AN ORDINANCE AMENDING ORDINANCE NO. 347
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; PROVIDING FOR A
CHANGE "OF ZONING FROM "R -1" SINGLE FAMILY
DWELLING DISTRICT TO "L -1" LIMITED INDUSTRIAL
DISTRICT AND "I -1" LIGHT INDUSTRIAL DISTRICT;
PROVIDING FOR DEVELOPMENT OF THIS TRACT OF
LAND TO BE DEVELOPED ACCORDING TO APPROVED
PLANS; AMENDING THE CITY OF EULESS ZONING
MAP; PROVIDING A SEVERABILITY CLAUSE; PROVIDING
A PENALTY AND PROVIDING AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EULESS, TEXAS, THAT:
I.
IT IS HEREBY ORDERED that the Official District Zoning Map
of the City of Euless, Texas, being a part of Ordinance No. 347,
be amended to read as follows:
THAT the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
be changed to "L -1" Limited Industrial District and "I -1"
Light Industrial District on property described as follows:
TRACT A - LIMITED INDUSTRIAL
All that certain tract or parcel of land out of the
Richard Crowley Survey, Abstract 312, Euless, Tarrant
County, Texas; said tract being a portion of a tract
of land described in Volume 4690, Page 850, Deed
Records, Tarrant County, Texas; said portion being
further described by metes and bounds as follows:
Beginning at an "x" cut in concrete at the base of a
fence post in the East right -of -way line of County Road
#3121 (Fuller -Wiser Road); said point being by deed call
480.5 feet North 0 degrees 25 minutes 30 seconds West,
and 5260.04 feet North 89 degrees 44 minutes East of
the Southwest corner of said Crowley Survey;
Thence North 89 degrees 44 minutes East, 835.49 feet;
Thence South.0 degrees 24 minutes 53 seconds East,
455.1 feet to a point in the North right -of -way line of
County Road #3011 (Harwood Road);
Thence South 89 degrees 42 minutes 19 seconds West,
785.49 feet along said North right -of -way to a steel
rod for the beginning of a curve to the right with a
radius of 50.11 feet;
Thence West and North with said curve through a central
angle of 89 degrees 52 minutes 48 seconds an arc distance
of 78.6 feet to a steel rod in the East right -of -way
line of County Road #3121 (Fuller -Wiser Road) for the
end of said curve;
Thence North 0 degrees 24 minutes 53 seconds West, 405.5
feet along said West right -of -way to the place of
beginning and containing 379,861 square feet or 8.720
acres of land.
TRACT B - LIGHT INDUSTRIAL
All that certain tract or parcel of land out of the
Richard Crowley Survey, Abstract 312, Euless, Tarrant
County, Texas; said tract being a portion of a tract
of land described in Volume 4690, Page 850, Deed
Records, Tarrant County, Texas; said portion being
further described by metes and bounds as follows:
Beginning at a steel rod in the Westerly right -of -way
line of County Road #3011 (Minter's Chapel Road);
said rod being by deed call 480.5 feet North 0 degrees
25 minutes 30 seconds West, and 2642.8 feet North 89
degrees 44 minutes East of the Southwest corner of said
Crowley Survey; said rod also being the Northeast corner
of above referenced tract;
Thence South 0 degrees 10 minutes 20 seconds West, 418.0
feet with said West right -of -way to a steel rod for the
beginning of a curve to the right with a radius of
49.74 feet;
Thence South and West with said curve through a central
angle of 90 degrees 18 minutes 13 seconds an arc distance
of 78.39 feet to a steel rod for the end of said curve;
said rod being in the North right-of-way line of County
Road #3011 (Harwood Road);
Thence North 89 degrees 31 minutes 18 seconds West,
970.05 feet with said North right -of -way to a steel rod;
Thence South 89 degrees 42 minutes 19 seconds West,
757.0 feet with said North right -of -way;

Thence North 0 degrees 24 minutes 53 seconds West,
455.1 feet;
Thence North 89 degrees 44 minutes East, 1781.75 feet
to the place of beginning and containing 815,506
square feet or 18.721 acres of land,
as specifically set forth in the development plan as submitted by
Applicant dated June 19, 1980, which development plan is on file
in the City of Euless Zoning Records and file attached to Zoning
Case No. 317.
II.
SEVERABILITY CLAUSE. That it is hereby declared to be the
intention of the City Council that the sections, paragraphs,
sentences, clauses, and phrases of this ordinance are severable,
and if any phrase, clause, sentence, paragraph, or section of this
ordinance shall be declared unconstitutional by the valid judgment
or decree of any court of competent jurisdiction, such unconstitu-
tionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, and sections of this ordinance, since the
same would have been enacted by the City Council without the
incorporation in this ordinance of any such unconstitutional phrase,
clause, sentence, paragraph, or section.
III.
Penalty for Violation. Any person violating the provisions
of this Ordinance, or the amendments to the Euless City Charter of
1961 hereby made, shall be deemed guilty of a misdemeanor and shall
be liable to a fine of not more than Two Hundred Dollars ($200.00),
and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347
and subsequent amendments of the Euless City Charter and Statutes
of the State of Texas.
IV.
Effective Date. This Ordinance shall be in full force and
effect from and after its passage as provided by the Euless City
Charter and the laws of the State of Texas.

Euless City Council on the 9th day of September, 1980; GIVEN
SECOND READING, PASSED AND APPROVED at a regular meeting of the
Euless City Council on the 23rd day of September, 1980, by a vote
of _5 ayes, _0 nays, and 0 abstentions.
