AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; AMENDING
THE CITY OF EULESS ZONING MAP; PROVIDING FOR A CHANGE OF
ZONING FROM "R -1" SINGLE - FAMILY DETACHED DWELLING DIS-
TRICT AND "C -2" COMMUNITY BUSINESS DISTRICT TO "PD"
PLANNED DEVELOPMENT ON CERTAIN PROPERTY OUT OF THE S.
HUITT SURVEY, A -705; PROVIDING FOR THE DEVELOPMENT OF SUCH
TRACT OF LAND ACCORDING TO APPROVED PLANS: PROVIDING FOR A
SEVERABILITY CLAUSE; PROVIDING A PENALTY AND AN EFFECTIVE
DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read as hereinafter set
forth.
Such zoning request as submitted by Applicant shall be on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 84 -10.
The zoning classification of the property described in Exhibit "A" (attached
hereto and made a part hereof as fully as if set forth herein) now zoned "R -1"
Single - family Detached Dwelling District and "C -2" Community Business District is
hereby changed to "PD" Planned Development, as specifically set forth in the site
plan with the date of June 26, 1984.
SECTION 2
The applicable uses of land described in Exhibit "A" pursuant to Section 7 -1100,
City of Euless Zoning Ordinance No. 347 are subject to the conditions as set forth
in Exhibit "B" (attached hereto and made a part hereof for all purposes as set
forth herein).
SECTION 3
Said site /development plan with the revised date of June 19, 1984, as submitted by
Applicant shall be incorporated in this ordinance as Exhibit "C" (made a part
hereof for all purposes as now set forth in full). Such plan shall be applicable
only to the property hereby rezoned.
SECTION 4
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by the
valid judgment or decree of any court of competent jurisdiction, such unconsti-
tutionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs, or sections of this ordinance, since the same would have been enacted
by the City Council without the incorporation in this ordinance of any such
unconstitutional phrase, clause, sentence, paragraph, or section.
SECTION 5
Penalty for Violation. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the City of Euless Charter
hereby made, shall be deemed guilty of a misdemeanor and, upon conviction
thereof, shall be liable to a fine in an amount not to exceed One- Thousand
Dollars, ($1,000) and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347, and subsequent
amendments to the Euless City Charter and the Statutes of the State of Texas.
SECTION 6
Effective Date. This ordinance shall be in full force and effect from and after
its passage as provided by the Euless City Charter and the laws of the State of
Texas.

Description of a 12.611 acre tract of land in the Solomon Huitt Survey, Abstract No. 705,
said tract containing parcels designated as Tracts 6C -1, 6C -2, and 6G; said 12.61 acre
tract being situated in the City of Euless, Tarrant County, Texas, being more particularly
described as follows:
COMMENCING, at a point 25 feet east and 25 feet south of the northwest corner of the
S. Huitt Survey, Abstract No. 705;
THENCE, S 890 58' 22" E, a distance of 45.00 feet to a point on the south right -of -way
line of Harwood Road (State Farm Road 3011, right -of -way varies; 25 feet south of the
center line);
THENCE, S 890 58' 22" E, with the southerly right -of -way line of Harwood Road, a
distance of 701.02 feet to the PLACE OF BEGINNING;
THENCE, S 890 58' 22" E, continuing with the said south right -of -way line of Harwood
Road, a distance of 408.74 feet to a 1/2 7inch iron rod set for corner, said point being -the
northeast corner of tract 6G;
THENCE, S 000 13' 28" W, with the east line of tract 6G a distance of 868.00 feet to a
1/2 -inch iron rod set for corner, said point being the southeast corner of tract 6G;
THENCE, N 890 58' 22" W, with the south line of said tract 6G, tract 6C -1 and tract 6C-
2, a distance of 1,150.16 to a 1/2 -inch iron rod set for corner, said point being on the east
right -of -way line of North Main Street (50 feet wide; 25 feet east of the center line },
THENCE, N 000 04' 46" W, with the said easterly right -of -way line of Main Street, a
distance of 217.00 feet to a 1/2 -inch iron rod set for corner, said point being the
northwest corner of tract 6C -2;
THENCE, S 890 5812211 E, with the north line of tract 6C -1 and tract 6C -2, a distance of
483.00 feet to a 1/2 -inch iron rod set for corner,
THENCE, N 450 01' 38" E, a distance of 370.25 feet to a 1/2 -inch iron rod set for corner;
THENCE, N 000 01' 38" E, a distance of 389.19 feet to the PLACE OF BEGINNING;
CONTAINING, 549,337.16 square feet, or 12.611 acres of land.
Note: The commencing point of this survey was reconstructed from the intersection of
the existing alignment of the south line of Harwood Street (FM 3011) and the east line of
Main Street as of April, 1984, determined by the location of the found property corners
by actual survey. Location of abstract lines are interpreted as coinciding with the center
lines of the 50 -foot right -of -way of those streets. „ r
