AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; AMENDING THE CITY OF
EULESS ZONING MAP; PROVIDING FOR A CHANGE
OF ZONING FROM "R -l" SINGLE FAMILY DWELLING
DISTRICT TO "PD" PLANNED DEVELOPMENT FOR
SINGLE FAMILY ATTACHED AND TOWNHOME
DWELLINGS WITH VARIABLE YARDS AND BUILDING
STANDARDS ON CERTAIN PROPERTY OUT OF THE
A. J. HUITT SURVEY; PROVIDING FOR THE DE-
VELOPMENT OF SUCH TRACT OF LAND ACCORD-
ING TO APPROVED DEVELOPMENT PLANS; PRO-
VIDING FOR A SEVERABILITY CLAUSE; PROVIDING
A PENALTY AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EULESS, TEXAS:
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
The zoning classification of the following described property, now zoned
"R -1" Single Family Dwelling District, be changed to "PD" Planned Development
for Single Family Attached and Townhome Dwellings with Variable Yards and
Building Standards.
The following described tracts or parcels of land
situated in the A.J. Huitt Survey, A -709, Tarrant
County, Texas, and being a portion of an 11 acre tract
as recorded on Page 93 of Volume 1920 in the Tarrant
County Deed Records and also being a portion of a
tract as recorded on Page 1273 of Volume 173 in the
Tarrant County Deed Records and being more par-
ticularly described as follows:
TRACT A
COMMENCING at the Northwest corner of Lot 17,
Block 1, Twin Creeks Estates, to the City of Euless,
Tarrant County, Texas, and being the Northeast
corner of a tract conveyed to the City of Euless by
deed recorded on Page 452 of Volume 4199 in the
Tarrant County Deed Records;
THENCE N 89 degrees 55' W a distance of 367.65
feet to the PLACE OF BEGINNING:
THENCE from the PLACE OF BEGINNING N 89
degrees 55' W a distance of 520.02 feet to the
present East right -of -way line of said South Main
Street;
THENCE N 1 degree 47' W along the present right -of-
way line of said South Main Street a distance of 188.6
feet;
THENCE East a distance of 161.5 feet;
THENCE N 1 degree 47' W a distance of 110.0 feet;
THENCE West a distance of 161.5 feet to the present
East right -of -way line of said South Main Street;
THENCE N 1 degree 47' W along the present East
right -of -way line of said South Main Street a distance
of 114.1 feet to a point being in the South line of the
ALEXANDER & CULLUM ADDITION, to the City of
Euless, Tarrant County, Texas;
THENCE S 89 degrees 58' 50" E along the South line
of said ALEXANDER & CULLUM ADDITION a
distance of 430.0 feet;
THENCE S 1 degree 47' E a distance of 195.0 feet;
THENCE East a distance of 90.0 feet;
THENCE S 1 degree 47' E a distance of 218.31 feet to
the PLACE OF BEGINNING, containing 3.80 acres of
land more or less save and except TRACT B as
described below which is not intended to be a portion
of TRACT A for purposes herein;
TRACT B
COMMENCING at the Northwest corner of TRACT A
as described above;
THENCE S 89 degrees 58' 50" E a distance of 95.0
feet to the PLACE OF BEGINNING for TRACT B;
THENCE from the PLACE OF BEGINNING for TRACT
B, S 89 degees 58' 50" E a distance of 165.0 feet;

THENCE N 89 degrees 58' 55" W a distance of 165.0

THENCE North a distance of 114.0 feet to the PLACE
OF BEGINNING FOR TRACT B and containing .43
acres of land more or less,
as specifically set forth in the development plan as submitted by Applicant and
dated February 23, 1982, which plan is on file in the City of Euless Zoning
Records and file attached to Zoning Case No. 362.
The plan submitted by Applicant and dated February 23, 1982, shall be
incorporated in this ordinance by reference and made a part hereof for all
purposes as now set forth in full. Such plan dated February 23, 1982, shall be
applicable only to the property hereby rezoned.
III.
The applicable uses of land pursuant to Section 7 -1100, City of Euless,
Zoning Ordinance No. 347, to be subject to the conditions as hereinafter set forth.

IV.
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses, and
phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by the
valid judgment or decree of any court of competent jurisdiction, such unconstitu-
tionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs, or sections of this ordinance, since the same would have been enacted
by the City Council without the incorporation in this ordinance of any such
unconstitutional pharse, clause, sentence, paragraph, or section.
V.
Penalty for Violation. Any person violating the provisions of this
ordinance, or the amendments to the City of Euless Charter of 1961 hereby made,
shall be deemed guilty of a misdemeanor and shall be liable to a fine of not more
than Two Hundred ($200.00) Dollars, and each day such violation shall be permited
to exist shall constitute a separate offense, as provided by Ordinance No. 347, and
subsequent amendments to the Euless City Charter and the Statutes of the State
of Texas.

VI.
Effective Date. This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of the State
of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 13th day of April, 1982, by a vote of 3 ayes, 0 nays,
and 0 abstentions.
GIVEN SECOND READING, PASSED, AND APPROVED at a regular
meeting of the Euless City Council on the 27th day of April, 1982, by a vote of
4 ayes, 0 nays, and 0 abstentions.
