AN ORDINANCE AMENDING ORDINANCE NO. 347
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; PROVIDING FOR A
CHANGE OF ZONING FROM "R -1" SINGLE FAMILY
DWELLING DISTRICT AND "PD" PLANNED DEVELOP-
MENT DISTRICT TO "R -1" SINGLE FAMILY DWELLING
DISTRICT WITH A SPECIFIC USE PERMIT FOR COM-
MUNITY UNIT DEVELOPMENT ( "R -4" DENSITY).FOR
VARIABLE HOUSING; PROVIDING FOR DEVELOPMENT
OF THIS TRACT OF LAND TO BE DEVELOPED ACCORD-
ING TO APPROVED SITE PLAN AND THE CONDITIONS
HEREIN SET FORTH; AMENDING THE CITY OF EULESS
ZONING MAP AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS THAT:
I.
IT IS HEREBY ORDERED that the Official District Zoning
Map of the City of Euless, Texas, being a part of Ordinance
No. 347. be amended to read as follows:
That the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
and "PD" Planned Development District be changed to "R -1"
Single Family Dwelling District with a Specific Use Permit
for Community Unit Development with "R -4" Density on property
described as follows:
Being a tract or parcel of land situated in the City of
Euless, Tarrant County Texas; and being part of the Solomon
Huitt Survey, Abstract 705; and also being a part of a tract
of land conveyed to Tarrant Land Company by E. L. Baker by
deed filed August 14, 1951, in Volume 2342, Page 439; and
also being a part of a tract of land conveyed to Tarrant
Land Company by W. J. Eden et ux by deed dated August 6, 1951,
and recorded in Volume 2342, Page 131; all in the Deed Records
of Tarrant County, Texas; and being more particularly described
as follows:
BEGINNING at a point for corner in the easterly line of Main
Street; said point being in a northerly direction along the
easterly line of Main Street a distance of 743.95 feet from
the intersection of the easterly line of Main Street and
the northerly line of Midway Drive (80 feet wide);
THENCE North 00 06' 59" East along the easterly line of
Main Street a distance of 1115.31 feet to a point for
corner, said point being 19.00 feet easterly of the
southwesterly corner of a tract of land conveyed to Jim
Tom Miles et ux by deed filed April 13, 1951, and recorded
in Volume 2304, Page 62, of the Deed Records of Tarrant
County;
THENCE South 890 46' 23" East along the northerly line of
said Eden to Tarrant Land Company tract a distance of
2496.99 feet to a point for corner in the westerly line
of a tract of land conveyed to Joe P. Farina and Jack Pilon
by Amon G. Carter Foundation, Inc., by deed dated June 30,
1967, and recorded in Volume 4431, Page 612, of the Deed
Records of Tarrant County;
THENCE South 00 07' 57" West along the westerly line of
said tract a distance of 689.53 feet to a point for corner;
THENCE South 790 07' West a distance of 1387.94 feet to an
angle point;
THENCE South 490 07' West a distance of 300.00 feet to an
angle point;
THENCE South 790 07' West a distance of 345.00 feet to a
point for corner;
THENCE North 340 53' West a distance of 130.00 feet to a
point for corner;
THENCE North 890 53' 01" West a distance of 494.74 feet to
the place of beginning and containing 55.1301 acres.
as specifically set forth on the Site Plan for Zoning Case
No. 314 as submitted by Applicant and approved by the Director
of Planning and Development on June 17, 1980, which Site Plan
is on file in the City of Euless Zoning Records and file attached
to Zoning Case No. 314.

That the applicable uses of land pursuant to Section 7 -1002
(1) being subject to the following conditions:
1. Single family attached housing conforming to the standards
established in Section 7 -309 City of Euless Zoning Ordi-
nance with no reductions of minimum lot width, lot depth,
or lot area permitted on the western 26.2± acre tract.
2. Uses permitted on the eastern 21.8± acre tract shall be
limited to multi - family housing as permitted in Section
7 -311 City of Euless Zoning Ordinance up to a maximum

density of twenty -six (26) units per acre provided that
the individual lot width, lot depth, and lot area stan-
dards may be reduced not to exceed twenty -five percent
(25 %) from the standards established in Section 7 -302
(5), (6) and (7) City of Euless Zoning Ordinance, and
further provided that the sum of these reductions in
individual lot area shall not exceed the seven (7) acre
proposed permanent community open space in conformance
with Section 7 -1111 (2) City of Euless Zoning Ordinance.
3. The developer shall submit with any Application for
Building Permit a detailed Site Plan which shall be used
by City Staff to verify the compliance of any proposed
construction with the conditions hereby set. Said
detailed Site Plan shall include but not be limited to
the following:
a. listings of total number of dwelling units to be
grouped per number of bedrooms provided in each
dwelling unit.
b. listings of lot area provided for each dwelling
unit listed in paragraph (a) above.
C. listings of lot area reductions from the minimum
standards prescribed in Section 7 -302 (5) and (6)
City of Euless Zoning Ordinance.
4. The developer shall indicate the limits of the 100 -year
flood plain on both sides of the creek by showing a
proposed drainage easement on his Preliminary Plat of
the property.
5. No fill within the 100 -year flood plain will be permitted.
6. No driveway cuts will be allowed onto North Main Street.
7. The developer will clear the proposed park area of brush
and large obstructions so that it may be mowed. However,
the developer will not be required to cut creek embank-
ments to any assigned slope.
8. The Parks Department will require a minimum width of
dedication of fifty (50) feet to the centerline of the
creek.
9. The developer will furnish a detail of the two -rail
separation fence to meet Parks Department specifications
with his final plat.

10. The developer will be required to build the separation
fence specified in condition 9 above with the public
improvements accompanying the final platting for any
increment of Woodcreek Addition.
11. A note will appear on the face of the final plat on
any increment of Woodcreek Addition restricting private
fences along the rear property line of any lots backing
onto the proposed park.

Any person violating the provisions of this Ordinance, or
the amendments to the Euless City Charter of 1961 hereby made,
shall be deemed guilty of a misdemeanor and shall be liable to
a fine of not more than Two Hundred Dollars ($200.00), and each
day such violation shall be permitted to exist shall constitute
a separate offense, as provided by Ordinance No. 347 and subse-
quent amendments of the Euless City Charter and Statutes of the
State of Texas.
4.
This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the
laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 8th day of July, 1980; GIVEN SECOND
READING, PASSEDAND APPROVED at a regular meeting of the Euless
City Council on the 22ndday of July 1980, by a vote of
5 ayes and 0 nays.
