MAP AND
PROVIDING AN EFFECTIVE DALE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT:
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended to
read as follows:
THAT the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
be changed to "R -1" Single Family Dwelling District with
a Specific Use Permit for Community Unit Development with
"R -3" Density on property described as follows:
Being a tract of land out of the R. D. Price Survey, Abstract
No. 1206, Tarrant County, Texas, and being more particularly
described as follows:
BEGINNING at the northwest corner of a 14.457 acre tract of
land recorded in Volume 4152 at Page 101 of the Deed Records
of Tarrant County, Texas;
THENCE North 12 degrees, 41 minutes, 50 second, west, 319.39
feet to a point;
THENCE South 78 degrees, 32 minutes, 25 seconds west, 85.81
feet to a point;
THENCE North 22 degrees, 02 minutes, 35 seconds west 193.44
feet to a point;
THENCE North 14 degrees, 04 minutes, 25 seconds west, 50.49

square feet of land, more or less;
as specifically set forth in the development plan as submitted by Applicant
dated October.25, 1979, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 297.

Any person violating the provisions of this ordinance, or the
amendments to the Euless City Charter of 1961 hereby made, shall be deemed
guilty of a misdemeanor and shall be liable to a fine of not more than Two
Hundred Dollars ($200.00) and each day such violation shall be permitted
to exist shall constitute a separate offense, as provided by Ordinance No.
347 and subsequent amendments of the Euless City Charter and Statutes of
the State of Texas.

This ordinance shall be in full force and effect from and after
its passage as provided by the Euless City Charter and the laws of the
State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 11th day of December, 1979; GIVEN SECOND
READING, PASSED AND APPROVED at a regular meeting of the Euless City Council
on the 27th day of December, 1979, by a vote of 4 ayes, 0 nays,
and 0 abstentions.
