AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
AMENDING THE CITY OF EULESS ZONING MAP; PROVIDING FOR A
CHANGE OF ZONING FROM C -2 COMMUNITY BUSINESS DISTRICT TO
I -1 LIGHT INDUSTRIAL DISTRICT ON CERTAIN PROPERTY OUT OF
THE ALLEN M. DOWNING SURVEY, A -415; PROVIDING FOR A
SEVERABILITY CLAUSE; PROVIDING A PENALTY AND AN EFFEC-
TIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
SECTION I
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of
Euless, Texas, being a part of Ordinance No. 347, be amended to read as
hereinafter set forth.
Such zoning request as submitted by Applicant shall be on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 85 -09.
The zoning classification, of the property described in Exhibit "A" (attached
hereto and made a part hereof as fully as if set forth herein), now zoned C-
2 (Community Business District) is hereby changed to I -1 (Light Industrial
District).
SECTION II
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of any court of competent jurisdiction, such
unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase.
SECTION III
Penalty for Violation. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the City of Euless Charter
hereby made, shall be deemed guilty of a misdemeanor and, upon conviction
thereof, shall be liable to a fine in an amount not to exceed One- Thousand
Dollars ($1,000), and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347, and subsequent
amendments to the Euless City Charter and the Statutes of the State of Texas.
SECTION IV
Effective Date. This ordinance shall be in full force and effect from and after
its passage, as provided by the Euless City Charter and the laws of the State of
Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 23rd day of April, 1985, by a vote of 4 ayes, 0 nays, and 0
abstentions.

0.1640 Acre Tract
Being a tract of la-id located in the Allen U. Downing Survey, abstract 415, Euless,
Tarrant County, Texas, and being a portion of that certain land described as tract 2
conveyed to Patricia R. Watson by deed recorded in Volume 7635, Page 1647, Deed
Records, Tarrant County, Texas (D.R., T. Co., TX.), being a portion of the residue of that
certain 6.878 acre tract conveyed to Pat Watson and Associates, Inc. by deed recorded in
Volume 7376, Page 2242, D.R., T. Co., TX., and being more particula-ly described as
follows:
Commencing at a 518 iron pin with red plastic cap found in the Southeast line of State
liighway No. 10 , for the common Northwest corner of aforesaid Watson residue tract
and Northeast corner of that certain tract coveyed to J. Trafficano by deed recorded in
Volume 1857, Page 248, D.R., T. Co., TX.;
Thence South for a distance of 270.73 feet to the point of beginning;
Thence North 67 °11148" East for a distance of 142.91 feet to a point for corner;
Thence South for a distance of 54.24 feet to a point for corner;
Thence South 67°11'48" West for a distance of 142.91 feet to a point for corner;
Thence North for a distance of 54.24 feet to the point of beginning and containing
7145.50 square feet or 0.1640 acres of land more or less.
