AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
AMENDING THE CITY OF EULESS ZONING MAP; PROVIDING FOR
A CHANGE OF ZONING FROM "R -1" SINGLE - FAMILY DETACHED
DWELLING DISTRICT TO "C -2" COMMUNITY BUSINESS DIS-
TRICT ON CERTAIN PROPERTY OUT OF THE J. MATSON SURVEY,
A -1080; PROVIDING FOR A SEVERABILITY CLAUSE; PROVID-
ING A PENALTY AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of
Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
Such zoning request as submitted by Applicant shall be on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 84 -07.
The zoning classification of the property described in Exhibit "A" (attached
hereto and made a part hereof as fully as if set forth herein), now zoned "R-
1" Single - family Detached Dwelling District is hereby changed to "C -2"
Community Business District.
SECTION 2
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable and if any phrase,
clause, sentence, paragraph, or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent
jurisdiction, such unconstitutionality shall not affect any of the remain-
ing phrases, clauses, sentences, paragraphs, or sections of this ordinance,
since the same would have been enacted by the City Council without the
incorporation in this ordinance of any such unconstitutional phrase,
clause, sentence, paragraph, or section.
SECTION 3
Penalty for Violation. Any person, firm, or corporation violating the terms
and provisions of this ordinance, or the amendments to the City of Euless
Charter hereby made, shall be deemed guilty of a misdemeanor and, upon
conviction thereof, shall be liable to a fine in an amount not to exceed Two
Hundred ($200.00) Dollars, and each day such violation shall be permitted to
exist shall constitute a separate offense, as provided by Ordinance No. 347,
and subsequent amendments to the Euless City Charter and the Statutes of the
State of Texas.
SECTION 4
Effective Date. This ordinance shall be in full force and effect from and
after its passage as provided by the Euless City Charter and the laws of the
State of Texas.

iBEGINNING at an iron rod in the North line of Pipe Line Road and
being by deed West a distance of 627.0 feet from the Southeast
corner of the L.A. Wright 70 acre tract;
THENCE N 20 54' 25" E a distance of 250.02 feet to an iron
rod;
THENCE N 890 38' 45" E a distance of 185.57 feet to an iron
rod in the West line of West Park Way and being on a curve;
THENCE Southeasterly along said curve and along the West line
of said West Park Way and along its chord S 0° 04' E a distance
of 88.17 feet to an iron rod;
THENCE S 40 41' 30" W along the West line of said West Park
Way a distance of 163.22 feet to an iron rod at the intersection
of the West line of said West Park Way with the North line of
said Pipe Line Road;
THENCE West along the North line of said Pipe Line Road a
distance of 185.0 feet to place of beginning, containing
1.078 acres or 46,960 square feet of land.

abstentions.
