AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING MAP; PROVIDING FOR A CHANGE OF ZONING
FROM "C -2" COMMUNITY BUSINESS DISTRICT TO "PD" PLANNED
DEVELOPMENT FOR LUMBER YARD FOR CERTAIN PROPERTY OUT OF THE
HARWOOD PLAZA ADDITION TO THE CITY OF EULESS; PROVIDING FOR
DEVELOPMENT OF SUCH TRACT OF LAND ACCORDING TO APPROVED
DEVELOPMENT PLANS; PROVIDING FOR A SEVERABILITY CLAUSE;
PROVIDING A PENALTY AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
I.
IT IS HEREBY ORDERED that the Official District Zoning Map of
the City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as hereinafter set forth.
The zoning classification of the following described property,
now zoned "C -2" Community Business District, be changed to "PD" Planned
Development for Lumber Yard.
The following described tract or parcel of land being a
portion of Tract 4, HARWOOD PLAZA, to the City of Euless,
Tarrant County, Texas, as recorded on Page 15 of Volume
388 -52, in the Tarrant County Deed Records, and being more
particularly described as follows:
BEGINNING in the East line of F.M. Highway 157 and at the
southwest corner of Tract 6, said HARWOOD PLAZA;
THENCE S 870 32' 45" E a distance of 120.0 feet to the
southeast corner of said Tract 6;
THENCE N a distance of 100.0 feet to the northeast corner
of said Tract 6;
THENCE S 870 32' 45" E, a distance of 55.00 feet to the
southeast corner of Tract 1;
THENCE North a distance of 60.0 feet to the Southwest
corner of Tract 2;
THENCE S 870 32' 45" E a distance of 145.0 feet to
the Southeast corner of Tract 3;
THENCE North a distance of 120.0 feet to the Northeast
corner of said Tract 3 and being in the South line of
Harwood Road;
THENCE S 870 32' 45" E along the South line of said
Harwood Road a distance of 35.0 feet to the Northwest
corner of Tract 5;
THENCE South a distance of 120.0 feet to the Southwest
corner of said Tract 5;
THENCE S 870 32' 45" E a distance of 134.06 feet to the
Southeast corner of said Tract 5;
THENCE S 00 02' 50" W a distance of 344.8 feet;
THENCE N 890 57' 10" W a distance of 488.32 feet to the
East line of said F.M. Highway 157;
THENCE North along the East line of said F.M. Highway 157
a distance of 205.37 feet to place of beginning;
as specifically set forth in the development plan as submitted by Applicant
and dated June 24, 1981, which plan is on file in the City of Euless Zoning
Records and file attached to Zoning Case No. 353.
II.
The plan submitted by Applicant and dated June 24, 1981, shall be
incorporated in this ordinance by reference and made a part hereof for all
purposes as now set forth in full. Such plan dated June 24, 1981, shall be
applicable only to the property hereby rezoned.

III.
The applicable uses of land pursuant to Section 7 -1100, City
of Euless Zoning Ordinance No. 347, to be subject to the conditions as
hereinafter set forth.

IV.
Severability Clause. It is hereby declared to be the intention of the
City Council of the City of Euless that.th e sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable and if any phrase, clause,
sentence, paragraph, or section of this ordinance shall be declared unconstitu-
tional by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase, clause, sentence, paragraph, or section.

Penalty for Violation. Any person violating the provisions of this
ordinance, or the amendments to the City of Euless Charter of 1961 hereby made,
shall be deemed guilty of a misdemeanor and shall be liable to a fine of not
more than Two Hundred Dollars ($200.00),and each day such violation shall be
permitted to exist shall constitute a separate offense, as provided by
Ordinance No. 347, and subsequent amendments to the Euless City Charter and the
Statutes of the State of Texas.
VI.
Effective Date. This ordinance shall be in full force and effect from
and after its passage as provided by the Euless City Charter and the laws of
the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless
City Council on the 8th day of September, 1981, by a vote of 5 ayes,
0 nays, and 0 abstentions,
GIVEN SECOND READING, PASSED, AND APPROVED at a regular meeting of
the Euless City Council on the 22nd day of September, 1981, by a vote of
5 ayes, 0 nays, and 0 abstentions.
