AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING MAP; PROVIDING FOR A CHANGE OF ZONING FROM
"R -1" SINGLE- FAMILY DWELLING DISTRICT TO COMMUNITY UNIT DEVEL-
OPMENT CONFORMING TO THE "R -2" SINGLE- FAMILY ATTACHED DWELLING
STANDARDS AND "C -2" COMMUNITY BUSINESS DISTRICT ON CERTAIN
PROPERTY OUT OF THE E. TAYLOR SURVEY, A -1550; PROVIDING FOR A
SEVERABILITY CLAUSE; PROVIDING A PENALTY AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of
Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
The zoning classification of the property described herein, now zoned "R -1"
Single- family Dwelling District be changed to Community Unit Development
conforming to the "R -2" Single - family Attached Dwelling Standards and "C-
2" Community Business District, as specifically set forth in the site plan
dated August 15, 1983, on file in the City of Euless Zoning Records attached
to Zoning Case No. 411.
"Cud" Conforming to the "R -2" Single - family Attached Standards
BEING a 13.8408 acre tract of land out of the E. Taylor Survey, Abstract No.
1550, Tarrant County, Texas, and being more particularly described by metes
and bounds as follows:
BEGINNING at a point, said point being south 89 degrees -37 minutes west, a
distance of 1,244.0 feet from the northeast corner of the said E. Taylor
Survey, said point also being situated in County Road No. 3030 (Glade Road);
THENCE, north 89 degrees -37 minutes east, a distance of 25.0 feet;
THENCE, south 00 degrees -17 minutes west, a distance of 290.78 feet;
THENCE, south 89 degrees -34 minutes east, a distance of 127.7 feet;
THENCE, south 00 degrees -17 minutes west, a distance of 80.64 feet;
THENCE, south 33 degrees -20 minutes -30 seconds east, a distance of 616.02
feet;
THENCE, south 00 degrees -16 minutes -35 seconds west, 455.30 feet;
THENCE, south 89 degrees -33 minutes -05 seconds west, a distance of 675.02
feet;
THENCE, north 00 degrees -17 minutes east, a distance of 1,055.40 feet;
THENCE, north 89 degrees -37 minutes, a distance of 181.10 feet;
THENCE, north 00 degrees -17 minutes east, a distance of 290.49 feet to the
POINT OF BEGINNING and containing 602.905 square feet, or 13.8408 acres of
land.
"C -2" Zoning
The property described below is hereby zoned "C -2" Community Business
District and shall be applicable to all uses set forth in Euless Zoning
Ordinance No. 347, and the conditions outlined for "C -2" Community Business
District uses.
BEING a 6.5232 acre tract of land out of the E. Taylor Survey, Abstract No.
1550, Tarrant County, Texas, and being more particularly described by metes
and bounds as follows:
BEGINNING at a point, said point being south 89 degrees -37 minutes west,
1,219.0 feet from the northeast corner of said E. Taylor Survey, said point
also being situated in County Road No. 3030 (Glade Road);
THENCE, north 89 degrees -37 minutes east, a distance of 204.56 feet to a
point for corner, said point being situated in the west right -of -way line of
proposed Highway No. 360;
THENCE, south 33 degrees -20 minutes -30 seconds east along the said proposed
west right -of -way of Highway 360, a distance of 906.82 feet to a point;
THENCE, South 00 degrees -16 minutes -35 seconds west, a distance of 285.0
feet;
THENCE, south 89 degrees -44 minutes -35 seconds west, a distance of 212.9
feet;
THENCE, north 00 degrees -16 minutes -35 seconds east, a distance of 155.64
feet;
THENCE, north 33 degrees -20 minutes 30 seconds west, a distance of 616.02
feet;
THENCE, north 00 degrees -17 minutes east a distance of 80.64 feet;
THENCE, north 89 degrees -43 minutes west, a distance of 127.70 feet;
THENCE, north 00 degrees -17 minutes east, a distance of 290.78 feet to the
POINT OF BEGINNING and containing 284,153 square feet or 6.5232 acres of
land.

The property described below is hereby zoned Community Unit Development
conforming to the "R -2" Single- family Attached standards, and shall be
applicable to all uses, save duplexes, set forth in the Euless Zoning Ordi-
nance No. 347, and the conditions outlined for the "R -2" Zoning District,
except as herein provided.
SECTION 2
The applicable uses of said property shall be as hereinafter set forth:
(A) "R -2" with "CUD" for SFA requirements

1. Front Yard Minimum - 25 feet
2. Rear Yard Minimum - 15 feet
3. Side Yard Minimum - 10 feet (One per unit)
4. Lot Area Minimum - 3,750 square feet
5. Lot Width at Boundary Line - 32 feet
6. Lot Coverage - Less than 50 percent
7. Minimum Floor Area - 1,100 square feet
8. Height Limit - 35 feet or 2 -112 stories
9. Off- street Parking - 2 spaces
10. Typical Lot Dimensions - 35 feet x 107.2 feet
11. Open Space Easement at Street Intersections - 25 feet x 25 feet

SECTION 3
Severability Clause. It is hereby declared to be the intention of the City
Council of e City of Euless that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable; and, if any phrase,
clause, sentence paragraph, or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent
jurisdiction, such unconstitutionality shall not affect any of the remain-
ing phrases, clauses, sentences, paragraphs, or sections of this ordi-
nance, since the same would have been enacted by the City Council without
the incorporation in this ordinance of any such unconstitutional phrase,
clause, sentence, paragraph, or section.
SECTION 4
Penalty for Violation. Any person, firm, or corporation violating the
terms and provisions of this ordinance, or the amendments to the City of
Euless Charter hereby made, shall be deemed guilty of a misdemeanor and,
upon conviction thereof, shall be liable to a fine in an amount not to
exceed Two Hundred ($200.00) Dollars, and each day such violation shall
be permitted to exist shall constitute a separate offense, as provided
by Ordinance No. 347, and subsequent amendments to the Euless City Char-
ter and the Statutes of the State of Texas.
SECTION 5
Effective Date. This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of the
State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 13th day of September, 1983, by a vote of 4 ayes, 0 nays,
and 1 abstention.
GIVEN SECOND READING, PASSED, AND APPROVED at a regular meeting of the
Euless City Council on the 27th day of September, 1983, by a vote of
aves. n nays, and I abstentions.
