AN ORDINANCE AMENDING ORDINANCE NO. 347 IDENTIFIED
AS THE ZONING ORDINANCE OF THE CITY OF EULESS,
TEXAS; PROVIDING FOR A CHANGE OF-ZONING FROM
"R -1" SINGLE FAMILY DWELLING DISTRICT TO "R -2"
TWO- FAMILY DWELLING DISTRICT; PROVIDING FOR
DEVELOPMENT OF THIS TRACT OF LAND TO BE DEVELOPED
ACCORDING TO APPROVED PLANS; AMENDING THE CITY OF
EULESS ZONING MAP AND PROVIDING AN EFFECTIVE DATE.
BE IT-ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS, THAT:
IT IS HEREBY ORDERED that'the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
That the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
be changed to "R -2" Two - Family Dwelling District on property
described as follows:
All that certain tract or parcel of land out of the B. F.
Crowley Survey, Abstract 320, Euless, Tarrant County, Texas,
and being part of 50.0 acre tract conveyed to J. W. Wiser
as recorded in Volume 337, Page 462, Deed Records, Tarrant
County, Texas, and being further described by metes and bounds
as follows:
BEGINNING at a 1 inch pipe in the Westerly right of way line
of County Road #3121 (Fuller - Wiser Road) said pipe being
North 89 degrees 38 minutes 20 seconds West, 25.0 feet from
the Southeast corner of said Wiser Tract;
THENCE North 89 degrees 38 minutes 20 seconds West, 1002.0
feet to a steel rod;
THENCE North 0 degrees 21 minutes 40 seconds East, 230.0 feet
to a steel rod;
THENCE South 89 degrees 38 minutes 20 seconds East, 415.0 feet
to a steel rod;
THENCE North 6 degrees 21 minutes 40 seconds East, 112.0 feet
to a steel rod;
THENCE South 89 degrees 38 minutes 20 seconds East, 282.0 feet
to a steel rod;
THENCE South 0 degrees 21 minutes 40,seconds West, 112.0 feet
to a steel rod;

THENCE South 89 degrees 38 minutes 20 seconds East, 302.92
feet to a steel rod in said County Road #3121 right of
way line;
THENCE South 0 degrees 09 minutes 30 seconds East, 230.01 feet
to the place of beginning and containing 6.010 acres of
land.
as specifically set forth in the development plan as submitted by Applicant
dated March 31, 1980, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 308.

Any person violating the provisions of this ordinance, or
the amendments to the Euless City Charter of 161 hereby made, shall be
deemed guilty of a misdemeanor and shall be liable to a fine of not more
than Two Hundred Dollars ($200.00) and each day such violation shall be
permitted to exist shall constitute a separate offense, as provided by
Ordinance No. 347 and subsequent amendments of the Euless City Charter and
Statutes of the State of Texas.

This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of
the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 13th day of May, 1980, GIVEN SECOND READING,
PASSED AND APPROVED at a regular meeting of -the Euless City Council on
the 27th day of May, 1980, by a vote of 4 ayes and 0 nays.
