AN ORDINANCE AMENDING ORDINANCE NO. 347, IDEN-
TIFIED AS THE ZONING ORDINANCE OF THE CITY OF
EULESS, TEXAS; AMENDING THE CITY OF EULESS
ZONING MAP; PROVIDING FOR A CHANGE OF ZONING
FROM "R -1" SINGLE- FAMILY DETACHED DWELLING
DISTRICT, AND CUD / "R -2" (SINGLE- FAMILY AT-
TACHED) TO "C -2" COMMUNITY BUSINESS DISTRICT
ON CERTAIN PROPERTY OUT OF THE E. TAYLOR SUR-
VEY, A -1550; PROVIDING FOR A SEVERABILITY
CLAUSE; PROVIDING A PENALTY AND AN EFFECTIVE
DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the
City of Euless, Texas, being a part of Ordinance No. 347, be amended
to read as hereinafter set forth.
Such zoning request as submitted by Applicant shall be on file in
the City of Euless Zoning Records and file attached to Zoning Case
No. 84 -17.
The zoning classification of the property described in Exhibit "A"
(attached hereto and made a part hereof as fully as'if set forth
herein), now zoned "R -1" Single - family Detached Dwelling District,
and CUD / "R -2" (Single - family Attached) is hereby changed to "C -2"
Community Business District.
SECTION 2
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of any court of competent jurisdiction, such
unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase.
SECTION 3
Penalty for Violation. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the City of Euless Charter
hereby made, shall be deemed guilty of a misdemeanor and, upon conviction
thereof, shall be liable to a fine in an amount not to exceed One- Thousand
Dollars ($1,000), and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347, and subsequent
amendments to the Euless City Charter and the Statutes of the State of Texas.
SECTION 4
Effective Date. This ordinance shall be in full force and effect from and after
its passage, as provided by the Euless City Charter and the laws of the State of
Texas.

The following described tract or parcel of land situated in the EDWARD TAYLOR SURVEY,
Abstract 1550, Tarrant County, Texas and being a portion of an 11.0 acre tract as
recorded on Page 216 of Volume 2669 in the Tarrant County Deed Records and being more
particularly described as follows:
BEGINNING at and old iron rod at the northwest corner of the 2.0 acre tract
as recorded on Page 581 of Volume 2743 in the Tarrant County Deed Records
and being by deed S 890 30' 00" E a distance of 106.4 varas, south a
distance of 9.0 varas from the northwest corner of said EDWARD TAYLOR
SURVEY;
THENCE S 000 19' 07" W a distance of 571.71 feet to an iron rod;
THENCE S 89022' 55" W a distance of 309.43 feet to an iron rod for corner;
said corner being in the east right -of -way line of North Main Street;
THENCE S 040 06' 00" W along the east right -of -way line of North Main Street
a distance of 89.45 feet to an iron rod for corner;
THENCE N 890 20' 20" E a distance of 602.03 feet to an iron rod for corner;
THENCE N 000 03' 00" E a distance of 659.85 feet to an iron rod for corner;
said corner being on the south right -of -way line of Glade Road;
THENCE S 890 29' 14" W along the south right -of -way line of Glade Road a
distance of 283.59 feet to the place of beginning and containing 216.053
square feet or 4.959 acres of land more or less.
