AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING MAP; PROVIDING FOR A CHANGE OF ZONING
FROM "C -2" COMMUNITY BUSINESS DISTRICT TO "R -4" MULTI-
FAMILY DWELLING DISTRICT ON CERTAIN PROPERTY OUT OF THE A.
M. DOWNING SURVEY, A -415; PROVIDING FOR THE DEVELOPMENT OF
SUCH TRACT OF LAND ACCORDING TO APPROVED SITE PLANS;
PROVIDING FOR A SEVERABILITY CLAUSE; PROVIDING A PENALTY
AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of
Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
The zoning classification of the property described herein, now zoned "C -2"
Community Business District be changed to "R -4" Multi- family Dwelling
District. Application for said change shall be on file in the City of Euless
Zoning Records and file attached to Zoning Case No. 419.
BEING a 3.759 acre tract of land situated in the A. M. Downing Survey,
Abstract No. 415, within the City of Euless, Tarrant County, Texas; said
tract being a portion of an 11.44 acre tract of land as recorded in Vol.
7551, Page 1056, Deed Records of Tarrant County, Texas; said tract being
more particularly described as follows:
BEGINNING at the southwest corner of Lot 2 of the Terry Davis Subdivision,
an addition to the City of Euless, as recorded by plat in Vol. 388 -50, Page
43, Deed Records of Tarrant County, Texas; said point also being in the
north right -of -way line of West Euless Boulevard (State Highway 10; 160 foot
R.O.W.), said point also being the southeast corner of said 11.44 acre
tract;
THENCE, along the north right -of -way line of said West

minutes -00 seconds west for a distance of 553.30 feet
said point being the southeast corner of a tract of

THENCE, leaving the north line of said West Euless Boulevard and continuing
along the common line between said 11.44 acre tract, and said tract recorded
in Vol. 1290, Page 537, Deed Records of Tarrant County, Texas; north 02
degrees 08 minutes -00 seconds east for a distance of 330.70 feet to a point
for corner;
THENCE, leaving said common line and following a line which is 300 feet from
and parallel to the north right -of -way line of said West Euless Boulevard,
north 67 degrees 15 minutes -00 seconds east for a distance of 538.41 feet to
a point for corner in the west line of said Lot 2 of the Terry Davis
Subdivision; said point also being in the east line of said 11.44 acre
tract;
THENCE, along the common line between said Lot 2 and said 11.44 acre tract,
south 00 degrees 15 minutes -00 seconds east for a distance of 324.72 feet to
the point of BEGINNING;
CONTAINING 3.759 acres of land, more or less.
SECTION 2
The applicable uses of land shall be in accordance with the rules and
regulations of Euless Zoning Ordinance No. 347, pertaining to "R -4" Multi-
family Dwelling District.
SECTION 3
Severability Clause. It is hereby declared to be the intention of the City
Council of the ity of Euless that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable; and, if any phrase,
clause, sentence paragraph, or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent
jurisdiction, such unconstitutionality shall not affect any of the remain-
ing phrases, clauses, sentences, paragraphs, or sections of this ordi-
nance, since the same would have been enacted by the City Council without
the incorporation in this ordinance of any such unconstitutional phrase,
clause, sentence, paragraph, or section.
SECTION 4
Penalty for Violation. Any person, firm, i

SECTION 5
Effective Date. This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of the
State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 25th day of October, 1983, by a vote of 4 ayes, 0 nays,
and 0 abstentions.
GIVEN SECOND READING, PASSED, AND APPROVED at a regular meeting of the
Euless City Council on the 8th day of November, 1983, by a vote of
ayes, D nays, and O abstentions.
