AN ORDINANCE AMENDING ORDINANCE NO. 347
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; PROVIDING FOR A
CHANGE OF ZONING FROM "R -1" SINGLE FAMILY
DWELLING DISTRICT TO "R -3" MULTI- FAMILY
DWELLING DISTRICT WITH "CUD" FOR CONFORMING
HOUSING; PROVIDING FOR DEVELOPMENT OF THIS
TRACT OF LAND TO BE DEVELOPED ACCORDING TO
APPROVED SITE PLAN; AMENDING THE CITY OF
EULESS ZONING MAP; PROVIDING A PENALTY;
PROVIDING A SEVERABILITY CLAUSE AND AN
EFFECTIVE DATE.
00W3 THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS, THAT:
I.
IT IS HEREBY ORDERED that the Official District Zoning Map
of the City of Euless, Texas, being a part of Ordinance No.
347, be amended to read as follows:
That the zoning classification of the following described
property, now zoned "R -1" Single Family Dwelling District
be change to 11R -3" Multi - Family Dwelling District with
"CUD" for Conforming Housing for Single Family Attached
Housing:
BEING a 37.6306 acre tract of
Survey, Abstract 540, Euless,
recorded in Volume 6406, Page
Records and a 1.4312 acre tra
of -way vacated by the City of
39.0618 acres of land more or
described by metes and bounds
land in the Joe E. Field
Tarrant County, Texas, as
816, Tarrant County Deed

Euless) in all containing
less and being further
as follows:
COMMENCING at the Southwest corner of a tract of land
conveyed to James A. Lucas by Partition Deed recorded
in Volume 6406, Page 816, Deed Records of Tarrant County,
Texas, said corner being on the East right -of -way line of
Field Doss Road and being the POINT OF BEGINNING:
THENCE North 00 Degrees 13 Minutes West along the East
right -of -way of Field Doss Road a distance of 690.19
feet to a. point; said point being the centerline of existing;
50.00 foot dedicated street - racated by the City of Euless;
THENCE North 89 Degrees 59 P7inutes East along the centerline
of said vacated street a distance of 2494.78 feet to a
point; said point being on the West right -of -way line of
North Main Street;
THENCE South 4 Degrees 39 Minutes 50 Seconds West along
the West right -of -way line of North Main Street a
distance of 692.49 feet to a point;
THENCE South 89 Degrees 59 Minutes 05 Seconds West a
distance of 2435.87 feet to a point; said point being
the point of beginning; containing in all 39.0618 acres
more or less;
as specifically set forth in the site plan as submitted by
Applicant dated January 26, 1981, which site plan is on file in
the City of Euless Zoning Records and file attached to Zoning
Case No. 328.
II.
That the applicable uses of land pursuant to Section 7 -1110 (1)
being subject to the following conditions:
1. Development of this property will be limited to the
construction of single- family attached housing
conforming to the standards established in Section
7 -300, except as herein amended by the following
additional conditions.
2. Typical lot layout and driveways and off - street parking
as shown on the submitted site plan shall include the
following:
a. A common driveway shall be constructed between
the units such that there is a minimum pavement
width of ten feet (10') on either side of the
common property line.
b. The minimum sideyard building setback from the
property line dividing the common drive shall
be ]2.5 feet.
C. There shall be constructed a concrete paved
parking area for two (2) cars with turn - around
space behind each dwelling unit.
d. Street pavement. widths within this subdivision
shall be thirty -one feet (31') back of curb to
back of curb in fifty foot (50') right -of -way.
3. The maximum allowed density for construction on the
subject property shall be eight (8) units per acre.
4. The minimum required floor space per dwelling unit shall
be 950 square feet and the minimum required floor space per
each combination of two adjacent or single- family attached
dwelling units shall be 2100 square feet.

III.
Severability Clause. That it is hereby declared to be the intention
of the City Council that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable, and if any
phrase, clause, sentence, paragraph, or section of this ordinance
shall be decaared unconstitutional by the valid judgment or decree
of any court of competent jurisdiction, such unconstitutionality
shall not affect any of the remaining phrases, clauses, sentences,
paragraphs, and sections of this Ordinance, since the same would
have been enacted by the City Council without the incorporation in
this Ordinance of any such unconstitutional phrase, clause, sentence,
paragraph, or section.
IV.
Penalty for Violation. Any person violating the provisions of this
Ordinance, or the amendments to the Euless City Charter of 1961
hereby made, shall be deemed guilty of a misdemeanor and shall be
liable to a fine of not more than Two Hundred Dollard ($200.00),
and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 3�7 and
subsequent amendments of the Euless City Charter and the Statutes of
the State of Texas.
V.
Effective Date. This Ordinance shall be in full force and effect
from and after its passage as provided by the Euless City Charter
and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless
City Council on the 10th day of March, 1981; GIVEN SECOND READING,
PASSED AND APPROVED at a regular meeting of the Euless City Council
on the 211th day of March, 1981, by a vote of 5 ayes, 0 nays,
and _abstentions.
