AN ORDINANCE AMENDING ORDINANCE NO. 347
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; PROVIDING FOR A
CHANGE OF ZONING FROM "L -1" LIMITED INDUSTRIAL
DISTRICT TO "R -5" MULTI - FAMILY DWELLING DISTRICT;
"R -5" MULTI - FAMILY DWELLING DISTRICT TO "C -1"
NEIGHBORHOOD BUSINESS DISTRICT, AND "PD" PLANNED
DEVELOPMENT TO "I -l" LIGHT INDUSTRIAL DISTRICT;
PROVIDING FOR DEVELOPMENT OF THIS TRACT OF LAND
TO BE DEVELOPED ACCORDING TO APPROVED PLANS;
AMENDING THE CITY OF EULESS ZONING MAP; PROVIDING
A PENALTY; PROVIDING A SEVERABILITY CLAUSE AND
AN EFFECTIVE DATE.
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS, THAT:
IT IS HEREBY ORDERED that the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as follows:
TRACT I
That the zoning classification of the following described property,
now zoned "L -1" Limited Industrial District be changed to "R -5" Multi -
Family Dwelling District on property described as follows:
Being a tract or parcel of land situated in the City of Euless,
Tarrant County, Texas; and being part of the A. Bradfrod Survey,
Abstract 152, and being more particularly described as follows:
COMMENCING at a point for corner in the northerly line of Midway
Drive (80 feet wide), said point also being the most northeasterly
corner of Midway Square Addition - Phase Two, as recorded in Volume
388132, Page 43, of the Deed Records of Tarrant County, Texas;
THENCE North 00 °12'54" East a distance of 874.16 feet to the
POINT OF BEGINNING:
THENCE North 89 °52'03" West a distance of 451.43 feet to a point
for corner;
THENCE North 00 °07'57" East a distance of 478.40 feet to a point
for corner;
THENCE South 89 °52'03" East a distance of 452.12 feet to a point
for corner;
THENCE South 00 °12'54" West a distance of 478.41 feet to the POINT
OF BEGINNING and containing 4.9617 acres, more or less.
TRACT 2
That the zoning classification of the following described property,
now zoned "R -5" Multi- Family Dwelling District be changed to "C -1"
Neighborhood Business District on property described as follows.
Being a tract or parcel of land situated in the City of Euless,
Tarrant County, Texas, and being part of the A. Bradford Survey,
Abstract No. 152, and the Solomon Huitt Survey, Abstract No. 705,
and being more particularly described as follows:
BEGINNING at a point for corner in the northerly line of Midway
Drive (80 feet wide), said point also being the most northeasterly
corner of Midway Square Addition - Phase Two, as recorded in Volume
388132, Page 43, of the Deed Records of Tarrant County, Texas;
THENCE North 90 000'00" West along the northerly line of said Midway
Drive a distance of 548.61 feet to the beginning of a curve to the
left;
THENCE in a westerly direction continuing along the northerly line
of said Midway Drive and along said curve to the left having a radius
of 1616.92 feet, a central angle of 10 °52'03" and an arc length of
306.69 feet to the end of said curve to the left;
THENCE South 79 °07'57" West continuing along the northerly line of
said Midway Drive a distance of 129.18 feet to a point for corner,
said point also being the most northwesterly corner of said Midway
Square Addition - Phase Two;
THENCE North 00 °07'57" East a distance of 424.24 feet to a point
for corner;
THENCE North 86 °27'52" East a distance of 196.39 feet to an angle
point;
THENCE South 85 °20'15" East a distance of 328.11 feet to the be-
ginning of a curve to the left;
THENCE in an easterly direction along said curve to the left having
a radius of 95.00 feet, a central angle of 21 001'34" and an arc
length of 34.86 feet to the end of said curve to the left;
THENCE North 73 °38 "11" East a distance of 441.51 feet to a point
for corner;
THENCE South 00 °12'54" West a distance of 484.25 feet to the POINT
OF BEGINNING and containing 9.0394 acres, more or less.

TRACT 3
. THAT the zoning classification of the following described property,
now zoned "PD" Planned Development be changed to "I -1" Light Industrial
District on property described as follows:
Being a tract or parcel of land situated in the City of Euless,
Tarrant County, Texas; and being part of the Solomon Huitt Survey,
Abstract 705, and also being a part of a tract of land conveyed to
Tarrant Land Company by E. L. Baker by deed filed August 14, 1951,
in Volume 2342, Page 439, and also being a part of a tract of land
conveyed to Tarrant Land Company by W. J. Eden et ux by deed dated
August 6, 1951, and recorded in Volume 2342, Page 131, all in the
Deed Records of Tarrant County, Texas; and being more particularly
described as follows:
BEGINNING at a point for corner at the intersection of the southerly
line of Midway Drive (80 feet wide), and the westerly line of a tract
of land conveyed to Joe P. Farina and Jack Pilon by the Amon G. Carter
Foundation, Inc., by deed dated June 30, 1967, and recorded in Volume
4431, Page 612, of the Deed Records of Tarrant County, said point
also being the southwesterly corner of the tract of land described
in Exhibit "G" of the deed recorded in Volume 5143, Page 415, of
the Deed Records of Tarrant County;
THENCE South 0 °07'57" West along the westerly line of said Farina
and Pilon tract a distance of 778.24 feet to a point for corner;
said point being the northeasterly corner of a tract of land conveyed
to Main Development Company by Tarrant Land Company by deed re-
corded in the Deed Records of Tarrant County;
THENCE North 89 °45'00" West along the northerly line of said Main
Development Company tract a distance of 225.00 feet to a point for
corner in the proposed easterly line of International Drive (60
feet wide);
THENCE North 0 °15'00" East along the proposed easterly line of
International Drive a distance of 71.01 feet to the beginning of
a curve to the left;
THENCE in a northerly direction continuing along the proposed easterly
line of International Drive and along said curve to the left having
a radius of 1544.04 feet, a central angle of 11 °08'00 ", an arc
length of 300.03 feet to the end of said curve to the left;
THENCE North 10 053'00" West continuing along the proposed easterly
line of International Drive a distance of 352.64 feet to a point
for corner in the southerly line of Midway Drive;
THENCE North 79 007'00" East along the southerly line of Midway Drive
a distance of 326.70 feet to the POINT OF BEGINNING and containing
4.4814 acres.
as specifically set forth in the development plan as submitted by Applicant
dated September 24, 1980, which development plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 323.

II.
Severability Clause. That it is hereby declared to be the
intention of the City Council that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable, and if any phrase,
clause, sentence, paragraph, or section of this ordinance shall be
declared unconstitutional by the valid judgement or decree of any court
of competent jurisdicition, such unconstitutionality shall not affect
any of the remaining phrases, clauses, sentences, paragraphs, and
sections of this ordinance, since the same would have been enacted by
the City Council without the incorporation in this ordinance of any
such unconstitutional phrase, clause, sentence, paragraph, or section.
III.
Penalty for Violation. Any person violating the provisions of
this Ordinance, or the amendments to the Euless City Charter of 1961
hereby made, shall be deemed guilty of a misdemeanor and shall be liable
to a fine of not more than Two Hundred Dollars ($200.00), and each day
such violation shall be permitted to exist shall constitute a separate
offense, as provided by Ordinance No. 347 and subsequent amendments of
the Euless City Charter and Statutes of the State of Texas.
IV.
EFFECTIVE DATE. This Ordinance shall be in full force and effect
from and after its passage as provided by the Euless City Charter and the
laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of Euless
City Council on the 11th day of November, 1980; GIVEN SECOND READING,
PASSED AND APPROVED at a regular meeting of the Euless City Council on
the 25th day of November, 1980, by a vote of 4 ayes, 0 nays,
and 0 absentions.
