AN ORDINANCE AMENDING ORDINANCE NO. 347, IDEN-
TIFIED AS THE ZONING ORDINANCE OF THE CITY OF
EULESS, TEXAS; AMENDING THE CITY OF EULESS ZON-
ING MAP; PROVIDING FOR A CHANGE OF ZONING FROM
"R -2" DUPLEX DWELLING DISTRICT TO "PD" PLANNED
DEVELOPMENT FOR SINGLE FAMILY ATTACHED DWEL-
LINGS WITH VARIABLE YARDS AND BUILDING STAN-
DARDS, ON CERTAIN PROPERTY OUT OF THE B. F.
CROWLEY SURVEY, A -320; PROVIDING FOR THE DEV-
ELOPMENT OF SUCH TRACT OF LAND ACCORDING TO
APPROVED DEVELOPMENT PLANS; PROVIDING FOR A
SEVERABILITY CLAUSE; PROVIDING A PENALTY AND AN
EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EULESS, TEXAS:
I.
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
The zoning classification of the following described property, now zoned
"R -2" Duplex Dwelling District, be changed to "PD" Planned Development for
Single Family Attached Dwelling District with Variable Yards and Building
Standards.
All that certain tract or parcel of land out of the B. F. Crowley Survey, Abstract
320, Euless, Tarrant County, Texas, and being part of 50.0 acre tract conveyed
to J. W. Wiser as recorded in Volume 337, Page 462, Deed Records, Tarrant
County, Texas, and being further described by metes and bounds as follows:
'BEGINNING at a 1 inch pipe in the Westerly right -of -way line of County Road
No. 3121 (Fuller -Wiser Road) said pipe being North 89 degrees 38 minutes 20
seconds West, 25.0 feet from the Southeast corner of said Wiser Tract:
"THENCE North 89 degrees 38 minutes 20 seconds West, 1002.0 feet to a steel
rod;
"THENCE North 0 degrees 21 minutes 40 seconds East, 230.0 feet to a steel rod;
"THENCE South 89 degrees 38 minutes 20 seconds East, 415.0 feet to a steel rod;
"THENCE North 0 degrees 21 minutes 40 seconds East, 112.0 feet to a steel rod;
"THENCE South 89 degrees 38 minutes 20 seconds East, 282.0 feet to a steel rod;
"THENCE South 0 degrees 21 minutes 40 seconds West, 112.0 feet to a steel rod;
"THENCE South 89 degrees 38 minutes 20 seconds East, 302.92 feet to a steel rod
in said County Road #3121 right -of -way line;
"THENCE South 0 degrees 09 minutes 30 seconds East, 230.01 feet to the place
of beginning and containing 6.010 acres of land ";
as specifically set forth in the development plan as submitted by Applicant and
dated March 15 1982, revised March 22, 1982, which plan is on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 364.
II.
The plan submitted by Applicant and dated March 15, 1982, revised
March 18, 1982, shall be incorporated in this ordinance by reference and made a
part hereof for all purposes as now set forth in full. Such plan dated March 15,
1982, revised March 18, 1982, shall be applicable only to the property hereby
rezoned.
III.
The applicable uses of land pursuant to Sections 7 -309 and 7 -310, City
of Euless Zoning Ordinance No. 347, to be subject to the conditions as hereinafter
set forth.
SITE STANDARDS
Maximum Density - 9 D.U. /Ac.
Maximum Coverage - 50%
Minimum Parking Requirements
Number - Minimum of two (2) off - street parking spaces required for
each dwelling unit.
Location - Each dwelling unit shall have two (2) parking places behind
the front building line. However, in no case shall the required parking be allowed
less than twenty (20) feet from the front property line when it is accessed from
the front, nor shall it be allowed less than twenty (20) feet from the rear property
line when it is accessed from the rear.
Covered or Screened - All required parking which is not located behind
the dwelling unit shall be required to be covered with either a carport or garage
or a combination thereof.

All required parking which is located on the lot and behind the
dwelling unit shall be either covered as described in the above
paragraph or it shall be screened by a screening fence that conforms
to the standards of Section 10 -104 of the Euless Zoning Ordinance.
Minimum Lot Area - 3,750 Square Feet
Minimum Lot Width - 32 Feet
*Minimum Front Yard - 20 Feet
Minimum Rear Yard - 15 Feet
*Minimum Side Yard - 5 Feet
*Minimum Distance Between Buildings - 10 Feet
BUILDING STANDARDS
*50% of dwelling units shall have 1,100 square feet minimum floor area and 2,200
square fet minimum combined floor area of two attached D.U.
*40% of dwelling units shall have 1,000 square feet minimum floor area and 2,000
square feet minimum combined floor area of two attached D.U.
*10% of dwelling units shall have 900 square feet minimum floor area and 2,000
square feet minimum combined floor area of two attached D.U.
Maximum Height - 35 Feet
Minimum Masonry Requirement - 80%
Dwellings and accessory buildings shall have 80% masonry veneer on all
exterior wall elevations except the rear exterior wall elevation.
The required 80% masonry veneer shall be calculated by finding 80% of
the area that describes the exterior wall elevation exclusive of windows
and doors and inclusive of any appendages to the wall.
Common Wall Construction Requirements
All common walls in single family attached dwellings shall be
constructed as a double wall unit that meets a two (2) hour fire rating
and has an approved sound board integrated between wall studs that are
staggered and offset along either side of said sound board.
The double wall herein described shall be constructed in its entirety to
the roof deck and shall meet the requirements of the most recently
adopted building code of the City of Euless.
Screening requirements as specified in the Euless Zoning Ordinance.
Sign requirments shall be in conformance to the standards of Section 9 of the
Euless Zoning Ordinance.

IV.
Severability Clause. It is hereby declared to the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by the
valid judgment or decree of any court of competent jurisdiction, such unconsti-
tutionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs, or sections of this ordinance, since the same would have been
enacted by the City Council without the incorporation in this ordinance of any
such unconstitutional phrase, clause, sentence, paragraph, or section.

Penalty for Violation. Any person violating the provisions of this
ordinance, or the amendments to the City of Euless Charter of 1961 hereby made,
shall be deemed guilty of a misdemeanor and shall be liable to a fine of not
more than Two Hundred ($200.00) Dollars, and each day such violation shall be
permitted to exist shall constitute a separate offense, as provided by Ordinance
No. 347, and subsequent amendments to the Euless City Charter and the Statutes
of the State of Texas.
VI.
Effective Date. This ordinance shall be in full force and effect from
and after its passage as provided by the Euless City Charter and the laws of the
State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 25th day of May, 1982, by a vote of 5 ayes, 0 nays,
and 0 abstentions.
GIVEN SECOND READING, PASSED, AND APPROVED at a regular
meeting of the Euless City Council on the 8th day of June 1982, by a vote of
5 ayes, 0 nays, and 0 abstentions.
